Luxury Infill Community Hits Market Near Old Town Scottsdale - Greater Phoenix In Business Magazine

With the completion of “Quarter at Palm,” we have Some more infill development in Scottsdale. I have mixed feelings about this - on one hand, infill is great (this parcel was a parking lot five years ago), but on the other hand, infill is only great if you’re actually utilizing the land to its greatest potential.

These two parcels are 51170 sq ft, and this company built 25 homes. This is a population density of roughly \~26,000 per sq mile, assuming 2 people per home. This is excellent news for Phoenix, given how limited space is in this city if we want to stop swallowing the desert. However, all I can think about is how many more people could’ve fit in this lot if they weren’t just 25 single family homes. Fitting roughly 50 people comfortably into an area just larger than an acre is impressive, but I think it could’ve been so much more, especially considering the proximity to Old Town.

I personally would love to see a lot more hyper-dense multifamily mixed use developments when we’re talking about infill housing in the valley. The elephant in the room here, of course, is that these 25 homes \*start\* at $875,000. Increasing supply is great, but if we’re only increasing the supply by 25 homes and charging +$400k over the median price, I don’t think we’re actually helping to solve anything with this development. It’s an interesting housing development, and it’s an interesting area. What are your thoughts on this Quarter at Palm project?

Urban planners/attorneys/developers: How has the chartering of the various PDAs impacted your work?

Has the establishment of these public development authorities been helpful in alleviating some of the difficulties in building more affordable housing in Seattle? How has your day-to-day work been affected, if at all? Have the PDAs been successful in doing what they set out to? What changes, if any, would you make to the structure that exists right now?

Mark III keeps taking random photos and then throwing errors

How important is having 300ppi when printing on canvas?

I like to shoot in 3:2 and since Halide only saves up to 10MP, I’m curious as to what yall recommend for printing a landscape. I’d like it to be wall art, so I don’t think hyper detailed is necessary, but I absolutely don’t want any visible artifacts. I’d 30x20 too big? Thanks!

What is this arch in the dome rock range? Is it accessible?

Matcha latte I made this morning

1.5 tsp ceremonial matcha

50ml purified water 76F/24C

100ml pistachio milk

50ml whole milk

.75 tsp monk fruit sweetener

Tasted really yummy. Too much caffeine for me, I think. I’ve never used ceremonial matcha before; I typically use this cheap shit called “Vegico” from grocery outlet. The difference in quality was immediately apparent as soon as I started whisking.

Made a mango matcha latte

4g matcha new paragraph 40g water new paragraph 100g mango nectar new paragraph 100g whole milk new paragraph 4 ice cubes. New paragraph the matcha was whisked at 200F and cooled for about two minutes while I prepared the rest of the ingredients. New paragraph it turned out very nicely, though the mango nectar was not nearly strong enough. I think next time I will try mango pulp.
