TPO, ModBit, or something else for patio / pedestal paver tile rooftop?

Quick question for you all here...
I’m planning a flat roof replacement under a new pedestal paver setup on our condo terrace and wanted to get your take on the ideal membrane and build-up.

The Setup & Considerations:

  • Size: Roughly 30' x 30' (~900 sq. ft.)
  • Overburden: Floating pedestal system with pavers (24"sq porcelain/concrete).
  • Load & Features: It'll have concentrated point loads from the pedestals, plus larger container planters and outdoor furniture, so compressive strength and puncture resistance are top priorities.
  • Water Management: Ensuring proper slope-to-drain underneath the floating pavers to avoid standing water beneath the assembly.

What I’d love anyone's input on:

  1. Membrane Recommendation: What would you specify under a buried assembly like this multi-ply SBS modified bitumen or TPO? I'm getting very conflicting answers from the two roofers I've already talked to.
  2. Substrate & Protection: What high-density cover board (e.g., DensDeck Prime) and sacrificial protection pads do you typically spec beneath the pedestals to handle the point loads?
  3. Ballpark / Approach: Given the size and condo logistics, what direction makes the most sense from a reliability AND cost perspective?

Good flat roofing company?

I of course have a leak underneath our wood deck which is on a mid rise condo building.

Need to find someone asap that is good and experienced with this stuff and also has dealt with removing decking and planters etc.

Current roof is modified bitumen - not sure if that’s the best course or if TPO is recommended.

Trying to figure out power extension cable for String Lights 2 (clear / teardrop)

Not looking to add another string since I'm pretty sure the power supply doesn't support it. Just looking for a 3 pin extension cable but a couple of them I tried from Amazon don't actually fit in to the power supply end of the wire. Anyone have any ideas?

Model number is the H8025

Speed test in Eero app vs Fast.com - huge discrepancy. Trying to fix

Been noticing a bit of signal drop here and there but nothing too major. However, I recently looked at the in app speed test and it was showing 42mbps.

When I use Fast.com or Speedtest.net it's saying 450mbps~. I have At&t 1gig internet speed. Confused to what is going on.

Anyone else have this happen?

Looking for something that’s not going to be blinding but also might be better at illuminating the entire space.

Would any of the cylinder up/down lights look good or would those beams be too narrow?

As you can see from the picture, the existing wall wash lights are some older Kichler ones but they only are about 200 lumen each.
