HMF Stolen Hanging Light

Our tenant took this light from our property, but I can't find receipts for it. I believe I bought it at Lowe's, but dont see it anymore. This is the only picture I can find, but there are three equally spaced lights. Basically I need a name and price so I can get my money back from them. Ive searched google, reverse image searched but can't find the exact light. Thank you!

[Landlord - USA- TN] Missing items, take out of SD or ask for them back?

It's been a traumatic week doing my first move out inspection of my first rental home. Some items are completely missing ie a 300 dollar chandelier replaced with cheap TEMU piece of junk, a nice overhead light replace with a cheap fan, a large lockable outdoor storage box . Do I even waste my time chasing these or just deduct their costs from the Security deposit. I know the tenant is going to say, " they stopped working so I replaced them." But that's likely not true, he just wanted to change things without permission.

I do not have receipts for these particular items, but I can find their approximate value online. Will that suffice for security deposit withholding? Who knew people steal chandeliers? At this point even if I do get the items back they will likely be damaged, and I will have to re-install them, which isn't free.

Tenant broke my Viking Stove. Grrrrr

Tenant broke a knob off my viking D3 Range. Found the knob on the floor. Looks like they tried to glue it back on, but the metal insert is snapped off in the knob. Ive Never dealt with a repair like this. Any advice?

[Landlord US-TN] How to deal with hard wood floor damage. First move out.

Doing move out inspection for my first time in my only rental. It has real hardwood throughout and the tenant has left lots of scuff marks and several 1-2foot long, 1mm deep scratches in the floor. They are deep enough to catch your nail as you slide across. The floors were basically perfect before. What are you experienced landlords doing in these situations? If this is considered normal wear, is there an easy trick to make them look better? Thanks

[Landlord US-TN] First move out inspection. Should I charge for this?

Frontdoor to my rental has damage that was caused from someone pushing the door outward with the locking pins in place. It broke the wood, pushing it outward and dislodge the metal plate. Should I get a carpenter for repair? This is a legit charge against a security deposit, correct? Not just typical wear?

[Landlord US-TN] Tenant put holes in TPO roof.

Tenant mounted Direct TV Satellite to roof without permission. This is a TPO roof ( white membrane), which is heat welded to create a continuous waterproof membrane.

I self manage and do my own repair work, but this is the first time I've dealt with something like this. I ball parked him 400 dollars for my removal and repair of the membrane, but I have a feeling it could be more than that if done appropriately. I'm worried that insurance will see this large bracket screwed through the membrane and request a re-roof or something crazy.

We are doing the mutual movement inspection this week. Do I just go with my gut ($400) or call out a legit roofing company and get a quote/repair. The tenant seems like the type that would take me to court over this, just want to do it correctly.

[Landlord US-TN] Tenant installed security system?

Anyone had a tenant install a security system in a house, and then leave a few months later?

This guy installed an ADT system. I dont really want the added monthly costs of picking up this contract. I dont even know if that system requires wifi connection to work?

What do I do? Take money out of his security deposit to get it removed? Use it as a selling point for the next tenant? Thanks

[US] Skirtlick.com and yellowfinch llc SCAM

Finally fell victim to the perfect scam.

Bought an LED pool light off of a facebook advertisement ( Mistake number 1)

Used paypal with my amex card. Approved a payment of 52 dollars.

My amex gets billed 68 dollars, but package is in transit, so I wait to receive package and plan on disputing charge discrepancy.

Package tracking is saying bogus things about the package going all over the world for weeks. Obviously fake. I finally file a dispute with Amex. They immediately refund my 68 dollars.

As soon as merchant receives notice of dispute they overnight an empty box to me. They use the picture of the delivered empty box to dispute my dispute.

I throw out empty box, my money has already been refunded. No big deal.

Amex reverses their decision based on picture of said empty box in my driveway, provided by merchant.

Now, without a picture of the empty box, American express will not side with me. They closed the dispute. Not only did I not receive anything, I also go charged more than I agreed to.

That's how I fell victim to the perfect scam. Well done random dude in Michigan.

BTW the website I purchased from was skirt lick dot com. Their paypal merchandise tag is yellowfinch llc. Beware

Can I fit an Eaton BR22 2-pole GFCI in my current Panel?

My current Panel is an Eaton CH Series, with the tan colored switches. I need to change out a 2 pole 20Amp GFCI to a BR22 2 pole GFCI to avoid nuisance trips from a pool pump. Does anyone know if that is a direct replacement in this panel? If not, can you recommend a small sub-panel I can install next to the main?

Variable Speed Pump causing GFCI Nuisance Trips?

I had a Intelliflo VS3 installed about months ago to replace my single speed Pentair. Ever since then I have had intermittent tripping of the 2 Pole 240V 20A GFCI in my house. I have had the pool company come check for connection at the pump, verify that the pump is running on its own breaker, remove the old timer, disconnect the lights ect.

The breaker is an Eaton 2 pole 240V 20A. I have read that they may be extra sensitive to variable speed motors.. We are in North Carolina.

My plan of attack is as follows:

  1. Add Ferrite Rings to try to settle any interference that may be causing the nuisance trip.
  2. I can't find an improved breaker that would fit in the Eaton Panel, so I was going to add a subpanel out at the pump with a Siemens 2 pole 20 Amp GFCI, then replace the current GFCI with a non GFCI breaker. This option is alot of money and work.

Am I missing something obvious? Anyone else had these issues. I have to leave town for a few weeks this summer and can't deal with this.

Is there a different breaker that would fit my my panel? That would be the easiest fix.
