Help- How would you price each bedroom? And/Or the whole unit? (excluding utilities)?

🏠The space:
• ~850 sqft walkout basement apartment (fully private + own keys)
• Ceiling height ~6’5”
• Brand new renovated
• In-suite private washer & dryer
• Optional access to extra storage room + backyard
• Optional private and street parking both available

🛏️ Bedrooms:
• Bedroom 1: fully Above ground, large backyard-facing window, fits queen/king bed, built-in closet, exposed brick feature wall, w proper lock
• Bedroom 2: fits queen bed, small window, large double-door closet (only true basement room), proper lock
• Bedroom 3: fully Above ground, large backyard-facing window, fits single bed (or home office), proper lock (NOT a den divider kind of door)

📍 Location:
• 2-min walk to Caledonia LRT (Line 5)

Need advice from people who rented out their basement- is it better to rent room by room or the whole unit? NO SNARKY COMMENT PLS

I bought a bungalow in midtown Toronto just last year, and live on the main floor alone (solo home owner). Never thought I would be a real estate investor or professional landlord, but I got laid off recently, and now I need cash, so thinking of renting out my basement… This whole situation is new and frankly i am nervous.

The basement is a self contained unit, separate kitchen, laundry, bathroom. And has 2 large bedrooms + 1 junior bedroom and 1 bath. This was meant to be an “in-law suite” for my parents in the future…

Anyhow, so far i have 2 groups asking if they can lease the whole unit and live 4 people. I know it is within code, but the tenant-to-landlord ratio of 4:1 is pretty intimidating to me 🙂‍↕️ Plus i think 4 people for 1 bathroom is too much (maybe it’s just me who is spoiled idk)

Ultimately I want some level of control of who and how many people live in the basement… because I am freaking nervous about sharing proximity with strangers. I know some of it is wishful thinking giving the situation… but IS THERE ANY PRACTICAL TIPS?

Need advice from people with experience renting out their basement

I have a bungalow around the Eglinton West area, and live on the main floor alone (solo home owner). I want to rent out my basement which has 2 large bedrooms + 1 junior bedroom and 1 bath.

Is it better to lease room by room, or to lease the whole unit?

So far i have 2 groups asking if they can lease the whole unit and live 4 people.

I know it is within code, but the tenant-to-landlord ratio of 4:1 is pretty intimidating to me. I am a first time home owner (just bought last year), first time potential landlord, and I am alone, so honestly I am unsure how I feel with that many people sharing the floor/ceiling with me. Plus, i personally think 4 people for 1 bathroom is too much (maybe it’s just me)

Ultimately I prefer to have a better sense of control of who and how many people live in the basement… is that a wishful thinking?

First time landlord seeking advice

I have been learning how to be a landlord in Ontario from GenAI… but wanted to double check with you here

So I cannot reject a prospect based on the number of people they want to live in my property? My basement has 3 bed and 1 bath. They want to rent for 4 adults (1 couple and 2 other individuals). I think that is too much especially since i live upstairs alone. I don’t think I can manage 4 adults.

What is a legal message to send to not schedule a viewing? The place is still active on the market and I’m looking to lower the price to have 3 people max instead of 4+…

Take-home case for a 6-month contract?

I just got off the phone with a recruiter hiring for a 6-month contract because someone on the team is on parental leave. They said the process requires 2 interviews + 1 take-home case. I feel like it's excessive for a temp contract. Level of the role is senior manager (like 7-10 years of experience), so it's not like super duper senior either.

Is this normal these days? Do you also think it's excessive or am I wrong?

Is a high-floor apartment balcony actually useable?

I don’t live in a high-rise condo, but I’ve always been curious about this. The few times I’ve visited friends who live on the 20th floor or higher, I found the wind on the balcony really strong. It was hard to stay outside for long, and sometimes even difficult to hear each other over the wind. Sure the view could be beautiful but you can only enjoy it from the inside**…** kind of like window shopping.

For those who live on a high floor, what has your experience been like?

