There’s a $4B industry running almost entirely on inertia and informal referrals — where the end customer has almost no agency in the biggest purchase of their life.

I’ve been inside it long enough to see exactly where it breaks.

Building something here. Early, deliberate, no hype. Looking for the right people before the right money.

This isn’t an AI SaaS race to the bottom. It’s not another tool for founders, or a solution looking for a problem. It’s a boots-on-the-ground, growing industry with a serious structural gap hiding in plain sight — a major part of most real estate transactions that nobody has built for correctly yet.

Something real can be built here, without bullshit, on nights and weekends over the next year. If that sounds more interesting than chasing the next wave of whatever everyone else is building — I’d like to talk.

What I’m looking for: A technical cofounder. Full stack, ideally with proptech or two-sided marketplace experience. Someone who wants to build a real business in a real industry.

A marketing and deployment guy: someone who knows how to get this in front of the right people. It’s an extremely specific niche, and there is a lot of urgency to the transaction .

What I bring: Vision, industry access, and I get shit done. We build the team from there.

This starts with one idea, and is easily built into others: the model begins as one vertical and can be adapted for many others, all transactions married by urgency. By its existence, it also makes a neat little undercurrent of data over the years that will most likely be more valuable than anything the verticals produce; in the words of a friend who I’ve entrusted with it, this is how you become a billionaire.
