I Started a New Housing Company in NWA. Looking for Honest Feedback.

Hey everyone,

A bit about me. I’m an immigrant and grew up in a family that struggled financially. Housing was always a source of stress, and that’s a big part of why I’m working on this. I also have 16 years as a first responder across volunteer and paid roles and served in the Marine Corps.

I got into real estate as a lender working with investors so I could understand the industry from the inside and find ways to help more people access attainable housing. After meeting my construction partner, we started our company Themelios to democratize real estate investing and to take what we learned from the investment side and apply it to helping regular people build homes for themselves.

It doesn’t take a genius to see the housing market is broken. Incentives are misaligned. Existing homeowners and large builders don’t actually benefit from more affordable housing because cheaper homes mean less equity and thinner margins. The system is designed to only go up. We’re trying to find creative ways to work around that.

One thing we discovered: housing comps (and therefore housing values) aren’t affected if no MLS transaction occurs. If a home isn’t bought or sold on the open market, no comp is created. That means existing homeowners’ equity isn’t impacted and existing builders’ margins aren’t undercut if someone were to build their own home for his/her self.

That’s the idea behind our Foundation Homes program. We want to empower anyone to build their own home. Think old Sears catalog homes with a modern twist, since regulations and skills look different now than they did back then. So instead of building the Sears home yourselves, one of our local partner builders does it for you.

We’re just trying to give people another option. No bidding wars, no guessing about the condition of an old home. A brand new home built by vetted local builders who care about delivering quality attainable housing in NWA.

If this speaks to you, feel free to reach out here or at https://themelios.io. Currently we are planning on starting in Bella Vista due to the accessibility of cheap lots, but we are open to other areas in NWA as well.

If you think this is a terrible idea, please comment too. We don’t want to waste anyone’s time. The goal is attainable housing at scale. If this approach isn’t the answer, it’s best to know ASAP so we can pivot and keep working on the problem.

How is the lifestyle in this beautiful part of Arkansas

I’ve been down 69 south from Missouri to Texas and never would consider living in Oklahoma but driving through AR for the first time and this place seems like a hidden gem. I just wonder how it would be to live here as a construction worker from Minnesota. I’ve been living in Texas for the last 2 years.

Housing in Bentonville!

I am moving to bentonville in the next few months for work. I am deciding between iStreet apartments and crystal flats, iStreet is decently cheaper but further from downtown (hour walk/10 min drive vs 30 min walk/4 min drive). Does anyone have any opinions?

Walmart Global Tech Talent Pool Process — Anyone Have Insight?

Recently completed what turned out to be an extensive hiring process with Walmart Global Tech. Started with an HR prescreen, followed by a HackerRank technical interview with a Principal Engineer, then was flown to Bentonville for a full day in-person final round — three sessions covering coding on whiteboard, system design, and behavioral.

At the end I was told none of the three interviewers were the actual hiring manager. My scores were uploaded to a talent pool system where multiple hiring managers can review my profile and reach out for intro calls. Was told to expect contact within a week or two.

Has anyone been through this process as a recruiter, hiring manager, or candidate — specifically at Walmart Global Tech or a similar large enterprise? Specifically curious about:

  1. How active is the talent pool — do hiring managers regularly pull from it?

  2. Realistic timeline from talent pool entry to intro call?

  3. Does being in the pool prevent applying to specific reqs on the Walmart career site?

  4. Any general insight on how this works internally?

Appreciate any insight — this process was different from anything I've encountered before. The original application started with applying for a specific job req.

Community Center

Anyone else a little jealous that the new community center downtown is 55+? Think it’s a great option for our senior population but I also feel like the regular community center that’s open to everyone is in need of a revamp. With all the growth and updates happening in Bentonville I would have thought the community center would be on the list for a little updating/improvements. I just feel like it’s not on par with other cities that match us in population and growth. Thoughts?

Thoughts on two apartments?

I am moving to Bentonville from Fayetteville in about 60 days or so and I was looking at a few different communities. Curious if anyone has insight on these

Promenade Commons - it seems like the rent is kind of low right now, but they're offering 2 months free so it seems to be a good deal, but I also see that it used to be 55+. Any idea if there is a mixture of age groups now? Price seems okay but I am under 40 and looking to make new friends while I'm there.

