I’ve been researching residential projects in Cebu IT Park and came across The Wave Towers, a joint development between Cebu Landmasters and NTT UD Asia.

What caught my attention wasn’t necessarily the amenities, but the overall positioning. It’s targeting the premium segment, located within walking distance of Central Bloc, major offices, restaurants, and other lifestyle destinations. The project also seems to put a strong emphasis on wellness-focused amenities and higher-end unit deliverables compared to many developments in the area.

That got me thinking about Cebu’s condo market in general.

With the amount of new supply entering the market, do you think premium projects in prime locations will continue to outperform average developments over the long term? Or do you think location alone is no longer enough to justify the premium pricing?

Pag-IBIG just increased its housing loan limit from ₱6M to ₱10M, and I think this raises an interesting question for property buyers and investors.

For years, many professionals and OFWs found themselves caught in the middle. Their income could support a higher-value property, but financing options often limited their choices. With the new ₱10M loan ceiling, more buyers may now have access to properties that were previously out of reach. (GMA Network)

At the same time, we’re also seeing discussions about condo oversupply, affordability, and whether higher loan limits truly solve the housing problem. Some believe this will help absorb available inventory, while others argue that financing alone doesn’t make a property a good investment. (ABS-CBN)

Personally, I think the more important question is not “How much can I borrow?” but “What property actually fits my goals?”

A property that works for rental income may not be the same property you’d choose for retirement, capital appreciation, or personal use.

Napapansin ko na maraming buyers ang agad nagtatanong kung ano ang “best” condo, subdivision, o location. Pero sa totoo lang, walang iisang property na bagay sa lahat. Ang tamang investment depende pa rin sa goals mo.

May iba na ang priority ay rental income, may iba naman na long-term appreciation, future retirement home, vacation property, o sariling tirahan eventually.

Kaya bago tumingin ng projects, mas importante munang malinaw kung ano talaga ang objective mo sa property.

Curious lang, para sa mga nagbabalak mag-invest sa Cebu, anong type ng property ang hinahanap ninyo at ano ang main reason bakit gusto ninyong bumili?
