Seriously third Ave is wild when these games hit. But the police have been really lenient.....within reason.

I'm not a fan of the trash to be sure. But with thousands out there it's not going to be completely something to be controlled.

It's festive, no fights, pretty chill and happy overall. I'm glad for the most part the police just keep it moving, and watch to make sure it doesn't get too crazy. As I write this people are shaking cars (in good fun,), and the police are chill.

It's a good move and I think wise overall.

Some general context.

A business partner embezzled about a quarter Mil. I have to make investors whole (friends and family). The business is no longer functioning.

We (myself and the other partner) are pursuing legal action through the DA, but it's unlikely we will be able to recoup. The other partner does not have assets.

So the real question is at 50, liquidating retirement investments that are not RE (own a home and have a rental property with modest mortgages on each), I am wondering not only how to recover and build that wealth back, but also dealing with what I can only describe as shame and self doubt with hindsight.

I am out of the phase of just mourning and anger. I need to press forward. But don't have direction, and now have very little capital in a HCOL area.

Advice appreciated.

This goes on sale today, but someone told me the absolute cheapest is 125 before fees, and any lowers are like 350 plus without even being great locations. mid level 280 plus.
