Looking to get one, and I'm just doing research now.

I wondering if anyone here has one. How was the process? Are the rate same as for regular T4 income mortgages? Schedule 1 bank or monoline lender? Any advice?

Best rate for 5-Year Variable, non - High Ratio

50% down payment. I see Prime -0.96% advertised for for High Ratio but not for non - High Ratio.

Has anyone tried to negotiate commissions on Canadian stocks?

IBRK pricing is quite un-competitive for Canadian stocks. As many stocks have low notional value, $5 to $20, a large order would cost a lot in commissions.

A $200k order for a $5 stock would cost $400. With Canadian Banks / Brokerages that would be less than $10.

Any suggestions?

I'm 9% ytd, with 43% cash. I am waiting patiently for the correction.

I sold and de-leverage positions and I will continue doing that. Cash is actually t-bills with a decent yield.

As Buffer recently said, there is nothing to invest in now.
