Encourage Zoysia growth

Zoysia from my neighbor's yard has encroached into my yard. How can I encourage the grass to more quickly expand into my yard. Right now I have maybe 7-10% coverage and would not mind the Zoysia taking over as most of the rest of the yard is barely grass. It has taken 5 or 6 years to get to the point it is at. Live in the northeast and the yard gets plenty of sun.

What strand of zoysia do you recommend?

I’m in Florida with sandy soil. I get sun half to 3/4 of the day in most of the yard.

I want a softer feel turf grass in my backyard and I’m sold on zoysia over Bermuda. I just don’t know what type of zoysia to get. From what I can tell around me it’s either zenith or empire zoysia. Also I will be doing sod most likely.

Brown spots that pop up quickly

These have been popping up all over our yard for the past year. I have treated with grubx and for fungal disease in early spring. They are still coming. Any ideas?

Zoysia vs Crabgrass identification

I need help differentiating between my zenith zoysia and crabgrass. I wasn't that meticulous in my prep before I planted my plugs and now I'm paying the price with daily weed pulling. The plugs have been in the ground for about a month, been watering deep, slow release fertilized and started mowing last week. Some of these stolons are coming from the area of the plugs, but look just like the surrounding crab grass.

Zoysia tenuifolia, full lawn experiment

I posted on here a while back asking for some ideas for a super soft lawn because the tall fescue I had previously was like touching little serrated daggers and gave me a weird amount of papercuts somehow?? I deleted the posts cause they didn't get much feedback ;( Anyways I tried to find Zeon zoysia but I cannot find any for sale in southern California! I didn't want to spend money on bermuda sod because the lawn area is not that large and a pallet was too much grass. I actually bought RIO bermuda grass seed to use, but we kinda panicked and noped out of that because after some soul searching, we can't commit to mowing weekly (we never have.....) and I just know that stuff would take over the entire yard if not maintained correctly, especially being a non-sterile variety potentially going to seed all over the yard. I am growing a small pot of it though so maybe I'll post some pics at some point if anyone is curious.

About two years ago I had planted some Zoysia tenuifolia in a garden path and rediscovered it while we continued to search for what kind of ground cover/grass to put in.... Given I heavily abused it by not watering it, never fertilized it, it grew well under other plants, and is generally still alive, cute and nice looking-

We ended up planting 12 flats of Zoysia tenuifolia on 6-30-26. It seemed to root really quickly so I gave it some liquid fertilizer two weeks after planting and gave it a little mow with a reel mower to encourage it to grow laterally. Then 7-11-26 we planted another 12 flats for a total of 24 little sod patches! My goal is to have a lawn that needs infrequent mowing, like once a month to keep it from getting super lumpy and no mowing at all when it's dormant. I'm in zone 10b, the lawn isn't big enough for sports or whatever, we just want a nice patch of something to sit in eventually once our trees mature more.

I can't find much info on growing Zoysia tenuifolia as a lawn, probably cause this is a stupid idea lol, but wanted to post something for anyone else who has the same idea. I found a few posts from people starting something similar or purchasing a house with a large unkept patch, but no images, info they've learned from the process, or updates. I want this to be a semi-maintained carpet lawn. If I get around to doing them, I'll post some experiments occasionally for the future Z. tenuifolia-curious.

One experiment I want to try on a few patches is, I want to treat with PGR Trinexapac-ethyl 12% to further encourage lateral growth while kinda juicing the plants with fertilizer, but was hoping people in this sub would have more experience with this product?

Anyone have experience growing this grass in general? Mowing? Fertilizing? Encouraging lateral growth?

For the search terms; Korean grass, korean velvet grass, Mascarene grass, mascarenegrass, no mow grass, temple grass. I had a hard time finding posts on this grass because it goes by so many names!
