I own. The unit above me is owned by a slumlord who recently started using a property management company. That company sent a plumber out to the unit above me 830 pm on Sunday.
Plumber tried to fix the issue without turning off the main. My bathroom fan was pouring water. My walls were leaking water at the baseboards. The unit above me flooded to the point water came out their front door and fell from the landing like a waterfall.
My Resto/mold guy says prop management’s plumber was negligent.
Slumlord’s property management came out Right Quick and physically surveyed the damage in my unit.
NOW the Owner/slumlord of unit above me and his slummy property management co are BOTH dodging signing the document to get the process started of drying out/ preventing mold, and fixing the damage.
Mold takes hold starting at 72 hrs and it’s been 72 already.
I have video evidence of water flowing out my bathroom fan.
My HOA sucks but I think they’re not involved. I believe it was the negligence of the plumber trying to fix the leak of the tenant above me without turning off the main. (HOA pulls big nobs off mains to prevent private plumbers from turning off the water.)
Who am I going to end up taking to small claims court? Property management company?
