
Luxury Infill Community Hits Market Near Old Town Scottsdale - Greater Phoenix In Business Magazine
With the completion of “Quarter at Palm,” we have Some more infill development in Scottsdale. I have mixed feelings about this - on one hand, infill is great (this parcel was a parking lot five years ago), but on the other hand, infill is only great if you’re actually utilizing the land to its greatest potential.
These two parcels are 51170 sq ft, and this company built 25 homes. This is a population density of roughly \~26,000 per sq mile, assuming 2 people per home. This is excellent news for Phoenix, given how limited space is in this city if we want to stop swallowing the desert. However, all I can think about is how many more people could’ve fit in this lot if they weren’t just 25 single family homes. Fitting roughly 50 people comfortably into an area just larger than an acre is impressive, but I think it could’ve been so much more, especially considering the proximity to Old Town.
I personally would love to see a lot more hyper-dense multifamily mixed use developments when we’re talking about infill housing in the valley. The elephant in the room here, of course, is that these 25 homes \*start\* at $875,000. Increasing supply is great, but if we’re only increasing the supply by 25 homes and charging +$400k over the median price, I don’t think we’re actually helping to solve anything with this development. It’s an interesting housing development, and it’s an interesting area. What are your thoughts on this Quarter at Palm project?
