The Ottawa Real Estate Board has just released the July 2026 market report. Here's are some key takeaways:

Ottawa Real Estate Board (OREB) Bringing Back Cumulative Days On Market (CDOM) To Statistics

Anybody who started following along with the statistics that I share every week back in 2022 would remember a nifty little stat called "CDOM". Unfortunately, roughly two years ago, OREB in their infinite wisdom decided to no longer share this particular statistic.

Why then am I deciding to make a post about it? Very simply, this is probably the most important statistic when it comes to tracking how long properties are actually on the market for.

As of right now, the DOM statistic that we share just shows us how many days a property is on the market at its current price until it sells. It does not factor in things like price reductions, terminations to then re-list at a lower price, and things of that nature.

CDOM takes into account all of these things. The only limit on it is that it will count up to 45 days of when a property is terminated. If that specific property is terminated for longer than 45 days, then it will not count towards the total CDOM.

The only downside with this announcement is that it will not be retroactive and will only start with new listings that have been uploaded to MLS since July 28th of this year.

All of that to say, this will be extremely helpful for people who want to get a clearer understanding of what is actually happening in the market and we are looking forward to adding this back into our weekly stats.
