Small spoo

My female spoo has been tiny since birth. She is almost 3 yrs old now and the perfect weight for her size appears to be about 29-30lbs. She was between 19-25 pounds for a very long time. She stayed about 12-15 pounds until she was a year and a half, Any bigger and she’d look overweight. I don’t have a height measurement but does anyone else have a small spoo like this? I can track her lineage and know she’s a standard and I love my girl

Her bloodwork is normal as well just to add, she loves to eat, all is normal on those departments

[TN] Burglary x2

Memphis, TN
on July 7, I returned home from my 14 hour work shift to every single item I own completely gone and my cat locked in a small closet in my apartment unit. This includes things like groceries, medication, ID/wallet, pet supplies, clothes, if you can think of it, it was completely gone. I called the police (they failed to file a report!!!!) and was told my landlord had gotten my unit mixed up with some eviction/squatter units in my building, and cleaned the place out and threw everything away in a large dump 30 minutes away all while I was at work and without legal notice. I was NOT evicted, and I pay rent (on time). I have only lived in the building since June 4. The landlord offered me $5,000 and 2 months rent as compensation. I got a tenants rights lawyer and it is still currently being worked on as I obviously had more than $5,000 worth of items. I did give an itemized list with online receipts totaling $17500.
The company hired to do the unit cleanups broke the lock on one of my windows in the process, the management company was made well aware of this.

On July 28, the building got a new management company. On August 2, I went out of state on a small trip to see family and obtain my required documents to get new ID. All doors were secured before leaving.

I returned home on August 12 to find the window propped open, the glass on my storm door shattered, and two men asleep on my mattress pad. The entire unit was trashed and vandalized. The vents were ripped off the walls, it was gross, and what little items I’ve been able to repurchase since the first burglary now destroyed.

The two men were arrested and a police report was actually filed.

The new management company will NOT let me break my lease. They offered one month of free rent to rectify. They told me they are not liable for what the previous company did or did not do even though it is still the same lease. I did not have renters insurance at the time of these (I did get it after though, I know late, please don’t scold)

I have two pets. And no money because I am still paying.
My lawyer is currently drafting a letter but I am at a loss. I have lost everything I own twice. I am homeless despite still paying rent. They told me they legally can’t have a tenant in the unit if they board the window up, and they could get me a new lock but they aren’t sure when that will be. I feel violated, I don’t want to be there. I am at such a loss, I need guidance. I am scared.

LONG COMPLICATED POST BARE WITH ME

A month ago, I made a post in this group about a very unique situation: on July 7, I returned home from my 14 hour work shift to every single item I own completely gone and my cat locked in a small closet in my apartment unit. This includes things like groceries, medication, ID/wallet, pet supplies, clothes, if you can think of it, it was completely gone. Apartment issues

Remember me from the post I made back in July about my apartment complex mixing my unit up with eviction units and clearing out everything I own and throwing it away in the millington dump all while I was at work??

The building is under new management, and I was out of town for the weekend, and while I was away, squatters discovered that the window lock was broken (they broke the window while moving all my stuff out) and made themselves at home and burglarized and vandalized what little property I do have since the first burglary!!

New management is not letting me break my lease because they state they are not responsible for what the old management did or did not do. (Not fixing the broken window lock old management caused) Keep in mind these events are only a month apart from each other :/ I do have a wonderful lawyer but I trust locals on Reddit for advice as well. I just need guidance 😔

Update on my unit clean out mixup:

Last week I made a post regarding advice because my apartment complex cleared out my ENTIRE unit while I was at work and threw everything away in a dump 30 minutes away, and locked my cat in the bathroom closet. They got my unit mixed up with squatter/eviction units. (I had no furniture as I just moved there a month ago) I did call the police that night and spoke to them, HOWEVER they did not file the report for some reason??? I called to get the report and there’s nothing there about this case…

I compiled a list of everything I owned there and gave the amount to the LL (over 15000 dollars) and he is only offering me 5000 dollars plus 2 months rent (900 a month) as compensation for everything.

Does anyone know any lawyers that would take something like this or have any advice regarding this?? I think 5000 is an insulting number to offer me after throwing everything. I. Own. Away.

I have a paper trail of the LL owning up to this mistake as well.

Mixed my unit up :/

Memphis, TN
Last week, I came home from work to everything I own in my apartment gone. I called the police and learned that my apartment building had cleaned out squatter/eviction units and got mine mixed up with it. They threw all my items out into a dump 30 miles away same day. They locked my cat in the bathroom closet.

I compiled a detailed list of what I had totaling over 15,000 dollars, the landlord however, is only offering me 5000 + 2 months rent ($800 a month)

What should I do ? Everything I own is gone. This is an insulting amount to offer me given the situation.

EDIT: I did call the police about it the night it happened. but they apparently never filed it?? I now have no ID (because they threw it out) to file a new report.

Helppp

I live in Memphis TN. I’ve lived in my new apartment for a month now, and last night I came home from work to every single item I own gone. I filed a report and the complex manager got back to me this morning and stated that they got my unit mixed up with another unit that had squatters in it. He told me that all of items have now been thrown away. He told me to let him know monetary values but I want to know what I can do to ensure everything is matched and I handle this as best as possible. I do not have renters insurance.

And when I say every item, I mean EVERY SINGLE ITEM. They shut my cat in a closet. Everything I own was in there. Clothes, decor, cleaning supplies, EVERYTHING
