I own a 30x45 building with a G+2 construction, This was completed in 2005 and its about 20 years for now. I wanted to construct one more floor on this existing structure.
Also, I invited a couple of mesthris who had constructed homes previously they outright said this place is great and at least two more floors built on it.
However i also took opinion from a contractor whom i connected on instagram and when he visited he just told "this structure might not bear the load of one more new floor and its risky to rise an entire floor, but you can construct half of the terrace to make 1 x 2BHK unit with weightless blocks and non RCC roof"
My queries.
I wanted to understand what the pre-requisites that i need to consider before proceeding to construct another floor in terms of the structural intergrity, load bearing capacity and so on for an add on RCC floor.
What are the correct tests to be done for determining the load bearing factor and so on.
In case the RCC floor extension is not an option, I'm willing to explore a lightweight construction with non-RCC roofing. Any connects and approx budget per sft details for this would be really appreciated.
What are options available for non-RCC based construction.

Came across this little place in Domlur called Paddu mane while I was getting back home.
Small little place run by a family and the Paddu is made fresh to order that's served with two chutneys!
Took home two plates and it was warm and filling! And yeah I made another trip in the next 30 min for a second round to find out they are sold out for the day
Going here again soon!
