Steel vs wood

The plan is to start building within the next year. I’m planning on building a roughly 7ksq ft building just a basic rectangle building 3600sq ft shop space 20’ ceilings all the way through. I have quotes from worldwide steel who I really like. They have a good system with their kits.

I plan on being the GC as I have been in the trades for 14yrs and have a nice contact list of trades ppl to complete the house start to finish and a friends who’s an actual GC.

My biggest question is for those who have already built or have done enough research to know the pros and cons of having a steel built building. My layout now is 120x60, 60x60 for the shop and the rest for the living quarters.

-I’ve read that metal buildings have a lot of expansions and contractions how does that play in to everyday living?
-If you have a steel building what do you like and dislike?
-if you have a stick built if you could would you build with steel instead?
-what would you recommend if you were me?
- right now I have a quote for roughly $120k for the kit itself I know I can save if I go stick build is the cost worth it for my layout.

I’m building in Wisconsin negative temps in the winter and 90 degrees in the summer. I’ll be using the shop space for semi trucks and trailers with some dump trucks as well. Plan on a small hobby farm. Tia

Different types of barndos?

So I was visiting my wife’s relatives in Indiana yesterday. Their neighbor has what looks like a warehouse in their backyard. I asked about it and they call it a “barndominium” out here. I’m from New England and hadn’t heard a thing about this residential building trend.

We got to take a look inside and it struck me as something more like a workshop/garage or giant shed and wasn’t primarily a living space. They are building some rudimentary living space inside it. I’d guess it was about 80 feet by 60 feet. Pretty substantial.

Now when I search online for “barndominium” what I generally see are more hybrid-like structures. They are more like a home with the workshop attached. The one I saw is much more like a garage and it’s completely detached from the main house.

So I’m wondering if there is a more specific word for this kind of structure.

Need Ideas for a 40×60 House with commercial on Ground Floor and residential on 1st and 2nd floor

Hi everyone
Is anyone here living in a 40×60 ft house (or something similar) where the ground floor is used entirely as a hall/godown/commercial space, and the residential area starts from the 1st floor?

We’re currently planning our house, but we’re completely stuck on the entrance design. The biggest challenge is figuring out how to make the entry practical when the ground floor is mainly a godown.
We’ve already consulted three architects but none of the designs felt right.

If you have a similar house, could you please share:
Your floor plan or layout (if you’re comfortable)
Photos of the entrance or staircase
How you’ve designed the entry from the ground floor to the residential floors
Any ideas or suggestions 😭???

TITAN & Arkansas Metal Structures

Wanted to write a FYI for anyone looking to build a barndo in Arkansas.

No matter the dealer you buy it through, if you’re building in Arkansas, your project will get sent to Arkansas Metal Structures as they are a manufacturer.

YOU WILL NOT RECEIVE THE BUILDING YOU ORDER.

AMS makes slight changes to cut corners. Their set up crew does not speak english.

We were sold and paid for a roof with a six inch overhang. It was on the final invoice. The barndo was erected with no overhang. A rep at AMS flatly called the sales person with Titan Metal Structures a liar. The framing was changed in such a dramatic way that it grossly affected our window placements and ability to build an attic. They shortened our building!

Despite numerous phone calls to speak with an engineer to confirm design and structure requirements every call was met with “that’s not my job”

Lastly, only until after it is erected, they say their building are not meant to be weather or vermin proof. ??? Why are you building barndos???

Buyer beware! We did our due diligence and got screwed.

Is there a huge financial advantage to metal building/slab already in place?

We are looking for acreage on which to build a home and this place is about $100k more than we’re looking to spend on just the land but it already has a metal shop in place. No power/water/sewer but it’s not far from the road so I don’t think it would be much to run electric. Then of course we pay for the well to be dug and septic installed. My main question is if there’s a significant financial advantage to there being a metal building and concrete pad already in place. 3,150 sq ft that we would have finished out inside. We’re wanting 2,000 sq ft of living space and the rest would be garage. Thanks for any insight!

