Are these levels fine?

Are these levels fine or should we retest in the winter? Just got an inspection on a house built 1982

Inspection report

Love the house so far but have concerns about the inspection report with the chimney leaning would be the biggest concern besides that the other major is the hvac and furnace are 28 years old. Going to have to get a chimney specialist to see what's going on. Hopefully it's something minor and then maybe get a home warranty. Little worried that it's going to be costly. This house was close to the top of our budget. Still waiting for radon to come back tomorrow and hopefully that's fine.

Should I lock in this rate?

Buying my first property. I have a relationship discount. Going to put 10% and single payment of PMI. I make around 100k a year and have 12k in student loans. Don't have a car payment. Bank accounts 50k. Brokerage account 125k. Should I be putting 20% down?

My wife had to have surgery which was successful but we waited until about 15 weeks because of this to tell family. Now our friends (who were also pregnant) just told us at their 12 week check up they lost their child right before we were going to tell them we're pregnant. So I'm trying to find the best way to approach this. This person is one of my good friends and I don't want them to find out from someone else but my wife is showing but I also want to be as gentle as possible. I'm not sure how to go about it.

Escape 5/31

This will be my wife and I's first cruise and we are having a little one in November! I'm not seasoned at all when it comes to cruises so if anyone has any useful information feel free to share. I've done a lot of research but still feel nervous. One thing I'd like insight on are the excursions on Cozumel, Roatan, Harves Caye, and Costa Maya. What's really worth it? My wife is also turning 31 on the 3rd of June so want to do something special with her. She saw something about a sloth excursion. I assume we won't do a ton of excursions but also where are some other great places besides excursions. Anything is appreciated.

Is the CFP worth it

Been a stockbroker at a bank going on 7 years. The bank offered to let me get my CFP 18 months ago, but I was working on my series 24 and pushed it to last November to start. Unfortunately, there were some losses (deaths) at the bank even though we've made record profits and now it has been basically reneged which is annoying because I was taking it into consideration with my compensation. Up in the air about it now. I would have to stay 3 years or deal with a clawback. Should I still push for it?
