Would Denver be right for us?

Currently live in Wilmington NC with my gf and were not looking to renew our lease. What we're looking for in a new city:

-big city. My gf works in hotels so a big city / tourism is a must for that field.

-reasonably affordable rent. I've seen on here that rent has been going down in some cases. Our range is around 1500.
-walkability is one of my musts and from what I can see, Denver has some nice pockets of it.

The things holding us back form fully committing are-

  1. The weather. We lived in New England and are trying to avoid those types of winters (just dark and cold and depressing). And my gf loves the sun and to tan and I'm not sure how the area is with that.
  2. sketchiness. Online there are lots of doom and gloom about the safeness of the area. I can see its getting better obviously I don't want to move us to a place filled with homeless and just bad areas when we're trying to go for a walk or go to the mall.

We're both mid 20s. We don't drink so breweries and alcohol is not something we care about. We like to get out and do things on our days off. If that's going to a market or visit a new town or go hiking. We like having things to do. Any feedback would be greatly appreciated!

edit: I’d like to add that 1500 is the range but we have the means to spend more for the right spot. Also we don’t necessarily have to live directly downtown, just in proximity to a large city so suburbs are totally fine for us.

Bigger city, somewhat walkable, reasonable apt prices, ok wages… asking for too much?

me and my significant other are looking to move come fall. we currently live in Wilmington NC and we’re not loving it. We want to be closer to a bigger city, preferably some walkability, a job market that isn’t completely non existent (my SO works in hotels and I work remote), and an apartment for about 1500, more if the place is worth it.

biggest challenge is that we like the sun and being close to the ocean but every big city in the south is just overcrowded and horrible wages. literally every city in FL has these problems. I know we probably will have to compromise a bit and that’s ok.

denver looks affordable and jobs in hospitality pay more then here in Wilmington but the weather and no ocean is a glaring issue. San Diego is expensive but looks like it’ll check off most of our boxes but that’s a huge move and we’ve only ever been east coast people.

any thoughts on some places we may be overlooking or just thoughts in general would be greatly appreciated!

New to ibkr. Unsure of trading permissions

I use thinkorswim at the moment but their fees for futures are too high so I am in the process of switching to ibkr because of their lower fees. When I made my account I entered the same information as thinkorswim in terms of my experience and income but on trading permissions I got put in cooldown to retry in a month. I waited the month and when I hit retry it just instantly submitted another application that got me put back in cooldown.

From what I could find online I shouldn't even be able to see futures tickers like NQ and ES however on the ibkr desktop app I am able to search tickers and even select contracts. I don't want to transfer money from my current broker to ibkr just to test if I can place a trade. So I just want to know if I am able to trade futures? and if not, what do I need to do differently when im able to reapply? Sorry if this is a beginner question.

How long is too long to be stuck on step 3?

been on step 3 since April 15th and on the April 17th they said they We made a request outside the VA: “service treatment records.”

I know they’re required to request your STR but I’ve uploaded my entire STR as evidence. I haven’t had anyone reach out to schedule c&p exams yet. Just wondering how long should I wait before I reach out to see what’s going on? I know you can get hung up on any step for quite some time, just seeing what other people’s experiences are.

edit: I’m just asking about other peoples experiences. I’m very much aware this is a long process.
