Advice on selling apartment in Frankfurt...

I bought an apartment in a multi-family building in 2020 but now my time in Frankfurt is coming to an end and I want to sell in the 9 months or so as my work is taking me to Vienna.

Its in Sachsenhausen around 150m from the river close to Alte Brücke, hochparterre 100sq metres with a balcony/ tiefgarage with assigned parkplatz / washroom / large cellar etc...

Can anyone here give advice on selling cycles in this market? Obviously I'd prefer a private sale but I imagine a makler could perhaps pay for themselves with the price increase I could get?

The property is on church land so there is erbbauzins but its negligible and the contract still has a long term.

What should I look for in finding a Makler? Should I renovate? A makler friend from Berlin said it wasn't worth it as its a money pit and taste in renovation is often very personal.

[TOMT] French-language 90's/ early 00's coming-of-age film with explicit scenes and a seaside ending

I'm looking for an (I think!) French-language film that I saw on SBS in Australia around 2003–2005 during a late-night World Movies screening.

What I remember:

Live action.

Probably made in the late 1990s or early 2000s, but set in an earlier period (perhaps late 1960s–70s).

Coming-of-age drama with a young, shy male university student protagonist.

He's in love with a shy brunette girl, but an attractive slightly older blonde woman enters his life and begins a sexual relationship with him.

Early on, there's a scene in a beachhouse where he helps her undress.

One very distinctive scene involves them being sexual while her blind (or severely visually impaired) grandmother is in the room. She is wearing jeans in the scene.

Later the story moves to a seaside town.

The protagonist becomes increasingly reckless. At one party he performs oral sex on another woman, then afterwards spits out liquor to get rid of the taste. Distinctive shot of only her head and shoulders visible while the sexual act occurs.

The blonde eventually begins a relationship with an older man.

Near the end, the protagonist has emotionally detached sex with the earlier party girl while she is on top of him and he appears completely catatonic with a distinctive shot of her naked back with his face visible over her shoulder.

The final scene is the protagonist meeting the original brunette girl on cliffs overlooking the sea.

Does this ring a bell for anyone?

AKG EO-IG955...

...is the real deal. I bought a pair from Amazon that were very obviously counterfeit and returned them as the sound was tinny, and couldn't bear with any EQ. That's where I thought it would all end and it was all a troll.

On a whim, I bought another pair during Prime Days from another EU supplier (Ellogear OEM) and am shook. Amazing separation and instrument texture - a pair that really suits singer-songwriter, Motown, country and R&B. Vocals are very forward but never grating and the overall experience is very harmonious and emotional. I'll experiment with PEQ in the coming days and happy to answer any questions / experiment for you. I swapped the channels using my Qudelix 5K and having a blast already.

Definitely gives a run for the money on my Sennheiser I600's with the only real loss being the uncharacteristically huge soundstage that the Sennheiser's are known for. I think they trounce the bass response of my Oriveti 800VB's while lacking in the warmth they provide but they absolutely destroy my Tea Pro's and Supermix 4 (which come somewhat close in bass response..)

Honor Magic Series phones for Concert/ Rehearsal recording?

I'm looking for some advice from current Magic users, especially anyone who records live music or singing.

My two favourite phones ever were the Huawei P30 Pro and LG V60. The P30 Pro had a fantastic camera and very natural processing, while the LG V60 had some of the best microphones I've ever used on a phone for recording rehearsals and performances.

I'm now looking for a modern Android replacement with a better camera system, but microphone quality is incredibly important to me. I'm a professional opera singer and regularly record rehearsals, coaching sessions, and performances at close range.

How are the microphones on the Magic6 Pro, Magic7 Pro, or Magic8 Pro for music and vocal recording? Have they improved over the generations?

My dream device would actually be a foldable or flip phone that has flagship cameras AND genuinely great microphones for recording singing.

I'd really prefer to stay on Android if possible—I have a lot invested in the Android ecosystem and would rather not surrender and move to an iPhone 😅

Recommendation for Opera Singer/ Musician

Hey guys,

I'm trying to find the right phone/device for a pretty specific use case and would love some recommendations from people who care about audio quality.

I'm a professional opera singer and use my phone constantly for:

Recording rehearsals

Recording performances (sometimes placed discreetly at the side or corner of the stage)

Creating social media content

Taking and teaching online lessons via Zoom, WhatsApp, Messenger, etc.

For me, microphone quality is actually more important than camera quality, although I still need decent video.

I previously had a Vivo X200 Ultra, which I liked a lot in many ways, but I found the processing and filters a bit aggressive for content creation. It was also a Chinese ROM device, which meant constant compromises with banking apps, Google Wallet, notifications, and general day-to-day usability.

Before that I had a Huawei P30 Pro, which is probably still my favourite phone of all time. The audio always felt natural and reliable.

I currently have a Samsung Galaxy Z Flip 7. I absolutely love the form factor and being able to set it half-open on a piano, music stand, or table to record myself. Unfortunately, I find the microphones pretty terrible. The recordings sound heavily processed and I sometimes get strange artefacts/clicking during calls and recordings.

I'm not opposed to Apple (and I'm aware an iPhone would probably make my life easier 😅), but I've never really enjoyed using iOS.

One left-field idea I had was picking up a used LG V60 as a dedicated recording/content device. I know it has a bit of a cult following among audio enthusiasts. I'm also pretty heavily into IEMs, although that's less important these days since I use a Qudelix 5K anyway.

So my question is:

If microphone quality, natural audio capture, video calls, lesson teaching, and recording live music are the priorities, what would you buy in 2026?

Would you go:

iPhone Pro?

Honor Magic series?

Motorola Razr Ultra?

Used LG V60?

Something else entirely?

Would love to hear from musicians, singers, teachers, content creators, or anyone who's obsessed with good audio capture.

Anbernic Rotate using Button Mapper and Musicolet is an excellent DAP

Really enjoying the experience of using the Anbernic with a Qudelix 5K as a Bluetooth dongle.

With Musicolet allowing you to remove the pesky Anbernic clock lock screen when playing media, and Button Mapper letting you remap the hardware buttons selectively until you enter a launcher, it is a great option!

In this example, I've appointed the buttons as so:

L1

Press - Next Track

Hold - Fast Forward Ten Seconds

L2

Press - Back (allows easy navigation!)

Double Press - Previous Track

R1

Press - Play Pause

Double Press - Musicolet App

Hold - Sleep

When you flip the device it will automatically wake and enter to the Musicolet lockscreen. Playing Balatro on the touchscreen while using the physical buttons to listen to music is a dream.
