Why do listing agents ask for feedback if they're going to be defensive?!!

Every time I've given the listing agent feedback, they got defensive and wanted to go back and forth. Why ask if you're not going to be receptive?!! The one today asked if my clients liked the home and I told the agent they didn't want to move forward because of the size (The sq footage on the listing included the basement instead of separating the above grade square footage), and the pictures were forgiving. In person, the space felt much smaller. So then she asked if it was priced right and I said I don't think lowering it would hurt because there are several homes for sale in the subdivision and they're all significantly larger but the difference in price wasn't substantial. Then she wanted to go back and forth about that and said most other homes don't have basements and I stated we looked at 3 other homes in the subdivision and they ALL had finished basements and the basements were larger with higher end finishes. Then she responded again and said the neighborhood name and asked if it was that neighborhood, to which I responded yes. I literally said we looked at 3 other homes in the subdivision, so why would it be a different one?!! I just shut it down and told her that was my feedback and good luck. I mean sheesh!!!!!

Anyone have experience with BidOnHomes?

A couple of listings I've seen have them as the party to submit offers to. Both of the properties needed some work, so was wondering the likelihood of them accepting a much lower offer. From what I've read, they are a transaction agent for distressed or possible foreclosure properties.

Why does listing claim "motivated seller" when home has been on the market since last year and no price decrease, but an increase?!!!

I don't understand when agents claim to have a motivated seller, yet after the house has been on the market for several months, they haven't adjusted the price. Then looking at the history, I saw it was listed LAST YEAR and withdrawn. Then re-listed in May with a higher price than the price when it was withdrawn. Make it make sense...

Is it normal for builders to list home as Active even though it's under contract?!!

I'm under contract for a new construction home, and have a home to sell contingency. I just so happened to take a gander in the real estate database and saw the home I'm under contract for listed as active. Technically the home is under contract, with my $13k for the construction deposit. Is this normal since there is a contingency? I would think it would have to be listed as Active under contract, not just Active. It was also a presale so it wasn't even listed when I went under contract. The house is still under construction and won't be ready for another few months, so it seems they're looking for another buyer so they can enforce the kick-out clause 🙄

Is sharing the same last name as your kids that big of a deal?!!

Gina having an issue with changing her last name to match that of her new husband because her kids have the last name of her ex husband is interesting to me. I'm in education and I don't think anything of my students having a different last name than their mom. I know it can be due to a myriad of different reasons, and there is no judgment. I just think as the husband it would feel awkward for your wife to still be carrying the last name of her ex. Thoughts?

Is there a way to find a lost key fob?!!

Is there a way to locate the key fob? Of course I have a second one and can use my phone or the card, but I need to know where my lost key fob is! I always put it in the same place, so I'm wondering if it fell out of my pocket or something :/ I tried to go to my trips in the app to at least see the last day I had the key fob in the car, and it's saying I need to activate it!!!! It was already activated before! So irritated!!!!

Finish line returns

Why do they put this lie on the return label that returning the item to the store results in a quicker refund. I typically don't order shoes from Finish Line and after this experience, won't again. But I returned the shoes I ordered because the left and right shoe weren't the same color and they processed it as a return request and the shoes have to be shipped back. I could have shipped the shoes back myself and it would have been more convenient location-wise. The refund wasn't processed because they have to return the shoes back to the warehouse. Nike would never!!!! And it's crazy because JD sports and Finish line are under the same umbrella and JD sports processes the return like a normal store return. Make it make sense.

I have a personal listing and am a licensed real estate agent but I don't do real estate full time. Since I have a full time career, I have the lowest tier at my brokerage which only gives me access to FMLS. I haven't had many views, so not sure if also listing on Gamls will make much of a difference. It will cost me significantly more to do so, so I want to make sure it's worth it.

Confused about dimensions on floor plan

I thought the superscript numbers on floor plans were inches, but the 17 has me confused because I didn't think it would be above 12. 17 inches would be 1 ft and 5 inches. Can anyone make sense of this?

How to activate free Googlefi

I just got a new Samsung watch Classic 8 and when I was about to sign up for an additional mobile plan to add watch coverage, it said i had Googlefi for free for 2 years. I thought I activated it through the prompts, but when I turned my phone off and tried to send a text on the watch, it said it needed access to my phone. I thought Googlefi provided text capability independently of the phone. Please advise. If I need to move forward with adding the $10 data plan with my service carrier, then I will if necessary.

I already turned off imessages and FaceTime, yet any texts that are sent from iPhone users aren't coming through. What am I missing?

So I posted here before about our previous management company mismanaging our funds, leaving us with no reserve, and also not having the legally required insurance for the community. Because we don’t have insurance, the management company we wanted to switch to will not take us on. So we’re going to have to collect the dues ourselves in order to fund the insurance. Has anyone used EasyHoa for this or have any suggestions of platforms to use? I know some people suggested in my previous post that since our community is small, we should forego hiring a property management company. But we felt more comfortable hiring out because of the desire to ensure everything is being done properly (Though that wasn’t happening with the last company :/).
