Trying to help this tree that has grown out of control

Just moved into a new rental and it seems like this tree has not been taken care of a pruned at all in a very long time. It looks like a maple tree to me but I might be wrong I am not an expert. I went through it today and took out some of the completely dried and dead branches and basically twigs. Almost all the stuff in the picture you see you will snap with very little effort. Just looking for advice on how to try to prune in the healthiest way possible to encourage upward growth and a better shape overall. We are planning on living in this house for at least the next few years and I enjoy doing this kind of stuff I just am new to it and Google is very difficult to decipher with all of the different ways that I have read. Located in Sonoma county California USA. Currently on a sprinkler that goes 15 minutes every 3 days. But I can change that if needed.

Push out windows not staying open

Title says it all. Windows push open and then just immediately close without being held open. We have been using books etc to keep them open but looking to get some hardware bracket etc something that can be placed and then removed to keep them open or a hinge type device that we can use to open and close them.

Used washer / dryer

350$ for these on Facebook marketplace. Worth it? Looks like they might be over 10 years old but everyone seems to recommend getting older models since they're easier to fix.

Catalytic converter replacement

Friend of mine just had his cat stolen off his 1992 4Runner 6 months after having his previous car totalled due to cat theft. Looking to try and help him out with a new or used one. I am located in northern California just curious if there are any online or locally (I'd be willing to drive a bit) that are reasonable price. I am so it super financially well off but he's not in the best place right now so just seeing where I can find one.

Thinking about getting PPF and ceramic coating

I have a Ceramic White Premium that I just bought a week ago. As the title says. Thinking about getting a full frontal PPF done. Includes door cups and area where the trunk opening is. I can get the PPF done for 1900 (Ceramic pro cavaca film) or add ceramic coating for an additional 700. The shop is very well reviewed so I'm not worried about the quality of the work. I had a 2023 civic that I traded in for this car and it was dinged up fairly well and I'd like to avoid that with this car. Anyone who's done this have any first hand experience. How hard is it to maintain etc. Honestly the price is fine with me just don't want to spend the money and then it ends up being a waste of just another thing I have to stress about trying to take care of.

Very short commute concerns

Hello all new WRX owner here. I have an extremely short commute (1.2 miles about 4-6 minutes) 5 days a week in addition I usually will take fairly short trips around town 3-4 times a day as well somewhat regularly. Anyway I'm just a little concerned about carbon build and any other wear that might be caused by not letting the engine warm up all the way regularly. I will definitely be doing some back roads and weekend driving whenever I can just concerned about the frequency of the short trips.

Got this deal on a very well optioned 2025 WRX how did we do?

I was able to pick this up for 32405.48+tax/DMV.

Super happy with the deal myself. Been wanting a WRX for a long time and never thought it would happen right now but I saw this 2025 still on the lot advertised at 35,000 and decided to call. Took 3 dealership visits and going in on the last day of the month but they eventually came down a couple thousand to make it work for me only had to put 1,000 down.
