What benefits should I expect by investing pre launch in a project in suburbs of Mumbai?

So there’s this redevelopment project by a builder with history of 3 projects. 2 of them completed. all in suburbs.

I am expected to pay 1 Lakh as EOI (Expression of Interest) which is completely refundable within 30 days of launch. Launch will be in last quarter of 2026, possession in 2030. 33 floors total.

Payment plan will be according to floors. 10-12% for first few floors but 3% per floor after it. I already have a home I am living in but I plan to shift there once it is completed.

So, what kind of benefits should I expect since I am risking so much and helping the builder? They already said I get no floor rise and free parking. but what about the real thing: the rates. how much % below market rate should I get per sq.ft? and what else?

Living in mumbai without having learnt to say no? It will drain you. Here are some tips.

Mumbai has nice people, and the wrong people exploit this. Other than the usual needy people you know personally, here are some common things you need to be vary of.

  1. NGO people asking for donations. Check their spendings graph if they are transparent about it. Most of the money is gone into marketing and paying their workers. They are technically asking random people to pay their salary. If you care, go help someone directly or at a trusted NGO.

  2. Strangers in financial distress. We live in a digital payments world. Everyone knows at lease one phone number of their close ones. The most help you should offer is to let them call someone ON SPEAKER and then maybe help them do the payments by sharing QR code on Whatsapp. Nobody who is stuck at the airport or train station without money has no other option than your money.

  3. Sellers outside temples. ”you can take off your shoes here” is a code word to “you are my customer now”. They will simply hand you stuff without discussing prices and they will always be overpriced. They will try to guilt trip in god’s name. Also, never agree to pay after Darshan. You are supposed to own the offerings. Try to bring sweets/flowers from your home/sweet shop that is not near the temple.

  4. Pushy sellers in general. If it was a good deal where you benefit they would not be coming after you. Read the book “never split the difference“ and you can recognise most of their tactics. for example, they can give 2 choices, both in their favour, like 500g or 1 kg pedha outside a temple. you need to pay attention and say 100g

  5. Religious people. What I mean is those babas who tie threads without asking or the jhaadu waale uncle. Just say you are an atheist or from a different religion. If a missionary is trying to convert you just say you are a Muslim.

  6. Your own people who have joined Insurance companies. If it was really beneficial for you they would not have to come to your home. I have been an insurance agent and I didn’t have the heart to scam my family and friends so I left. You should only have Term life insurance and general (health, vehicle, etc) insurance. Investment + insurance should never be mixed.

unpopular opinion: most Middle eastern perfumes always get something wrong.

Before anything else, let me tell you I am aware that there are very few ME perfumes that are smooth and have nothing wrong about them. I liked AP Marwa. I also understand that people also prefer the things that I find to be flaws. one man’s trash is another man’s treasure.

but for me, ME perfumes are simply off in many ways. I’m not even talking about how close they are to the perfumes they are trying to be a dupe of. Just on its own, most of them are too sharp. One note stands out too much. There is no harmony.

Why do they require months of maceration? how are people ok with that? why can’t they be good out of the box?

They also have the weirdest problems. When I see reviews of ME perfumes, the negative points are always something like ”it opens synthetic“ or “it smells like burnt plastic” or some other diabolical object that makes me wonder what low quality chemical weapons are they sending our way.

also, they are too loud. if you prefer it, that’s ok, but if you are looking for a non offensive everyday perfume, being subtle is one of the pros and not cons.

sure, middle eastern culture is about loud fragrances but they don’t use the spray perfumes, they use oils and bakhoor, etc. So if they are making a perfume for non arab consumers only, why not understand their culture?

People should be saying I smell good, not that my perfume smells good. It is not pleasant to be around someone who used a middle eastern perfume especially in this kind of heat.

Being obsessed with personality types is just as absurd as being into astrology.

