Lucid Diagnostics update 10/5/26 (not the car company)

Some very interesting developments in the last 2 weeks. For those with short attention spans, the TLRD version:

  1. Lucid started submitting Medicare claims in September.

  2. The screening population is expanding.

Supporting information on point #1:

Lucid issued a PR on 9/22, and buried in that PR was an announcement that Lucid now has a lab in Irving, TX, which enables them to submit CMS claims via Novitas. Novitas does not participate in the Moldx program.

This is a fairly well established workaround when Moldx is taking their sweet time, and has been used by companies like Quest for their Haystack test (transcript here). Aspira Women's Health also bills exclusively via Novitas, and they state in their SEC filings that it "essentially provides national coverage."

This means that in Q3/Q4, Lucid will have the ability to actually get paid for CMS tests that are analyzed at the Texas lab. In addition, the VA fiscal year started on Oct 1, so they should finally be able to start recognizing sales under the VA contract announced in January. Add in recently announced Concert/Lyric coverage, and for the first time in their history, Lucid should see substantially growing revenues in Q4 and beyond.

Supporting information on point #2:

AGA posted a new draft guidance for screening for Barrett's esophagus (BE) on 9/28. It aligns perfectly with what Lucid is trying to accomplish, and actually opens the door to screen individuals at intermediate risk, which they define as a Kunzmann score of 6 to <8, with a non-endoscopic cell collection device (ie Esoguard). They also suggest against the use of blood-based multicancer detection tests for screening of BE and esophageal adenocarcinoma (EAC), confirming what we already knew; that these tests do not have the sensitivity to detect pre-cancer.

By expanding screening to intermediate risk, the size of the screening population increases substantially. ChatGPT puts it at 60-80M, which would move the total addressable market from $60B to $120-160B.

Also supporting expanded screening is the version 2 preprint of this paper on real world Esoguard use. They demonstrate that the odds ratio for Esoguard positivity is only 1.03 for GERD-associated symptoms, while it's 2.37 for age>50. It seems like we are headed towards a world where being a male over age 50 with just 1 other risk factor is sufficient to be screened, and this is precisely what AGA is already suggesting in their draft guidance. For example, if you're a male, age 50 and a former smoker, you have a Kunzmann score of 6 and meet the criteria for intermediate risk. This is quite different from the older ACG guidelines which require GERD plus 3 other risk factors.

To summarize, the market has been hyperfocused on Moldx, but with the lab in Irving and the ability to bill Novitas, the slow decision from Moldx is no longer hampering revenue growth. And if we read the tea leaves, it seems very likely that the size of the opportunity (where Lucid is the only player) will grow in the near future.

Redemption delayed yet again

Wow these guys are the worst. The redemption that I requested November 2025 is now slated for January 2027 completion.

It says "Due to the redemption plan being oversubscribed, Fundrise eREIT redemptions for Q3 2026 were processed on a pro rata basis." Of the ~300 shares I have left, they let me redeem 30.

Does anyone know, is there any other alternative here? For instance, what happens if I request to close my account instead of requesting a redemption? I assume they just keep the $.

Not an XRT but she's pretty capable!

Really impressed with the AWD, got up and down some pretty sketchy roads with no problems.

Huntington Beach event

Just got back from the Huntington Beach Slate event. It was pretty disappointing in that you could not get in the truck or even open the door or drop the tailgate. We all just awkwardly stared at a locked truck in a warm, crowded room.

One thing I did learn is that the body panels feel really solid. That was my biggest concern given that I don’t have a lot of experience with glass-filled poly propylene. It has a unique feel to it, but I think it’s an asset not a liability.

Everything else was as expected. Can’t wait to get my hands on one!

Slate app

Has anyone read anything about what the Slate app will be able to do?

The truck's 1 and only screen is so basic, I'm wondering if the app will give people a way to do things like check efficiency, check battery health, all of the things you would normally do via an EV's infotainment system. Anyone know?

The other Lucid (not motors)

Here is my once in a lifetime Pepe Silvia post:

Esophageal cancer (EC) is one of the most deadly cancers, and incidence has increased something like 400-600% since 1975 (depending on the study).

It can be cured entirely when it's caught early, but it's almost never caught early because nobody wants to get an endoscopy.

Professional societies (AGA, ACG, NCCN) have defined a screening population for EC, which is basically anyone with reflux (aka heartburn), plus 3 other risk factors: male, white, age >50,  obesity, smoker, etc.  About 30M people in the US fall into this screening population.

SO TO SUMMARIZE OUR SITUATION - deadly cancer, skyrocketing incidence, but can be entirely prevented if it's caught early.  We even know who is at risk, but we have no way to quickly and cheaply screen them.

Enter Lucid Diagnostics (LUCD) and Esoguard.  It's a one of a kind test that is on the market already, and enables screening for EC+precancer with a 2 minute test that you can do anywhere.  It has a 99% negative predictive value, meaning if you test negative, you can be quite confident you are cancer free.  If positive, then you need an endoscopy to dial in the diagnosis.  It works exactly the same as Cologuard and colonoscopy (Exact recently bought by Abbott for $23B).

WHY IS THIS A BIG DEAL? - If Esoguard were universally adopted, over time it could eliminate esophageal cancer.  Not treat it, not extend survival by 3 months, eliminate a type of cancer.

I think that's remarkable.  We are drowning in investment options these days, but very few companies have the potential impact on humanity that Lucid could have.  We're talking about screening nearly 10% of America for EC.  It's a huge undertaking, but a worthwhile one.

I won't get too deep into the financials, but the total addressable market is somewhere in the $50-60B range (based on the 30M screening population and Medicare payment rate $1938) and gross margin per test is over 90%.  Cash burn is $10-12M per quarter right now.  Dilution is definitely a risk, especially if they face more delays in securing insurance coverage.

Do your own due diligence and decide for yourself if Lucid is a good investment or not, but I just think what they are trying to do is QUITE REMARKABLE and deserves more attention.

Disclaimer: I own the stock (LUCD), and this is not investment advice.

There are no words to express how much I despise Fundrise

I opened a Fundrise Roth IRA in Aug 2022 by moving about $50K from another account. Almost immediately I was down 10%.

I waited for years for it to bounce back. It never did, and now I've been trying to claw back my money for the last year.

They never run out of excuses for why they can't complete your redemption request. My Nov 2025 request is now an Oct 2026 processing date, and I don't believe for a second it will actually happen.

If you want to invest in real estate, buy a condo or a house and rent it out. Honestly, burying my money in the backyard for 5 years would have been significantly better than investing in Fundrise.
