ACE pickleball drop ins TX

My club has decided they are going to do almost all day $5 drop in play. ACE is known for members only and all inclusive, they value experience and as much as possible try to have short lines.

Some rude people came in today and wanted the court we were playing on. They said it was their court but they didn't reserve it and there wasn't anyone on it and there weren't any paddles stacked. We just continued to use it. They came back with a group of six and started aggressively yelling at us and saying "there's people waiting." But they had come back after like 20 minutes and no one was waiting and when we pointed out that there was a stack (all the courts have it and they had been playing on other courts so they knew about it) they all stacked their paddles and said they were taking over the court and laughed.

We were fine walking off since there was actually a stack but it was so aggressive and off putting. They were all $5 drop in group.

While walking the club we only recognized one other person as a member. Everyone else, all ~80 were drop ins.

We feel so sad that the manager has decided to go against the policy of the franchise and put all the members through the worst experience. I think it's a lack of cash flow.

The club opened in April and they started with the drop ins in July. Every month the hours for drop in expand. The manager is always cranky and sometimes when we are playing him and staff come and drop a dozen balls in our court while we are actively playing. It's really mean and I don't know why we are targeted.

$200 later I got a gold coin

I've posted before asking how people are getting gold coins. Y'all said storage space and be fully stocked. I've been doing that and the best I do is a silver coin. So today I poured $250 dollars into sim cash, and I had 400k in sim coin currency, I had a ton of storage and was stocked up on high quality goods and still had to pay USD to earn my gold coin. Sucks! I guess that's my last one.

Also, I really don't like that they now include a seasonal set of items and though I produced them I can't sell them and they have not been requested to fix any home or for any purpose. Once I produce them they just take up space in my storage. Ugh!

Realtor advice

I am selling my home and have some push back on the realtor

✅ His commission is largely based on his marketing. His marketing includes social media paid campaign ads. We have his marketing in the listing agreement. However, he just does one off posts 1 to every 2 weeks.

✅ He gets upset at me and uses his whinny voice if I ask him to do anything. For example, the property management didn't want the tenant keys in the lockbox. He knew about this when he decided to offer a listing agreement.

✅ Does not want to follow up with leads

✅ Will not follow up with items. For example, I asked him for his input on one question from the disclosures document and he still hasn't gotten back.

✅ He agrees with the listing price until 2 weeks later and then claims he always thought it was too high and asks to lower it. I am agreeable but I wish he said his perspective in a timely manner and stop reframing it as if I didn't listen to him in the first place.

✅When I secure time with him, he will mostly waste it by talking fluff. For example, when we lowered the price I sent him talking points for the conversation like better marketing including strengthening the description on Zillow and zillow showcase. However, he spent the whole time talking in circles about lowering the price. I had no issue and brought on the subject but speaking circular and avoiding any additional work like strengthening the zillow post was his main objective.

I don't want to get rid of him out of loyalty and because I think my justification is weak. Please tell me how to handle it and your advice.

On my end, I summarize our conversations and send it to him in non adversarial way. I mostly let him breathe and connect with him on average once per week with an update. I try my best to keep our conversations upbeat and positive. I ignore his bad behavior like whining, disagreableness and hurtful/inacurate remarks.

Literally walking on egg shells with him. The house has been on the market for 40 days.

Plano, TX to ?✈️

I love Plano for it's family oriented amenities and focus. But I don't have a family. I would like to meet someone, have kids and raise them. Where do people, in my circumstance, move to from Plano TX?

By the way I hung out in Plano for three months and I like it but I didn't meet anyone. Biggest con is I don't drink. I don't mind others drinking but it really cuts out a lot of late night hang outs.

I considered Boca Raton, FL but they have a ton of prob's.

When did you realize it's time to separate and maybe divorce?

My husband used to tell me that he wanted me to gain weight, I was 115lbs and 5'3" I was athletics and did sports. He bought me endless amount of weed and shamed me for going on a diet so I ended up doubling weight.

I moved us into my home in the suburbs and found a urologist to help us with our infertility. We finally got to that stage after 8 years of trying.

