Looking at an 09 Xterra with 120k kms - wanting to know what years people typically avoid

Seller is asking about 8k (CAD) for an 09 stock Xterra with 122k kms on it. Has a full binder of documented maintenance on it and hasn’t done any mods at all - basically grandpa driven. Should this be an auto buy?
