Building setbacks for a 1.5 katha plot under Siliguri Municipal Corporation? Is it doable?

Hi everyone,
I'm planning to build a house on a 22 ft × 49.5 ft (approximately 1.5 katha) plot under Siliguri Municipal Corporation (SMC). The plot faces a 17 ft wide road.
I'm trying to understand the actual building rules before approaching an architect. I'm getting different information from different people, especially regarding setbacks.
Could anyone who has recently had a building plan approved by SMC help with the following?
What are the mandatory front, rear, and side setbacks for a plot of this size?
Are the setbacks fixed, or do they depend on the proposed building height/FAR?
Approximately how much ground coverage is allowed?
Is a G+1 or G+2 house generally approved on a plot like this?
Any recent experiences with SMC plan approval or things I should be aware of?
I'd really appreciate any advice from homeowners, architects, or civil engineers who have dealt with SMC recently.

MSI RMA is a joke got a faulty replacement and now they’ve ghosted me.
I sent my MSI monitor in for RMA because of a display issue. Already annoying, but fine that happens.
They sent me a replacement unit (looks refurbished, different model due to unavailability of the same model), and guess what? It’s also defective. There’s a big white spot on the screen, impossible to ignore.
I emailed MSI support the SAME DAY I received it. Followed up multiple times after that.
No response. Nothing. Completely ghosted.
What’s the point of an RMA if you just send another broken unit and then disappear?
Honestly, this is beyond frustrating. Has anyone in India dealt with this before? How do you even escalate this when support just ignores you?
