Selling house in South Florida (Pool, covered patio, Out door Kitchen, Dog run on side of house, all pavers in back yard which is grandfathered in but cant be done now in by law).

**EDIT: There is no inspection. I know, WEIRD. He came out and looked at the place a week ago and low balled us then told us they would pay the amount we wanted with no inspection. Read a review but it was about doing an inspection on the place and them trying lower they price and the seller wouldnt do it. If they try to go below the number it is off for us.

They want us to sign today and close in 14 days and put up a few grand as a security deposit because neither of us have a place to live yet. 45 days is what they will give us to vacate.

The 'contract' is 3 pages long and just says the amount, the 'escrow' and that there is no inspection ('we may/will send someone to take a look to see if we need tiles or what not to do repairs to the house' There are plenty of tiles and flooring pieces here.)

There are a few things involving the title and such that he says they pay for. All we do is get $ and pay some to a security deposit so we don't destroy the place when we leave any time during the 45 days we get.

3 Pages only and it looks straight forward. It is down below Miami in Coral Gables to do the closing.

All so fast. But us getting out of doing ANYTHING except move out is very appealing.

Anyway they came and looked after sending a check we would have cashed but of course they low balled it (and the guy was also his own real estate business and either wanted to list it or us sell it buyer financed. NOPE) but we have been going about talking to agents and getting rid of stuff and now they are back to the number on the check they sent out as an advertisement.

If it is for real the amount of money we would have spent getting it curb appeal ready and real estate commissions would be about the difference in what the market is going for (150 days sale in this area right now) so we would save so much time and money and frustration.

Someone here either does this for a living or knows what they are gonna pull. Please tell me what to look for.

Don't want to sign with a real estate agent.

For reference, we sold our last 2 homes without real estate agents and no showings, we got lucky both times and made $$$. I sold a house in 1999 with an agent and it was a pain.

His example to day was like if you had your heart rate increase and break out in a sweat in a discussion vs from running around the block.

Report BAD and GOOD good things.

Any help is appreciated. It might be this guys personal exercise or something more common in therapy? I cant figure out why to do this. Plus since it is couples counseling most of the 'reactions' occur in his office with the other person.

BUT PHYSICAL SENSATIONS and NOT WHY. Lots of capitalized NOT WHY.

Have an couples counseling appt with a partner that had prostate cancer and took all the Lupron shots that suppress hormones. The treatment (radiation) has been over for a year and the shots are wearing off and now its like walking on egg shells waiting for the next Emotional Dysregulation attack. I am good at staying calm and trying to regulate my emotions and not 'fight back' or antagonize until the episode ends. Then they pretend like nothing happened.

My personal not face to face therapist says test book Bi-Polar but their therapist supposedly said 'NOPE' but anything could have happened and Im being told what fits their narrative.

Can anyone give me some terms to look up that might apply so I wont be wondering what the couples therapist is talking about when they use Psychology Today Magazines most recent terms?

I know TONS of houses down here are living on original pipes, seems to be the drainage pipes they worry about. After 2 clogs in 9 years we had it videoed and the plumber (used them many times for other installation type things) recommended at least replacing the outside pipe that goes from the house to the Sewer (gonna be a mess because of pavers) but also gave a quote for the much more expensive digging under the house and re-plumbing there.

Im good with the outside pipe replacement, but the inside dig under Im not good with.

We have considered selling in the past and moving to Palmaire where most of our friends live.

Surely someone on here has had pipe issues and has some advice?

I live in god's waiting room and am younger than most of the people I know so everyone calls on me for Tech Support. Recently a good friend asked me about canceling his AOL plan (up to over $20 a month) he has had since the early 2000's (the whole web browser, newsgroups, all the original AOL stuff) but he wants to keep his AOL email address as most of his bill pay and everything else goes to the AOL email (may be his only email address)

I understand there may be a fee to keep the email address, but I got him on Chrome for Web Browsing so he no longer goes through AOL's web browser.

Tuesday night (hmmm...) my toilet flush caused dirty water to come up into the tub beside it. Last time this happened expensive plumber visit and snaking can damage pipes (especially older ones) fixed it.

This time I was ready after checking YouTube during the last time it happened.

Plunger: one of the basic ones that is just a bowl shape on a wooden stick is not the one (Sinks for that one) , for toilets you need the one with the larger rubber bottom that looks like 2 bowls stuck together at the bowls tops (you recognize it when you see it)

YOU HAVE TO HAVE WATER COVERING MOST OF THE RUBBER when the plunger is in your toilet bowl hole. If you have to add water to the bowl, do it. If 90% of the rubber isnt covered, it wont have its full suction power.

BUT THIS WAS THE SOLUTION: Dawn (or the WalMart brand that doesn't have a scent. Do my forks care that they are lemon or pumpkin scented (actually exists)? Why put a scent in dish washing detergent?

You pour a lot of Dish Washing fluid in the toilet, I put the big bottle size between the 3 toilets in our house and went to bed crossing my fingers.

Next morning: ALL toilets flushed and no back water in the tub.

Dawn cuts grease but also LUBRICATES the clog and when you flush it might just go away like it did for me.

DAWN also works great if you get a thrift ed clothing item that has a strong scent. Just soak it 2 nights in a tub with water and Dawn and the scent on the clothing washes out first wash.

Has anyone had this. I put out the 3 packages, 2 fit in the mail box poking above it propping the top up and one was on the ground. I put a 1/2 sheet sign on the mail box thanking the mail carrier for picking up my eBay packages.

They got scanned, but they say delivered at my address. The making and printing the label show up then delivered.

Ive had this happen when I was receiving a package and it took a few extra days to get it, but the buyers were asking on day 1 about the tracking status.

I can not find it on the Ring cam. The packages are there, then they are not and when I checked the mail about 15 minutes after they disappear (no body seen in the doorbell cam, weird) there was mail in the mail box for us but the packages were gone and Im hoping the carrier accidentally beeped em as delivered.

What happens now? Just wait.

I dont have Acid Reflux often. I vividly remember the first time I had it. I woke up with my throat screaming from the acid and my mouth full of some noxious liquid and my first thought was 'get the plastic bite guard out of my mouth, protect it at all costs'. I joked it was like having a Vietnam War flash back like you see in the movies. I was not yet in school when the war happened.

The usual story is 'drink milk'. Not a milk fan and when I tried it, it didnt work. Then I saw somewhere that gherkin pickles cure it if it is just occasional. FOR REAL.

I was recently staying an an elderly friends house the first 2 nights he was out of the hosptial after 2 months in it and we ate take out Chinese and I woke up at 2am feeling it coming on and ran to the kitchen and thankfully he had a jar of Gherkins (“I take the word ‘gherkins,’ take the ‘h’ off, ‘cause most people don’t know that, you know, gherkins has a ‘H’." Hahhaha) and I ate 2 and went back to bed and the problem subsided.

If you have it nightly (Has to be awful. Partner has it and would swallow a hand full of TUMS at bed time and still have to take more over night before the little purple pill came along, now cant live without the pill so we stocked up on it and rotate the stock to keep it in date) go to a Dr or get some Nexium (little purple pill), but if you have it occasionally like I do, get some Gherkins. The keep un opened in a glass jar for a while.