Now when he finally has his medication he uses it to get me to stay with him. He is now not faith based, openly talks shit about a race, when I get stressed or have something big to do he will pick fights and keep me up at night, told me to stop losing weight, told me he is going to stop the medication, and thus I guess he doesn't want a baby. He said he is good with a prenup and after four days of escalating arguing I have for the first time taken my paperwork and left the home. I am staying in a hotel after the barged into the restroom and I had to use my bodyweight to close and lock the door.

The thing that bothers me the most is that I am 35 and have 8 eggs. I really should have gotten pregnant sooner and am at a point where I can realistically just have 3 max, if I push it. I cry in waves because I truly believed him and now I don't know how I'll rebuild my life and have a child in time.

Advise request: when do you know if it's over?

**TLDR:**

My husband pushed me to gain weight from a lean 115 lbs with weed and diet-shaming until I doubled it. I moved us into my home and found a urologist after 8 years of infertility. Once he got the meds, he used them to control me, dropped his faith, made racist comments, picks fights when I’m stressed, told me to stop losing weight, and threatened to quit the medication. After four days of arguing he barged into the bathroom; I locked him out, grabbed my paperwork, and left for a hotel.

Selling residential property (central valley I CA)

I am considering lowering the price from 489k to 450k , mostly because the house has one bathroom in the front house. The front house has two bedrooms and one bathroom and in the back there is an ADU with a bathroom. Most of the previous owners, including me, have leased out the ADU.

There's interest but just one offer for 370k from an investor so the realtor ruled it out.

The house has been posted for 21 days. I wasn't in much of a hurry but yesterday I had a conversation with the guy who is going to do house checks for me and he is charging $180! Everytime, it's absurd but at this point I took it.

Things that have gone wrong

✅The realtor has not been promoting the house and after I signed the listing agreement became low energy and just complains about the house. He has a network of 30k followers but has only posted the house twice, once out of my insistence.

✅I had property management but when I didn't hire their broker to sell the house they ripped up my contract and removed the lockbox within 30 minutes of my agent stopping by their office to pick up a key for the ADU.

✅The alley cats keep getting in my yard and when we last visited we found that a cat brought a rat and left it alive and injured at the far end of the yard.

✅ I am living in another state and from the showings people keep leaving doors and gates open

✅ The guy I hired to do house checks is charging $180 everytime he goes.

Selling/maybe not buying

I am selling my home for 489k in California. It's a perfect home with an ADU in the back, however, we have to move to another state. I only owe 120k so my mortgage is only 1k. If we were to buy (after selling) the houses in our new neighborhood are 600k and my mortgage would go up to 5k. Going from 1k to 5k is a huge jump! Also, in my CA home I rent out the ADU for 1k a month so I just worry about bills.

I thought about just staying in the renters market but then there's taxes for not buying quickly after selling. Anyone else?

Neighbor soliciting | CA

Today my neighbor went up to a contractor and asked for his card and asked who sent him, the owner or the property management. She said she wants my former tenant to move back in and they are itching to do so, too. She wants to find out which property management is going to put the house on the market.

She then said she would like the contractor to help with her husband's plumbing business.

The quote came back for $2400 for a caulking job of 3ft in length and 2 cm in width. The neighbor bad mouthed me and said I just show up to improve the house and don't check in with her as to when I'll come or go to my house, on my lot.

It's a residential neighborhood and we each have a 6k sq ft lot and are next door neighbors.

At the end of the conversation she asked the contractor if he'd like to buy the house and move into a good neighborhood.

Your thoughts and the only thing I can think of is to remind the contractors and let property management know not to disclose any information, don't talk to the neighbors.

I'd like to know your thoughts, your response, what jumps out to you, and overall good faith advice.

CPAP

I've been getting mold blasted into my lungs for years!

I finally found it was the CPAP machine after we found mold under the carpet just 3ft from where the machine was being kept. I changed all the parts and always kept it clean but the mold still got in.

I could feel how my lungs were a lot happier during the day and at night after putting the mask on, my breath would become shorter and my lungs felt like they were bubbling. I was prescribed an inhaler.

Thankfully we moved but because I kept using the machine I still gave myself a daily dose.

I cleared the intersection on a yellow light but got stuck in the intersection for a bit when it turned red.

I saw that a similar situation happened to someone else on this thread by the mall and people were reassuring; however, the same thing happened to me in SF and I got a ticket.

Has anyone received a ticket recently for a red light on briggsmore/orangeburg?
