Virgo and Libra???

Is there any hope ?? 😂😂

I've never really been attracted to a Libra.. usually, Taurus or Pieces. I see that you all typically run into issues with Virgos. What has your experience been?

Would you take 6.49% with points or 7% with less cash to close if you plan to refinance?

First time homebuyer and looking for some advice because this whole process has been one hell of a ride.

I started out looking at conventional, then FHA/203k, then USDA, and somehow ended up back at conventional. I've also looked at several houses and have had inspection issues, repair costs, financing changes, etc. come up along the way. I walked away from one house already and with this one I've had to negotiate around quite a few repairs, so at this point I'm just trying to make sure I'm not throwing money away somewhere because I'm tired of looking at mortgage numbers lol.

Current house:

Purchase price: $165,000

Appraised at: $185,000

30 year conventional

Loan amount: around $160,000

Seller is paying 3% ($4,950) toward closing costs

Seller is also giving $5,000 toward repairs

There's also a $2,500 government grant/credit through the lender that I honestly didn't even realize was a grant until yesterday

PMI is around $121/month

The house does need work. Inspection found crawlspace moisture/mold/insulation issues and the roof will need to be replaced, plus some other smaller things. That's why I negotiated the repair money and why having some cash left after closing is important to me.

The good news is the appraisal came back at $185k, so I'm buying it for $20k under the appraised value before doing any of the work.

Now I'm confused about what to do with the rate.

My lender originally locked me at 6.49%, but I realized on my Loan Estimate that I'm paying 2.22 points ($3,553) to get that rate.

I asked her what the rate would have been without buying it down. She went back and pulled the options from the day my rate was locked:

6.49% - $1,280 payment - $5,726 cash to close

7% - $1,334 payment - $2,489 cash to close

7.125% - $1,348 payment - $2,151 cash to close

So basically I'm paying an extra $3,237 at closing to go from 7% to 6.49%, and it's only saving me $54/month.

Unless my math is wrong, that's almost 5 years just to break even on what I paid upfront.

This is where I'm stuck.

7% sounds terrible. I really don't like the idea of a 7% mortgage.

BUT... my lender has already talked about refinancing me when rates eventually come down. If I refinance in 2 or 3 years, it seems like I would have been better off keeping the extra $3,237 instead of paying it upfront to save $54/month.

And considering the house needs work, having another $3k sitting in my savings after closing isn't exactly a bad thing either.

Obviously there's no guarantee rates come down enough to refinance anytime soon, which is the part that makes me hesitate.

Right now I'm thinking 7% might actually make more sense even though I hate seeing that number. The 7.125% option doesn't seem worth it to me because it only saves another $338 at closing.

What would you do?

Pay the extra $3,237 for 6.49% and have the lower payment/rate in case rates stay high for years?

Or take the 7%, keep the extra cash, and refinance later if rates come down enough to make it worthwhile?

Also curious what people think about the appraisal. Since I'm paying $165k and it appraised at $185k, I'm starting out with a decent amount of equity on paper. I'm also trying to figure out how soon I could potentially use that plus the renovations to get rid of the $121/month PMI.

Movie with some type of cicada hatching in human???

This has been bugging me (ha) all day... my mom played a lot of horror movies growing up, and there was a scene of a person on the floor .. maybe a basement... I think they got knocked out... and some type of bug (maybe cicada) crawled inside of them and laid eggs... that's the only part I remember!!!! :(

Signed affidavit - did not clear title

Location: Virginia

Property Location: West Virginia

A law firm contacted me regarding inherited family property in West Virginia. My deceased father apparently signed an affidavit and accepted payment for a 1/16 interest years ago, but no deed was completed or recorded properly. They are now asking heirs to sign documents to clear the title.

It's really messy because there are so many people involved in the family tree.

I am going to seek legal counsel in person, but I wanted to run it by you all. I have asked the law firm to send me all documentation. Is there anything in particular I need to ask them for?

I had multiple friend matches and didn't even get a chance to say anything! They just disappeared!

I remember when Bumble showed a timer, but figured they took that feature off because I don't see a countdown.
