Proposed Build Rendering - Larue OBR in 6mm ARC

With the recent NFA changes and the and more freedom on the horizon, I'm all giddy about short barreled builds (I know it's yet early...and we're waiting for guidance).

Proposed:

Laure OBR (the smaller AR15 chassis); 12" Centurion 6mm ARC barrel; PTR Vent 1 (30 cal); Kahles k18i-2

The alternative optic would be Primary Arms' new 1.5-12 optic.

How did you pick your attorney?

How did you choose your attorney? And did any of you have to switch mid-case? If so, why and how did you pick the new one? Did you go with a board-certified? Or does that matter much?

Are there any $300 - $400 / hour attorneys? Or is $500+ the new baseline going rate?

I'm in Texas, Tarrant County (Fort Worth). My attorney seems tough and smart, but she's also handling what appears to be a *huge* criminal case load....and thus, very unavailable. It seems like the only thing "pushing" my attorney along is my wife's attorney.

Trend / Pattern of Attorneys

I'm in the middle of a divorce in Tarrant County and have an attorney. But I've also litigated various other issues in civil court from my business (I purchased distressed assets, which often had claims / disputes). So I've had a little bit of experience dealing with attorneys.

Here's what I notice:

- when you need an attorney, and you call for a consult, the prospective lawyer is on the phone with you within 24 - 48 hours.

- once they have your case, good luck reaching them or having your case move forward.

- The M.O. of attorneys these days this this: load up your case load, like more than you can handle. Then, keep all the plates spinning....move the cases along enough to keep them alive, but don't do any real fighting for your client.

Am I wrong?

If this is the case, when I hire an attorney, what should I do to let them know what my goals, expectations and hot buttons are. And what should I ask them, so I know what theirs are?

DSCR non-QM focus??

Is there anyone here that focuses on the DSCR / non-QM / non-TRID loans for the investor community?

I think a lot of landlord investors don't realize there are DSCR loans out there where the note can be in their entity name (and they just personally guarantee) so it keeps their personal credit from getting bogged down with many rentals.

I'm considering shifting my focus to the investor community and away from chasing realtors.

Thoughts?

counter tops biz

I'm curious about this business as a career?

I'm currently in financial services......and I sit in a bank behind a computer and make calls. I yearn to be in my truck, driving to appointments, working with something tangible, tactile and that has some sense of satisfaction when a job is done. And I like people and connect well with them.

Is this an industry I can get into ..... in a sales role? Like going to houses, doing the measurements / template for counters, consulting with homeowners on what product they want and why, etc. Coordinate install, get paid.

Is this a viable career? Can I make $150k+ doing this? Or would I have to be the shop owner to get there?

I'm in the Dallas / Fort Worth market, and there's a TON of this business here, and I assume lots of competition as well.

Capitan Boots

I posted some years back, that Capitan Boots is the best kept secret in the boot world. Well I swung by their new retail store in the Fort Worth Stockyards and they are still best made boot that I've found for the money. I get nothing from them for this post, only hoping the company continues to grow and thrive. Below is a picture of my African hippo "Cimarron" boots from a few years back. They not have a really nice cutter toe (it's not too sharp / pointed). And they have all lot of new styles coming soon.

If you're in FW, go check them out. Swing by the store in the Stockyards and try some on.

Wife filed for divorce

My wife filed for divorce 10 weeks ago. We have 3 small children. My question is this:

I'm considering un-friending her parents and family from my FB friends. They say they're so sad about it all, but pretty much financed and got behind her and kicked me out of the family. No Biblical grounds...not even close. Just a bitter and unhappy wife (and same for me).

They are the grandparents of my kids. But other than that, I have no connection or desire to see them at all when I go online. But I'm also in the "fog of war".....and may not be thinking clearly about this. Unfriending them *could* be offensive to them.

Should I unfriend her family? Or keep them? Thoughts?

I appreciate any helpful or insightful feedback and experience from any of you that have dealt with this.
