Forecast budgeting FTB

I’m just going through my current outgoings (relatively small due to living with parents), but I’ve been able to save an ok amount and wanted some feedback for my potential new outgoings if I was to buy a cheapish house (110-135k).

I’ve done this all on excel but just went through the averages for the likes of house maintenance (£) (95), utilities (220), internet (40), insurance (20), rates (50), and stuff like budgeting for car maintenance (84 based on yearly spend divided by 12) too*. This includes saving for potential expenses rather than just direct debits which would obviously be fixed. All per month.

So I earn roughly 2000 after tax per month and I’ve got estimated total outgoings at 900 plus a hopeful mortgage repayment of 500+/-(100). Based on deposit, house price LTV and 40 max years repayment. (Haven’t spoken to a financial advisor yet so no DIP but wanted to get my head around it before hand).

Current (real) outgoings are 400 and new (forecast) outgoings to include * as above = 513 based on uk averages. Total 913 + 500-600 mortgage payments 1400-1500 rough total.

Obviously expect my current outgoings to increase since I’ll be buying everything myself including cleaning supplies, food staples which my parents currently pay for, however I do contribute 300 towards that anyway.

Leaving me with 600 max after. Just wondering if I need to expect the worst instead of averages. I’m a single applicant, no dependents and aiming for 10-15% deposit + potential fees of 3k for solicitors/surveys (Can’t find a good figure for this). Which is half my savings so have the same amount for furniture, appliances, surprise repairs if the report has them. Don’t want a fixer upper so only doing essential repairs and if any structural issues I’d not go ahead, unless the cost could be covered in mortgage.

Abit of a ramble but would appreciate some advice. Thanks.

Would like advice on the best way to begin.

I’ve been ‘looking’ and interested in buying for a year or two but the only thing is the area I’m in doesn’t seem to get much movement with properties only coming up once in a few months, and then most are over my price guesstimate.

But for a few months in a row there has been properties coming up just at my budget, I’ve a decent deposit started and for the right price my monthly payments could be cheaper than some peoples rent. (Based on calculators etc, I know I’d need to speak to a mortgage advisor).

Only thing is I’ve not started the whole process due to the fact it’s hard to get properties. Then once one comes up, I’ve nothing to go on. It’s sort of a catch 22 since I only want to live in a certain radius from where I grew up and with the scarcity of houses then ones in my price range too, I’m not taking it seriously. It could be 3-4 months wait if one comes up, but inbetween then I wouldn’t be looking outside the radius so regret not having things started and act on it.

A house has came up at £115k and it’s nothing special but could be a start of something, moving out on my own and away from my parents (in a nice way, I’d still be relatively close proximity to them still).

Anyone relate?

Just need to talk to some people who may understand

I’ve been gluten free for 8 years and think I’ve a good grasp on what to eat, don’t usually eat out due to uncontrollable nature, I live at home with parents and generally will cook myself to be sure no cross contamination ( I’d notice little things others do that I know it’ll probably trigger something so try and keep people cooking for me to a minimum).

Over the summer I was buying granola (no oats just seeds) and mixed seeds from Tesco and even though both had no gluten or may contain warnings, I was reacting to them. I couldn’t understand it, and still don’t, unless it was in the manufacture process that cross contamination was happening I was reacting to one then tried the other and still wasn’t right. (Shouldn’t it have been declared made in a factory….may contain cereals….?)

Since then I’ve been weight lifting/strength training for 1-2 months 3x a week, plus walking on some evenings and weekends, just trying to be more active. So all at the same time I’ve tried eating clean, low on processed foods and more natural and fresh like fish, chicken, turkey etc. (I still have sweets, crisps and chocolate with tea but try and limit).

I’ve noticed I’ve lost weight. It’s abit complicated because even though I’ve never been overweight, I was always unfit and pudgy but not fat, so now I’ve noticed toning, muscle mass increasing, feeling stronger (not being vain or anything but just a difference from 2 months ago even). The last time I was losing weight it was before I went GF so always think I’m just not absorbing nutrients due to the reaction recently and maybe internal damage. (Looking back at that time before diagnosis and I look ill but didn’t notice at the time)

The NHS dietitians are backlogged where I live and when I tried to see about waiting lists I wasn’t given a straight answer so my last appointment was 2024 and I’ve not received any confirmation that an appointment could be this year. (I’m not mad at the health service, just feel like falling through the cracks).