Creekside clearing - The two bedrooms are starting at 1095 and A month free the homes look nice but I'm curious How traffic is in that area?

Town Square apartments - I really like the location and being so close to downtown that I could walk during events and not have to worry about parking. This one is also giving away 2 months free right now but have a slightly higher rent. Is it worth it??

Bentonville VS Other Towns

I relocated for a promotion. However, I decided to rent for the first year instead of buying a house right away. When it comes to settling down, which town do you prefer — Bentonville, Rogers, Pea Ridge, etc.?

What is up with these home prices? NWA housing is in a bubble!

The new homes that are being built are raising prices astronomically. And then older homes are being listed barely just under the price as these new construction homes. I’ve seen an older house sell for $400k profit in just 5 years. Thats not sustainable. NWA is in a housing bubble and when it gives, you can bet corporations will buy up all these homes. And no, you don’t get better pricing when this happens. NWA city councils need a reality check with their assessments. Soon everyone will be renters and you will be priced out of the housing market. Exactly like Los Angeles and big cities. Does anyone live outside of city limits and commute to work?

Please help me achieve mental and financial stability

Hello all. I am a 34 year woman old who spent thousands in schooling for HVACR and recently graduated top of my class. I have been working hard to make a name for myself and get my company going. It is my passion. Unfortunately I do not have a large outreach.

During this time I have faced some severe hardships. My best friend committed suicide leading me down a path of drinking to numb myself. I fucked up and last year made a legal mistake that is making it hard for me to secure employment at a reputable company. Which is my dream. Hence working for myself. I know what I do was wrong but my grief was immense.

I have also been facing poverty, struggling to pay bills, not being able to eat properly, and submerging myself in debt. I cry multiple times a week over money because it feels impossible these days to catch up and my support system is very small. I also struggle with autism and ADHD which do not help.

My family is very toxic and tumultuous and after trying for years to build a relationship with my father who physically abused me and locked me away in institutions beginning at age 14. He, his wife, and others have decided to disown me for speaking my truths about my horrible childhood. They claim it’s hallucinations, (even though there were witnesses and a CPS investigation), exaggerations, and that my multiple stints in mental facilities and legal problems from 14-18yrs where I experienced multiple SA, was the right thing to do. And I’m a liar.

By no means am I blaming my childhood on my reality, but we know it does have a hand in who we become. Despite multiple abuses and issues I am a very intelligent, independent, and well rounded woman. I have found my passion and would appreciate any help I can get. I do understand some people need more help that I but anything helps. I just want to achieve my dreams and live a comfortable life. Thank you if you read this. And even more so if you took the time to donate.

Thanks again.

Quieter hiking spots?

Hi! I’m hoping to start some hiking soon and I don’t really know many spots in the area (I know there are a lot). Where are some hiking trails that have good lookout spots but aren’t super popular? For instance, I know hawksbill crag is supposed to be swarming with people and I’m a bit of an introvert/want a more secluded experience. All recs welcome!

edit: thank you for all the recommendations! will be doing some hiking and running soon😄

Trails over next 48h

I’m visiting from KC today and staying next few days. I am coming to mountain bike, and it looks like you guys are getting 2 inches of rain.

are there any trails near the area that will actually be rideable if you guys get that much rain? I know there’s some wet weather routes, but would they hold up against that much rain? I’m considering canceling my trip although I’ve been looking forward to this for a long time.

Looking for new friends! 26F

Hi everyone. My fiance and I just moved to Bentonville!

I’m more of an online person (video games, vr, discord, etc) and would love to meet others around me who enjoy similar things.. or even other things! I’d love to try and do more outdoorsy stuff because I love nature as well. A big thing about my fiance and I is that we love Star Wars as well and hope to cosplay someday once we get in shape.

I don’t really love the idea of doing to bars just to try and find people to befriend because I just don’t drink too much and can’t justify going to a bar.

But my DMs are open for any other adults! I’d prefer people 21+ but as long as you’re an adult it doesn’t matter to me. ‎♡
