How can you tell that you can really afford to take a housing loan?

I've been researching the procedure to take a housing loan, after several days of doing my research, I've documented some financial pre-requisites before taking a loan.

I was surprised that despite earning 6 digits, nalaman ko na I won't actually be able to afford to take a housing loan with TCP of 2.5M.

First, let's be realistic that the advice of being able to afford the full TCP before taking a housing loan is not applicable for most filipinos (at least within the middle to upper middle class).

Here's the list of my financial pre-requisites (with some help from AI):

  1. 20% of the TCP

  2. Funds for expenses like moving expenses, initial furnishing, repair funds, etc.

  3. Maintenance funds like AC servicing, electrical work, plumbing, etc.

  4. Additional 6 months of mortgage in my EF

  5. Ability to afford post-fixed terms of monthly amortization (not only relying on pre-fixed terms)

Most importantly, I want these mortgage expenses to never touch my funds from savings and wants, and only treat this as a fixed bill so I can still live comfortably.

I have a specific target income in mind that I need to work on first to achieve this plan. Please tell me your experience or your opinion and let me learn from you.

Converting recent purchase into an installment

Tatawag pa lang ako later sa BPI to do this pero nung initial call ko, hindi na daw sya magiging 0% kasi by merchant lang daw ang 0% installment.
