The letting agent doesn't confirm receipt of my returned keys

I returned X sets of keys to the agent inside a named envelop as she advised.

The check-out inventory clerk somehow wrote that one set of keys is missing. It shouldn't be the case. I believe she mistakenly referred to an irrelevant set of garage keys that we got at the beginning (there is no garage), which the agent told me to just leave it on the table. So when she sees the correct sets of keys in the envelop, she wrote the missing set as to the garage set.

Now, the cheap fucked up landlord we had is making a complete fuss of it. He is not only saying we should pay for the missing set, but he needs to change the lock to the entire property and I have to pay. This is all nonsense, but it is so easy if the agent just simply confirms I returned X sets of keys.

When I request her to confirm, she refuses.

The agent didn't manage property and was on a let-only contract with the landlord, so the landlord arranged the check-out clerk.

Can the let-only agent not confirm the number of keys I returned? Thing is I didn't document it myself as it is a well-known agent.

I got a bunch of nonsense deposit claims from my landlord

I rented a fully furnished property in London. I got a bunch of random trivial things to claim on my deposit which I have no idea of, please advise on the best way to dispute these bullshits in the TDS:

  • Three missing photo frames (what fucking photo frames)
  • One set of keys not returned (returned all, the checkout reports says one set missing, but there was no document on the # at checkin)
  • Under-unit kitchen lighting no longer working (I told him long time ago)
  • Broken slat to the garden bench (that shitty trash outside, it was like that before, never used it)
  • Unauthorised repainting of part of the lounge ceiling, which will need to be reinstated (we never painted anything in his fucking house)
  • Broken animal ornament (what the fuck is that)
  • Staining to the bedroom mattress and wardrobe (I don't know, isn't it part of normal wear and tear)
  • Damage/loosening to the hallway mirror (wtf, a mirror loosening?)
  • Additional chipping/damage to the kitchen sink, which I am inspecting (no idea)
  • Removal of plastic sheeting/tape applied to the entrance door/transom and any associated cleaning/making good (what does it even mean)

Enzyme vs Vinegar/Baking Soda for a musty carpet?

After over-wetting my room carpet using a Rug Doctor, the whole carpet has a musty smell.

I have used a Karcher Puzzi cleaner to extract any dampness, and increase air circulation plus a dehumidifier.

Regarding removing the musty smell, is it more effective to:

  • soak the carpet with enzyme ( Rug Doctor Urine Eliminator or Carpet Fresh ), then let it natural dry with wind

  • spray the carpet with white vinegar (50% water mix), and then spread baking soda over it overnight then vacuum

Opinions on this potential tenant

Any view on this potential tenant? I am a little concerned of his one-man company and small savings. My rent is £1600 pcm, so will be more than his 'rental income'.


55 M of English, Self Employed Company Director. He has savings of £50,000. He has no children or pets and does not smoke. He receives additional income from his rental properties of £15,000 per year. He is currently in rented accommodation. He is not in receipt of any benefits and does not have any adverse credit to declare.

All family members are foreign nationals. The child is under an interim supervision order during care proceedings.

What if the whole family relocates back home permanently during this order?
Will the care proceedings continue and a final care order issued? Or just ceases.

How does Chorister admission work?

I am looking at a prep school with Chorister admission at 7+ (year3 = age 7-8). I am interested in having my girl tried the selection.

My question is: all youth / junior choir groups I have seen start from age 7-8, so there isn't any opportunity for her to learn singing prior to the admission age. How do choristers of that age get selected?

7+ / 11+ tutor class cost

Looking online at group classes for 7+ / 11+ (in London), I am very surprised they are that expensive and yet that popular.

Group classes cost about 250-300 a week for a 3-hour session, equating to about 80-100/hour! The cheapest group class I find is 60/hour. What is scary is that they are all fully booked well in advance.

Anyone in London can comment on (in-person) tutor cost?

Prep school fee dispute with school [legal matter]

In a prep school, the admission policy mentions one-term prior withdrawal notice, or else the parents will be liable for one term fee. That is clear and understood. It is legally binding.

What is special in my case is that my child was accepted into the prep school's nursery class in January as a rising 3. Typically, she would enter in September of that year after she has turned 3. We accepted the offer, assuming she was admitted early and would proceed up as usual in September.

The school now is suddenly saying the offer has always been to let her enter in January but will make her repeat the nursery year from September. That is no mention of this in the offer letter. It was not explained to us clearly. Children progressing up is typical and the lack of explanation for such an atypical arrangement should free us from the one term notice obligation.

I plan to withdraw her for the next term now and have her attend nursery at a more academic prep school from September. The school will likely raise the one term notice. What do you think?

PS: please refrain from commenting why I should let her repeat or not.

At Home Care Order

Can a judge make an at-home care order if the local authority is asking for a supervision order? All intervention work is nearly done and a reunification plan is to remain the same under either order.

Based on JW 2023, it seems such a care order shouldn't be justified. If the family loses credibility by breaching an interim SO by having unsupervised contact, is that an exceptional circumstance?
