I have a tenant requesting to move out after 1 month. This tenant moved in and immediately gave a complaint list.

No mechanical issues (I have recently replaced the alternator, transmission, 4 tires, TPMs system, and battery)
Minor cosmetic issues: small exterior scrap, coffee stains on the driver side fabric.
What would you sell this for?

Question for you all:
I just moved into my new house and it was discovered that there is no hot water. Inspection just told me to keep an eye on the hot water heater but now the pilot won’t start.
I replaced the thermocouple, and now believe it’s the crack in the knob on the valve that’s preventing it from turning on.
Is it an impossible mission to find this replacement part, or should I just get a new tank?
