Tips on raising rent for current tenants?

I listed my home on FF in March or April, and as a first-timer, I lowered my goal rent by about $300 to attract more interest since I didn't have any reviews yet. I was hoping to start with a shorter lease of 2-3 months to get my feet wet, but I received a 6-month inquiry, and I got good vibes from them, so I went with it. They moved in in June and are staying until December. So far, they have been ideal tenants. They've actually fixed stuff up in the house, pay rent early, and have zero complaints. They requested to extend their stay on a month-to-month basis, for up to another 3-6 months. I told them I'm open to the extension but would get back to them with terms. My taxes will increase in 2027, and I'd like to increase their rent, but I don't want to scare them away. Does anyone have experience with this? How has it worked out for you? What's a reasonable jump in a situation like this?

I'm looking for the best sleep bonnet/cap for my hair to achieve second-day hair - any recommendations?

Second day hair is just not a thing for me. Everything I've tried so far is not working. When I wake up, my hair is a total mess. As you can see, my hair is pretty thin, so it's hard to prevent creasing. Once my hair goes up in a ponytail, claw clip, etc or if I wear a hat, it's game over.

  • (Note - I also sleep with a satin eye mask)
  • I've tried the pineapple method for a while with a loose satin scrunchy, but that didn't work. If it's too loose, it just falls out. If it's tight enough to stay put, it leaves a big crease.
  • I tried stuffing my hair into a loose bonnet, and my hair looked no different than it does without it.
  • For the past 6 months or so, I've been using a sock/tube type satin lined cap. It's open on both ends (sort of like a neck gator), so I pull it over my head completely and then push it back like a headband, and the length of it covers my hair. Tbh, this style works pretty well for me - my hair looks somewhat decent in the morning, but the adjustable clasp really irritated my scalp after a while, because it's on the inside. I had to give it up. This style seems to be targeted for locs, and I'm having a hard time finding another version. Most are made out of poly or cotton and not meant for sleeping.
  • Then I tried a big silk scarf - folded in a triangle, bandana-style, wrapped from my forehead to the nape of my neck, and tied at the top of my head, with the length fully covering my hair and held somewhat securely by my sleep mask. I couldn't get it to stay put all night, though.
  • Most recently, I purchased a silk Blissy bonnet. So far it seems to be pretty comfortable, but my hair is a mess in the morning. I put it on by flipping my hair over and putting it on from back to front and then stuffing my hair in at the top. It's the stuffing part that is really messing it up, I think, but I don't know what else to do. When I try to hold it in a loose twist and then cover it with the bonnet, the twist just causes my hair to crease.

I'm really, but no matter what I do, when I wake up, my hair either has to go in a ponytail or messy bun, which also isn't a good look for me with thin hair, or I have to shower and start over.

Current hair routine:

  • Dr. Groots Hair Thickening Shampoo & Conditioner (on wash days). If I'm not "washing", I'm still wetting and using just conditioner - usually Aussie 3 Minute Miracle Conditioner
  • Rinse out conditioner at the end of the shower with hair upside down.
  • Then I apply Sauce Bond Repairing Curl Cream while it's dripping wet, upside down, and start to squeeze water out.
  • While it's still fairly wet, I apply Not Your Mother's Curl Talk mousse, upside down, and scrunch it in until it's not really dripping anymore.
  • Then I squeeze dry my hair with a microfiber hair towel. Sometimes I'll wear the hair towel for 10 minutes or so, while I'm getting ready, with the hair plopped at the top of my head - but most of the time I usually just let it air-dry from there. The results are pretty much the same either way.
  • On the rare occasion that my hair looks somewhat decent when I wake up, I'll put a few squirts of Trader Joe's hair oil on my palms and scrunch it in my hair to try to tame it.

Any recommendations for what I should sleep in? And based on what you see, I'm open to recommendations for styling and products as well, if you have hair similar to mine. I am really not skilled in styling. Ponytails are the extent of my skills. I'm not good at braiding, and even if I could, my hair is so thin it's just too messy to braid.

Does anyone give their cat CBD oil daily or is it just meant for one off stressful situations?

My cat has very stressed since I moved her in with my boyfriend’s cat and dog 8 months ago. Feliway diffusers and calming collars help a little bit, but she’s still hissing and growling when his cat walks by, and the past few months she’s been urinating outside of the litter box on occasion - usually on the door mat. I’ve brought her to the vet and had urinalysis, and they gave me a prescription for fluoxetine. I just really don’t want to have her on a drug like that though.

I purchased Pet Releaf - Stress Releaf oil from Chewy because it has good reviews. I just gave her a dose with her food and I’m very surprised she ate it with no problem, because she’s usually very picky. It hasn’t been that long though, so I haven’t noticed effects yet. Ideally, I’d like to give it to her daily if it calms her down. I’ve had a hard time finding info on CBD oils though. Anyone have any experience giving it to their cat regularly?

What’s the trick to getting the keyless lock to work on the first try?

When I try to lock the door from the “button” on the door handle, it works about 50% of the time. The other half of the time, I stand there tapping, waiting a few seconds, tapping, tapping, moving my bag to be a little closer, tapping, tapping, tapping. Sometimes I get it on the 2nd or 3rd try. Other times after standing there for 30 seconds I eventually give up and pull out my keys to lock it from the fob. What’s the trick?

How far in advance do you typically rent?

I listed my property in March and had a few inquiries before signing a lease with my first tenants in May, who moved in in June. They have a 6 month lease, until December, so my calendar is blocked until then. I’m not in a rush to find my next tenants, but just curious what the sweet spot is in terms of inquiries. Do most people inquire within a few months/weeks/days of their desired move in date? What is your experience?

I need to get a urine sample and it seems like such a small amount if I empty the litter. Do I need to fully clean the globe before I use it?
