Hampton Bay fan noise repair

Seems to be a vibration issue. I've removed the light shades and bulbs as it was even noisier but now what else can I do? I've checked the screws and nothing is loose. Next will be to remove the blades then the housing to see if some wires or something are touching the motor. If anyone can point me in the most efficient direction I'd appreciate it.

Update: Landlord offered to drop disputed $1,100 charge if I pay another $445 — would you take the deal? (Louisville, KY)

UPDATE I finally heard back from the property manager.

I already paid the $798 that was originally charged for the sink, mowing, and cleaning. The original cleaning charge on my ledger was $350, although the actual cleaner’s invoice was $795.

She is now willing to remove the entire disputed $1,100 lost-rent charge if I pay the remaining $445 of the cleaning invoice. She also asked that I take down the negative reviews I posted about the experience. I have taken them down as a show of good faith while we try to resolve this.

So essentially the choice now is:

Pay another $445 and the $1,100 disappears, or hold firm that I shouldn’t owe anything beyond the $798 I already paid.

I’m torn. On one hand, $445 is obviously much better than $1,100 and would end the whole thing. On the other hand, the $350 cleaning charge was what they originally assessed me, I already paid it, and I still believe the water/turnover situation was largely a breakdown in their process.

A couple of additional details I learned: the incoming tenants apparently had not transferred the water into their name on time, and the cleaner didn’t notify the property manager that there was no water until Saturday. Nobody had ever told me that my water service needed to remain active for their turnover cleaning.

At this point, would you take the $445 settlement just to be done with it, or hold firm and tell them the $798 already paid is all you’re willing to pay?

I’m especially interested in opinions from Kentucky/Louisville landlords, property managers, attorneys, or anyone who has dealt with something similar.

Anyone else had issues with Six Degrees Real Estate/property management?

I’m dealing with a move-out dispute with Six Degrees Real Estate and wanted to see if anyone locally has had a similar experience.

I had an arrangement with the property manager allowing me to move out early as long as the house was successfully re-rented. I personally helped market the property and showed it to the tenant who ultimately rented it, and the property manager confirmed in writing that they had a planned 8/1 move-in.

After I moved out, Six Degrees added a $1,100 charge claiming they lost rent because their cleaner didn’t have water and the new tenants’ move-in had to be delayed. My lease says I’m responsible for obtaining and paying for water, but I can’t find anything saying I had to maintain water service for their post-move-out turnover cleaning. Nobody told me they needed the water left on, and nobody contacted me when they discovered it was off.

I’ve already paid the other $798 in cleaning, mowing, and repair charges that I agreed I owed. I’m only disputing the $1,100.

I’ve asked Six Degrees to provide the new tenant’s actual lease start/move-in date, documentation of any rent credit or refund they gave them, how they calculated exactly $1,100, and the lease provision they believe makes me responsible for it. So far I haven’t gotten those answers.

Has anyone dealt with Six Degrees specifically, or had a Louisville property manager try to charge something similar after move-out? I’m also trying to speak with a local tenant attorney before deciding what to do next.

Landlord charging me $1,100 because water was off during cleaning — is this worth disputing? (Louisville, KY)

Looking for some outside opinions on whether I should fight this.

I’m in Kentucky. My original lease technically ran through September, but I bought a house and worked with the property manager on moving out early. They already had replacement tenants lined up with a planned August 1 move-in.

I moved everything out in late July, returned possession, and completed my final walkthrough with the property manager before the end of the month.

I scheduled my water service to end July 31. I contacted Louisville Water afterward and confirmed that the water was actually shut off at approximately 11 a.m. on July 31.

Apparently their cleaner arrived later that day and couldn’t finish cleaning because there was no water. Nobody from the property management company called or texted me to tell me this was a problem or ask me to get the water restored. If they had, I would have immediately called the water company and tried to fix it.

Now they’ve charged me:

- $1,100 because they claim the new tenants’ move-in had to be pushed back due to the cleaner not having water

- $350 cleaning

- $130 mowing

- $318 sink replacement

Total: $1,898.

I’m not currently disputing the sink, mowing, or cleaning charges. My issue is specifically the $1,100.

I’ve asked them to provide documentation showing the new tenants’ original move-in date, actual move-in date, any rent refund/credit they actually gave them, and how they calculated exactly $1,100.

What bothers me most is that they never contacted me when they discovered the water was off. Had they simply texted or called me, I could have tried to have it restored rather than allowing the situation to allegedly turn into an $1,100 loss.

Would you dispute the $1,100 under these circumstances, or is this something I should just pay and move on from?

Daughter had a blowout while waiting outside a Cafe. Luckily these car seats are built for this. Still nasty af.
