Best software for me?

Hey all,

I am looking for the best and a cost effective management software.

Few things to note.

  1. I manage a portfolio where the rent has two portions a section 8 portion and tenant portion

  2. All tenants come through an agency that does the placements.

  3. I want to use it mainly for communication and rent tracking and documentation.

  4. I manage in the range of 10-15 units.

Im happy to answer any questions.

I just don't like that tenants have my phone number and can call me at anytime, I am trying to create a boundary and a system as Ive had instances where I am unable to fall asleep because I think my phone is ringing.

Any advice is also greatly appreciated

Need help with allocation.

Hey all,

I just made a 100k and want some advice on how to allocate it with investments, safety, household expenses and just some money to spend on things I like.

Household expenses:
Property tax ~ 3700 a year
HOA~ 350 a month
Utility bills ~ 200 a month
Home and auto insurance ~ 3000 a year.

I did buy a 1 ounce gold bar from Costco today.

Where to find a right hand man?

Hey all,

I property manage and do renovations. I have about 5-10 small work orders a month and have about 2 active projects at all times. I want to hire an individual who knows the trades and can be my right hand. I find myself troubleshooting and managing work orders with contractors and although I don't think I'm financially ready to hire someone I think it's needed in order for me to grow. Im located in the Chicago and was wondering where I am able to find someone like that.

Hello all.

I am replacing my appliances in my home. I actually had a Samsung in my cart however after going through this sub I guess I have to take a different route. I currently have GE where I live. However I am moving to my own place. Ive lived at my current apartment 2 years and no problems with GE at all.

I have potentially narrowed down to Whirlpool and GE. I wanted some recommendations and experiences.

Hey all.

I have a 2023 Accord Hybrid EXL

Drove from Chicago to charlotte @ 45mpg

This weekend I drove to Detroit @45mpg

However my current drive is giving me about 40-35 mpg on the highway. Im not sure why.

My range used to be 520-540 miles on a full tank. I just fueled up and is now giving me 470 miles range. Am I doing something wrong?

I am due an oil change, would that make a difference?
