Hire Agent Only for FSBO Seller's Showings and Open Houses

I will not be able to attend my own showings or open houses. And, I think buyers who attend with or without a Buyer Agent may find it to be more "professional". And, for myself I may like not having to directly interface with them.

So.....do some realtors offer this kind of a la carte service to Sellers or will they only do it if they get the typical MLS listing scope?

If they offer these services are they typically priced by a set fee per showing or per open house?

If it is relevant, I am in Houston, TX

Pre-Approval of Buyers?

Would it lessen interest if my FSBO stated that my property will only be shown to Buyers who are Pre-Approved by a Lender, or would that dampen interest. I ask because I have read that FSBO generates a lot of window shoppers etc and Pre-Qualification means little.

How to Set Listing Price - Gross Up Appraisal?

I have a nice appraisal and I am nearing the next step of FSBO or getting on MLS via a flat-fee broker. In anticipation of Buyer agents seeking a commission, should I gross up the price in advance for that? Knowing that listing at too high a price could be counterproductive, how much above my appraisal price should I go?

aHUS (Atypical Hemolytic Uremic Syndrome) Triggered by Kidney Transplant

My wife's kidney transplant (6 years ago) triggered a latent gene which caused her aHUS to activate. Her doctors quickly diagnosed the problem after the new kidney failed to perform up to par in the first 24 hours. Basically, aHUS causes blood clots in the capillaries --- especially those in the kidneys.

aHUS can also be triggered by childbirth and blood infusions. It is an ultra-rare disease.

My wife was quickly put on infusions of Soliris every 2 weeks and it solved the problem. After a few years she switched to Ultomiris every 8 weeks. Both drugs are incredibly expensive and thank goodness we have good insurance.

So for 6 years now my wife's transplanted kidney has performed well!

Just throwing this out there as FYI for those of you who have never heard of this rare disease in the transplant context

Texas Seller Flat Fee Listings + Buyer's Agent Commission

Until recently, and although commissions were entirely negotiable, the norm was a 6% commission to Seller's Listing Agent which was later split 50/50 with the Buyer's Agent. Under the new paradigm, commissions are negotiated separately between such agents and their respective clients.

I understand that in the current environment Sellers can still list with a full service Listing Agent, use a flat-fee agent (with much reduced services), or just to a FSBO.

In all of these scenarios, the Buyer will have already negotiated a compensation agreement with his Buyer's Agent. This Buyer might condition his offer to Seller on having some or all of that debt paid by Seller.

I am curious how this operates in practice. For example, does the Seller say anything at all in his listing reg regarding the topic or just remain silent? I can see the usefulness of maybe stating you are at least negotiable, or be more specific in expressing what you are prepared to do.

I would appreciate input from this of you who have had experience "in the wild".

WTF Legit BUT CRAZY Billing to My AmEx

I bought a new gas dryer yesterday with delivery, install, haul away and extended warranty. Total invoice: 1543.71. I charged it to my American Express personal credit card.

Now my AmEx statement shows a baffling number of charges and credits. For whatever reason, Lowes got granular and made separate charges for the sub-categories of my purchase instead of the bottom line amount of 1543.71. AND, they issued credits as well. AmEx says they do not know why Lowes did all this, but they think when everything gets out of pending the math will be correct. BUT the confusing list of charges and credits will still be on my statement and I will have to "do the math" to be sure the bottom line is correct.

I think this will work out, but who needs all this? I have NEVER had a vendor process a charge like this.

Am I the only one? I do not need this aggravation.

Leak in Gunite Pool

Befuddled as to whether or not I have a leak. I hired a specialist testing company. They did the dye test and came back later to do the more intense pressure test on the nozzles, drains, penetrations, etc. No smoking gun. I still have to top off the water once a week or so. They mentioned a leak could be underground in the worst possible place, like where the piping runs below the pool.

What to do now?