I know there’s a good chance it’s a combination of exercising, diet change, activity and also the possibility of being glutened for a few weeks could contribute to weight loss. Anything I eat now I’ve been eating for years so I know what to avoid and not buy. Also had a blood test unrelated to this and was all good so no issues there.

Just needed to get this out.

Dog training help (leading)

I’ll hopefully post a video of what she’s like in public/overstimulated in the comments.

Jack Russell female aged 7.

I went and met up with a friend today and took my dog with me. I’m not an expert or claim to be. I know dogs sometimes can’t translate one scenario to a new one as we can. I have gotten her to walk like this 50% of the time but can’t seem to reinforce it over anymore. Sometimes if I walk a certain path she’ll walk relaxed one way then pull all the way back to the car.

To get to this stage I think I taught her that a tight lead means she has to come back to my side and then treat. But it’s like she’s on a yo-yo and just ends up walking very quickly to get back on to the end of the lead. It’s tolerable to an extent but any time in public this all goes out the window and there’s not getting through to her.

It’s down to lack of consistent training 100%. I just didn’t know how to reinforce good behaviour when she was younger, now I’m left with high wire dog that just loves walking so much she has not interest in walking slow.

Does anyone get overwhelmed with the amount of tv that there is?

I’ve not seen many of the top 50 series, I’ve so many in lists, Netflix, Disney, Amazon, bbc, etc all lined up but get almost anxiety that I don’t know what to watch, then end up watching old shows I’ve seen 10+ times.

I know first world problems etc but i enjoy tv and want to experience more.

How do you decide what’s next?

Also hate starting things and not finishing.

Eat natural muesli

Any had this? I can’t use normal gf granola as all of them contain gf oats which I think I react to.

This has nothing in it that I know of to react to and wondering if anyone has the same experience? I’ve a bag of mixed seeds to use as a replacement but just miss having the added topping to breakfast.

Catholic guilt/culchie guilt

Not being political or anything* disclaimer.

Anyone live out in the country riddled with guilt if they aren’t out doing jobs in this nice weather?

I still live at home and just want to sit and do nothing (occasionally) and not feel bad about myself while doing it.

Cue my da coming in from the farm or my ma from gardening and they don’t even have to say anything and I feel like I’m 12 and been caught not doing the jobs they left for me.

I do like cutting the grass, weeding, painting, jobs around the house etc I’m not actually lazy but being at work then feeling guilt at home if I’m not running about like a headless chicken then I’m wasting the dry weather.

Relatable? Anyone?

Clashing of personalities

Just would like a quick consensus about something.

Planned to meet up with a friend on Sunday but planned on Saturday (8 days before).

After thinking over the plans and no timings organised I wanted to ring and change it to do something else (same activity just a different location due to me being obsessive and couldn’t get my head round it/wasn’t 100% comfortable doing it).

So I rang to rearrange it and also had alternative plans so that we could both decide, to find out he had planned to do something on Saturday (staying over somewhere) and had no idea what time we’d be meeting (the original plans I had thought we’d need to leave at 4am to get there, and it wasn’t even going to suit him). He didn’t even mention it to me and the fact I had the og plans already half organised and it made me so anxious, which made me just not want to do it and plan something simpler. Which is where we’re at now.

Now the new plans is also going to involve getting up early and when I ask what time he got no answer for me. This is for Sunday. How can you not have your plans made and decided so that I can try and make a plan for myself. Are we meeting 5am? 7am? 11? 3pm? Am I just meant to guess and hope? I like knowing in advance what I’m doing, especially when it’s a bank holiday weekend so I’m not wasting my time off!

Tbf I’m abit obsessive about things and like all my ducks in a row, but even now thinking about the unknown is getting me anxious. Yet, he’s giving no fucks.

