Is a 5 Marlas (25-45) house worth 2.35 crore in Airport Enclave?

We saw this house, corner and yes it's not 25-50, but they have this expensive tilework on its walls and it's 2.35 and the owner is not budging. I'm afraid our family may be getting ripped off.

Same area, white villas (8marla) beautiful property is 2.25 which also sounds so extreme and shady.

CAN ANYONE AWARE of Islamabad Real estate market in depth CONFIRM THIS?

The gaps, 2.35 for 5 Marla-ish and also 2.25 for 8 marlas........WHAT IS THE AVERAGE????