I saw a few posts here about people asking for relationship help with the personality types of their partner. This obsession is absurd. I get the need to understand someone better but this is not the way. What do you mean you can’t figure out the type of your partner?

do you really think there are only 16 types of people? This is just as bad as thinking there are 12 types of people depending on when they were born. I know there are other planets and an entire chart in astrology that goes deeper, just like we got enneagram.

But the thing is, both of them can be wrong. You can be mistyped, and so can your partner. maybe pay attention to the real interactions instead of acting like the stereotype. Listen to your heart… and use common sense.

I took Tata 1mg Magnesium Glycinate supplement. It backfired (no pun intended)

I feel restless, jittery and uncomfortable all the time. This is ruining my sleep and the cycle continues. People talk about how magnesium saved their life.

So I bought Tata 1mg Magnesium Glycinate and then checked Reddit for reviews. everyone says Tata has mixed less glycinate and more other forms of magnesium.

which is true, I only had the side effect. Diarrhoea. It backfired. Made my morning even worse. This happened twice, I had given the tab another chance.

Has anyone had a similar experience and then tried some other magnesium tab that worked? Because even this tab had a little real magnesium glycinate but that did not have even little benefit for me

My fragrance collection once I started taking them seriously. Earlier I used whatever was cheap or gifted to me.

Godrej Genteel EDT (Eau De-Tergent) absolutely mogs the rest of my perfumes. Only fragrance that was noticed and got a compliment. bought it immediately after seeing the post by u/vraach saying it smells like Dior Sauvage. I have never smelled Sauvage but to me this smells like Mapro Falero fruit Chews. I use less than recommended quantity in the machine but it still leaves my clothes smelling good. Especially on jeans where it projects even after 2 wears.

YSL MYSLF was a miss, I expected much from a designer perfume. Opens synthetic*. Smell was liked by everyone but nothing special. Clean and sophisticated, for every occasion. projects for an hour then fades quickly. Got it for less than 7400 at Lifestyle stores.

Skinn steele is the least synthetic* smelling perfume here. I keep smelling myself after applying it. Good enough for office. It is hard to describe... but some say it is like Black Hit insect spray.

Skinn Nox Homme does not deserve to be beside Skinn Nox Femme. The femme version is so much better. This was supposed to smell like luxury but you can only imagine an obnoxious uncle with white shirt and obvious fake gold smelling like this. Just spend a little more and get 30-50 ml bottles of designer perfumes instead of 100 ml of this.

Skinn Verge lasts and projects long considering it is a fresh perfume, that too not expensive. Somewhat synthetic* so if you wear it at the gym you might irritate yourself or someone. Which is a shame because the smell suits the gym. smells like a spicy version of Blue Pears soap.

*I consider a perfume synthetic if sniffing it deeply is uncomfortable and gives a weird feeling in the throat/nose or gives an headache.

Airtel NCMC card sold at metro stations forces you to open bank a/c. But your DC/CC might already have NCMC.

At Andheri metro station, etc sales people try to sell you Airtel NCMC card. They ask for 60 rupees of which 59 is for the card. With the card you also get an unnecessary airtel payments bank account which they don’t tell you about before. The remaining 1 rupee goes into that account.

We don’t need one more useless account. Even when I opened an SBI account they fooled me into opening a Demat account by hiding papers for it in the bunch and making me sign it.

I’m making this post just to let people know that NCMC cards are really good especially because they work in BEST buses so you don’t have to carry change. Sure there are other options like Chalo app for bus and WhatsApp ticketing for metro but using a card is quicker.

So I suggest people to get other cards like PineLabs NCMC or check if your existing Debit/Credit card has the NCMC logo (Green and Orange triangles cuddling) even that can be used.

BBA College for a good work-study balance?

I want to pursue BBA but I ruled out distance learning after looking at how lenient it is. It has to be a joke, as an employer I would never take an online degree seriously.

Anyway, I need to continue work so I can support myself, is there any college that will understand my situation and let me do this? I don’t want to get debarred from giving exams.

I have good scores in CET and Boards so I can get into the top colleges. Most good ones are in SoBo and my workplace is north of Bhayandar.