This is nothing serious, it’s literally just a long walk/hike but it’s the height of my social life atm.

Just needed a rant, ignore me, but also give me your opinion.

First time up the mournes!

Hi. Just looking for info for the different peaks and which one you’d think I’d be best going up first?

Have the whole day to do it so going to be up mid morning. I’d say I’d be at beginners level fitness wise. I’d do walk and exercise etc but I know hiking can be a different ball park, especially if you’re not used to the conditions. (I did and do live in the rural countryside so I’m not a complete novice of boggy conditions, up hill, wet weather, just not an expert by any means so going into it with low expectations for myself).

I know it’s all great views so I’ll not be disappointed, but want to be worth the hike and trek, physically and distance wise lol.

Thanks, any help appreciated!

Edit: also with the wildfires, obviously have seen it on the news and reported to be bad, but having no knowledge of the area I’ve not a clue if anything is closed or out of bounds. The app AllTrails says most are but some people have been up as recent as a few weeks?

Very awkward question but considering the weather this week….

I’ve tried googling it but only get vague answers and no solutions.

Does anyone react to fresh air? As in makes your sweat intolerable (to me anyway)?

In work all windows and front door wide open and about 12 o’clock onwards I start reaking of sweat, but I wasn’t sweating that much.

I wash/shower everyday in the morning and I am very hygienic. It’s not even summer specific, sometimes on a windy day I’ll come back into the house and get a whiff and it’s so bad?

Surely I can’t be the only one, and if I am, how do I get this resolved?

It’s so awkward sometimes because I’ve never been told I smell (apart from my sister but who can believe her at the best of times), and I feel paranoid that I’m smelly and not realising how bad I can be for others.

TIA

Is it normal to have to ask for work at work?

I work in an office and the lowest rank out of everyone in the team so I basically have to get work given to me by older/senior staff.

It’s a small office and it’s mainly project type work so there are stages to the work where I can do a task or part of it.

I’m probably not the best at my role, still relatively new and inexperienced but I feel I can do certain things well if I’m briefed and given enough to go on. (And I have proved this through doing things and getting some praise). Usually my work takes me 1-2 hours at most so I’ve got into the habit of prolonging it so I don’t have go ask multiple times a day for more work. (I feel like I’m annoying if I have to take them away from their own work to get me stuff to do).

Imo I they should be giving me more to do or incorporating me better into doing small things more often. It’s tricky as it’s their work and I’m just there helping basically. I’d like a good balance of here’s 3-4 things lined up and I can just rattle through them throughout the day, so I’m not wasting time.

Basically looking for advice or if anyone can relate to this and what they done to improve.

How to email a business to inquire for more info?

Basically a business is looking for an apprentice and doesn’t have a lot of information on the ad (just the role, what may be expected and progression into level 3 after completing) but says it’s through a local college, and on the colleges ad it said email HR for more info.

Is it as simple as asking for more info in a polite manner or am I better attaching CV, say I’m keen to learn, even though all I’m after is a little more information that they’ve provided in the ad.

I’m not even sure it’s suited for me yet as it’s in an engineering department and I’ve no experience what so ever to even know if I’d like it.

It’s only to HR so that’s why I’m unsure as it’s not the application stage, but i don’t want to come across as blunt and give myself a bad impression before I’ve even started.

Thanks.

How to get better at asking for help in work settings

Hope this is allowed.

I’m in full time work, very junior role and feel unqualified for what I’m doing. (I’ve a degree in it, 1 year out of uni)

I rely on others in the office (small business) to give me work which is basically just to help their work load. But they’re still busy on top of this.

I keep stalling/putting off asking for help when I’ve reached my capabilities on projects and then I’m just dragging out projects when I could be done and onto something else. Also, I’m only really given one thing at a time so can’t delegate my time to stuff I can do in the meantime.

I know it sounds like I’m incompetent and out of my depth but I’m actually not, the worst part I just feel stuck and can’t let my ability take over and allow myself to get on with things.

It’s a physical barrier that I can’t get over no matter how many times I’ve done it before, just doesn’t seem to get any easier.