Finishing up our Barndo

So we’re finishing up our new Barndo. We just moved in May 23, I’ve noticed during this spring/summer that the part of the Barndo that is spray foamed builds dew faster than the parts that are not. We’re new to spray foam and metal roofs. Is this normal?

Water ingress after spray foam/drywall

Hey all building a red iron barndominium here in Georgia and we looking at water at the bottom of the window on the left side. We have 2" of closed cell and 4" of open cell on top of it, so if the foam was sprayed correctly I would think it would be almost impossible to get water inside but here we are.

It’s only happened on the most torrential rain storms. Thinking the window or j trim is the most likely culprit but what’s the best way to find and fix the leak? I have a smoke pen and thermal camera as diagnostic tools. How likely is it that water can get in from where the rat guard meets the siding?

Foam and drywall is in on the inside and I would hate to have to cut it out to find it but if that’s what it takes then we’ll do it. I guess with the foam it could be leaking from somewhere else. Yes, we know we need to French drain the gutters down and out and that’s on the list as well.

About a month ago, I started a website to make finding builders easier for other people wanting a barndominium.

It's called BarndoBuilderList

Why did I spend 60 hours building this when Google Maps already exists?

  • A lot of builders don't advertise themselves as "barndominium builders", even if they have built many.
  • Some great barndo builders only show up if you search carport builders, pole barn builders, or something similar.
  • Looking for builders that do specific things like site prep, financing, etc. required goign through a lot of reviews.
  • I see people posting in here all the time wondering about builders in their area.

I got interested in barndos about a year ago. I've got a family, and I want an affordable place for us to settle long-term that won't hamstring us financially for decades.

I'm very research and detail oriented, so I wanted to build something that helps other people like me.

To put this together, I scraped Google Maps listings across 16 different search terms (barndo builder, metal building contractor, shouse builder, etc etc you name it).

In total, I got 84,944 listings and narrowed it down to 1,512 builders based on barndominium website signal (dedicated barndo page, repeated mentions, or at least one clear on-site reference), and added extra details like 35,686 scraped Google reviews, filterable review theme tags, and customer quote excerpts.

Barn conversion to workshop

I am the proud new owner of a old barn. The space has been partitioned into three separate rooms on the bottom floor with an upstairs loft.

I want to make this into a proper workshop, with ventilation and insulation. This structure has been exposed to the elements for decades and I want to extend its life and make it more useable. There’s power already and no need for plumbing, I won’t be living there. Is there a way for me to waterproof the existing building as it stands? What do I need to do before adding insulation and drywall?

40 X 80 Metal Shop in Central Texas

Have a 30 acre property with a house on it. I am looking at building a metal shop 40 X 80 X 14ft primarily for car park, equipment storage. I am also thinking to paint the floor so we could play pickle ball :-) I was quoted about $108k. Heating a large open metal shop efficiently.

I'm finishing out the interior of a 40x60 steel building. The insulation is done, and now I need to figure out climate control. I want to avoid hanging a loud, ugly gas heater from the ceiling. I'm thinking about putting in a split system heat pump so I can run ductwork down the center. I found a costway 4 to 5 ton 17-17.5 seer2 ultra-low temperature heat pump system that claims to work efficiently even in freezing weather. Has anyone used a cold-climate heat pump to heat a large, open-concept metal shop? I just want to know if it actually keeps the concrete floor warm enough to work on in January.

Bardominium Contractor

Hey there I live in north Florida and I’m looking for someone that can build a barndo. If you’ve had a barndo built in the area I’d love to know who built it, if you’re happy with it, and would you use the same contractor again? Any advice would be much appreciated. Ideally I’m looking for someone who does quality work not a mega company that slaps something together just to rush through a job. Someone who is professional and prides themselves on quality.
