Costco at the airport should include apartments

Yes I am aware that Costco is a private entity and I am aware the reddit crowd will freak out over muhhh flight path amd noise.

Its interesting that BAC have done numerous improvements to the area to give the airport precinct the facade of walkability but not actually made real material improvements that contribute to accesibility of the area.

Ultimately the land sits with the federal government , it would be great to encourage mixed use within the airport precinct, especially apartments on warehouses etc like other countries are capable of deliverying.

Whyalla steelworks sale faces potential delay as locals react to uncertainty

https://www.abc.net.au/news/2026-09-03/whyalla-steelworks-sale-faces-potential-delay/107107410

The sale of the Whyalla steelworks may extend beyond September, despite administrators previously expecting the process to be completed this month.

Jindal Steel and Australian-owned M Resources are the final bidders, with almost $2 billion in government support available to the successful purchaser. The blast furnace remains offline, leaving approximately 400 direct workers, hundreds of contractors and the future of Australian steelmaking in continuing uncertainty.

When does your brain catch up?

This is more a ramble than anything. I don't know if the world thinks i'm hot or I am just happier or what, but when does your brain catch up to what other people see?

I seem to now attract a medium amount of attention. Not always, like when I wear just a jumper and go out for icecream probably not much attention. When I put in even a crumb of effort, I appear to just attract people, that want to shower me with compliments. As a male I was fairly attractive, and didnt want for anything.

This is different and hard to describe. Sometimes in conversation I will say something about a situation, event or thing I have done and it gives the appearance that people are trying to get their brains to catch up with what they are being told and what they see in front of them & try to reconcile the two.

Where as for me the inside is still the same human but better adjusted but I don't always get the outside had changed or I don't think the outside has changed.

When I look in the mirror I can see that I am attractive I think, so like Its like I can see it but don't know it.

So when did your brain catch up to what everyone else sees

Record immigration during 2023-2024 set Australia back 6-11 years in housing availability (net supply and demand)

The National Housing Supply and Affordability Council publishes an annual State of the Housing System report, which includes data on housing supply and demand. This table in particular is important. Notice that for 2023-2025, new demand and net balance had the highest (absolute) values, which were the same years net overseas migration peaked.

Population growth

Since some people were still doubting the cause and effect of population growth, in their 2025 report, they modelled 3 scenarios of population growth (baseline and 15% lower/higher), and it was the largest factor affecting net balance. Just a 15% population growth difference (starting from 2024) was enough to completely change the outcome, and as shown previously, almost all of Australia's population growth came from net overseas migration.

https://preview.redd.it/36k0lzqxaulh1.png?width=748&format=png&auto=webp&s=0460db70a5dfc3f935e06dbd78d36a0016e50362

From their 2025 and 2026 reports:

>Changes in population growth alter new demand for housing, which affects vacancy rates, rents and housing prices. In turn, changes in housing prices alter the commercial feasibility of new housing projects and, therefore, affect new housing supply. The dotted lines in Chart 5.17 show alternative forecasts of housing supply and demand in high- and low-population growth scenarios. These scenarios are constructed from the baseline forecasts by raising or lowering year-on-year population increases by 15 per cent, starting from the 2024–25 financial year. The lower scenario is consistent with decreased fertility and net overseas migration, while the higher scenario is consistent with increased fertility and net overseas migration. Both scenarios account for the age distribution of migrants, which is a significant determinant of their housing needs.

>New underlying housing demand is forecast to be 904,000 households over the Housing Accord period. This reflects the still elevated demand of 205,000 in the 2024–25 financial year (with the surge in net overseas migration after the Pandemic still affecting the housing system), followed by a normalisation of demand to around 175,000 per year from 2025–26.

>In the near term, new underlying demand for housing is projected to remain elevated, with underlying demand for 182,000 dwellings in 2025–26. This is less than new underlying demand of 233,000 in 2023–24, reflecting a moderation of population growth towards its pre-pandemic rate. From 2025–26 onwards, new underlying demand is projected to stabilise at around 175,000 new households per year.

Years to offset new demand

There were several methods of calculating the number of years required to offset the new demand from immigration during 2023-2025.

One method was to divide the net balance deficit from 2023-2025 by the projected 13000 net balance surplus for 2027 onward, which were the values once things were stable. This method estimated that 2023-2025 set Australia back 9.3 to 11.2 years:

(78000+43000)/13000 = 9.3

(78000+43000+24000)/13000 = 11.2

Another method was to calculate the excess demand from 2023-2025 then divide the cumulative excess demand by 13000 (projected net balance surplus) to determine the impact in years. This method estimated an impact of 6-6.5 years. Since this method isolated demand, the estimation was not impacted by the lower supply in the earlier/initial years.

Year Demand Excess demand Cumulative excess demand Cumulative years
2023–24 233000 57500 57500 4.4
2024–25 196000 20500 78000 6.0
2025–26 182000 6500 84500 6.5

Excess demand was calculated by deducting yearly demand from the average demand of 175500 over 2026-2030 (when demand stabilised).

The previous calculations used data starting from 2023–24, which excluded the largest population growth spike in 2022-23 (as shown previously in the population growth chart). 2020 and 2022 basically cancelled each other out. However, population growth for 2023-2025 was still elevated compared to baseline, so the net outcome was a large population increase compared to normal. I compared the actual population growth to a static annual 326,000 population growth (based on 2019-20), and the actual population growth exceeded normal population growth by 468,000.

Actual population growth Cumulative (actual) Baseline population growth Cumulative (baseline) Difference (actual - baseline cumulative)
2019-20 326 326 326 326 0
2020-21 138 464 326 652 -188
2021-22 334 797 326 978 -181
2022-23 639 1436 326 1304 132
2023-24 537 1973 326 1630 343
2024-25 417 2390 326 1956 434
2025-26 360 2751 326 2282 468

Values are expressed in 100000s.

Agencies without Agency: How Dispersed Power Derails Transportation Infrastructure

A piece by Brian Potter of Construction Physics explaining the issues driving up the costs and risks of transit projects in America

His main argument is about control. U.S. transit agencies are nominally responsible for delivering projects, but much of their authority has been dispersed across regulators, courts, local governments, other agencies, utilities, and organized stakeholders like local populations and unions.
Compounding the issue is the hollowing out of technical expertise which makes transit agencies “bad customers” that cannot effectively design projects, supervise consultants and contractors, control costs, or resist unnecessary complexity.

As a result we have a system where many actors can demand changes, delays, and concessions, and no one has authority over cost or design. He outlines some prescriptions at the end.

Highly recommend for people who are interested Abundance/state capacity.

Toowoomba Tram candidates

Hello, not from T town but I understand T town is on the up and up real estate wise. As land value is still extemely low and Toowoomba still have quite a wide town plan, I am wondering if any candidates have emerged as of yet that are championing light rail?

Thanks

Public sanitation project delivery

I know there are or were a few people on here that where managing homelessness and/ or migrants across America.

Not in the USA. Aus instead but I do have some questions. I do DEM in my day job for private orgs but for this question I am a community member.

I want to facilitate the delivery of 2 hot water outdoor showers to eventually about 500 parks across my local government area.

The basic action plan is to cost this out, find avenues for funding and then put together a comms piece to get the community to push my local government to do this.

Has anyone here delivered public amenties such as showers for the general public to utilise either across a long term as part ther disaster lifecycle or facilitated some other community project that i can draw parrels from.

Either way I would like to hear from you.
