Do I really need growth stocks to make safe income?

I would like to make at least 5% income. I have 150K to start. I'll add a sprinkle of high div single stocks. So from what i understand you need growth and income mixed to make a good portfolio. What do you guys think of this plan for income right now and sanity wise. Not interested in drip or retirement accounts. Different percentages or stocks? 35% qqqi, 10% schd, 15% spyi, 10% qqqm, 15% spmo, 5% avuv, 5% xqqi, 5% ovl.

Is this a good div portfolio for cash now in a brokerage?

This is a mock up to show possible percentages and stocks. All advice welcome but I need to yeild at least 7% in divends I will be starting this with 150K.

Help me make a portfolio

will hold it in my taxable account at Fidelity. I'm a spicy but not insane investor. I like to take the divs right away and have 200K to invest. I want to use QQQI, SPMO, SCHD what else to be pretty high dividend but also safe and diverse?

Bought a home, they lied on the listing.

Our contract says will not ask for repairs. Inspector found a leaky sinks, small amount of water in basement possibly plumbing related and other age related issues.

Listing said comes a stove and microwave. Microwave display doesn't work but it turns on and stove only 3 burners work.

Listing said air conditioner was from 2022 it's actually from 2007 and can't be recharged but works now.

I feel like the last 2 issues we should get some amount of money back for. How is something like this normally handled?

Help with ID, cookie scented hand soap that looks like "cookie monster"

So yah thats all the clues I have from the person who wants this soap. Smelled like cookies and seems like it was supposed to be a cookie monster/sesame street collab.