I don’t live in a high-rise condo, but I’ve always been curious about this. The few times I’ve visited friends who live on the 25th+ floor or higher, I found the wind on the balcony really strong. It was hard to stay outside for long, and sometimes even difficult to hear each other over the wind. One of my friends even have this penthouse corner unit with wrap-around balcony, but at the time i visited, we couldn’t do basic yoga or sunbathing or even having a normal meal outside…

For those who live on a high floor, what has your experience been like?

Budgeting question - how much does this potentially cost?

Scope: Make 2 windows bigger (maybe triple the current size), and knock down 1-2 (short) internal wall to install some kind of half-wall rail. Basically I just want to make the kitchen/dinning area a lot brighter.

Is generally considered a small job? I'm in mid town Toronto, older home, only 850 sqft in total...

AITAH for not wanting to host my good friend?

Everyone in the story is late 30s. My friend and I have known each other for 7-8 years. About 4 years ago, she got married, bought a 3-storey 5-bedroom home, and moved to another town (pretty rural, 2.5 hour away). They also had a baby 2 years ago. Over the years, I visited her home about 2 times/year, and once or twice, I stayed with her for as long as a week, especially during difficult life transition time. All of that to say, she's a very good friend, and I think of her more like a sister.

Last year I bought a house of my own in the city. As a solo buyer, I could only afford a tiny 2-bedroom bungalow. I use 1 room as my bedroom and 1 room as a hybrid between my office and guest bedroom (murphy bed, folded in most of the time). I have invited my friend to visit me a few times last year but she couldn't find the time to do it. In my mind, my invitation has always been about my friend (1 person); I never really thought about hosting the entire family (I know, my bad)...

Fast forward to 2 months ago, I got laid off, and have been going through a really though time mentally emotionally and financially (still have to pay the mortgage!). My friend has checked in on me 2 times over the phone since then. She also invited me to take a break from the city and visit her, which I have not done it because I don't have the mental energy to go.

Last week, she told me she wanted to visit the city and asked if her family (3 people: herself, husband and 2-year old kid) could stay with me for 3 days. It would be her first time visiting me since I bought the house. But I don't think the trip is to purely visit me. She usually don't do visits for the sake of visiting...she's the type that combines multiple purposes into a trip.

Anyway, I haven't replied, but I really want to say no... I feel bad for even thinking about saying No. But honestly my life is such a mess right now that I do not want to host anyone. I can arguably host her, and maybe maybe, her little kid, but asking me to host 3 people right now feels very overwhelming. I would have to move my whole home office setup into the living room, etc. and honestly just having 4 people stuffed into a tiny 2-bedroom just feel very overcrowded and a lot. I like her husband, but he is also a very big (I mean BIIIIG) guy, so it feels extra crowded in my head.

AITHA for saying no? What's the best way to handle the situation? What would you tell my friend?

According to Fifa, Larin is Canadian best attacker, tho ranked 40 worldwide). Do you agree?

Power ranking on Fifa website. Only includes 10 Canadian players

When sorted by attacking score, Larin came on top for Canada. Where is Promise and Phonsie? Do I miss other ones?

When sorted by defending score, Luc is best in Canada and #5 in the world (like one of the other posts already said)

Laid off, unemployed, scared, mentally exhausted, lonely, dealing with rejections and failures

I was laid off more than 2 months ago. Took the rest of May off to cool off. Then started applying and networking religiously since June 1. Submitted a total of 30-35 tailored applications. This “Sprint 1” effort yielded 6 screening interviews. I took July off so far (3 weeks) from application to focus on interview preparation… As of today, I have spectacularly been rejected and failed all 6 opportunities (often after the screening call).

I am hating myself so much. And I am at a loss for wasting so many valuable opportunities.

I don’t know what went wrong. How can I be so bad at interviewing?

I am scared and mentally exhausted from the idea of having to start all over again with Sprint 2.

I don’t know what I’m looking for from reddit exactly… Maybe how to interview better? Idk.. Ultimately, how to get a job?

I am just really really sad right now.

Late 30s, single, with a mortgage 😞
