Actually have a situation that I haven't had before! House is being renovated and expanded but a current "bedroom" now houses open/uncovered furnace and mechanicals.
Obviously, functionality is greatly impacted - but can it actually be counted as a bedroom? (It does have a closet, legal window, and all dimensions are in line with bedroom).
I wonder if the economy is causing the surge in people choosing to not water in the summer anymore.
Certified Residential for over 22 years and I am so done with the bullshit. I'm also seeing the writing on the wall that I can't bank on this job sustaining me for another 25 years. What are some options that are looking attractive and feasible to you?

My middle schooler son has a friend with divorced parents and I got two invitations to separate parties for their kid that are two weeks apart. One party hosted by mom and one party hosted by Dad. Weird but whatever.
I am a single mom/widow on a tight budget. I sent a gamestop giftcard to the first party but am I expected to bring a second gift to the second party? Both parties are at event centers and will cost per guest so I would feel weird sending my kid empty handed..... but I also don't feel like further lavishing on this Augustus/Veruca Salt kid.

DIY nightmare of a house. Exterior walls knocked down and plywood nightmare "additions" put on. Roof is gone, decking is failing, mold, severe structural damages and issues from additions and DIY "repairs", exposed wiring, subfloors are like a fun house.. no appliances.... on and on and on. Talked to the inspector and he agrees and said it is a "bulldozer special" and couldn't even inspect the crawl space fully because foundation is a death trap.
AMC is bullying the hell out of me because I stated that it is not financially feasible to repair the dwelling and highest and best use is vacant land. QC manager doesn't want to take no for answer.
What's the best "professional" way to deal with this?
If a massage therapist is a "licensed healthcare professional" then why do they receive tips?

Was told by listing agent that repairs were completed and that I was good to go for the final inspection.
I drove 30 miles each way and repairs are incomplete!!
So I burned a huge hunk of my day and lots of gas because realtors hate appraisers. I have been in this business for over 23 years and yeah, this shit is intentional.
Am I reading this right that supervisors are "gone" and an applicant only has to submit 3 appraisals that they "pinky swear" they did themselves and then they get handed a license???
