Can anyone recommend a premium property developer in Pampanga that offers stylish, modern house and lot projects?
I’m not looking for ultra luxury ₱30M+ homes, but also not the usual cookie cutter subdivisions where every house looks identical. Budget is somewhere in the middle. I’d prefer something with contemporary or minimalist architecture, good master planning, and quality construction.
I’ve looked at a lot of projects already, but most seem to follow the same generic design. I’m hoping to find developers that put a bit more thought into architecture and overall community design.

Grabfood priorty scam
GrabFood Priority isn’t really priority. Every time I use it, Grab charges a higher delivery fee by promising an estimated delivery time of under 30 minutes. But the moment I place the order, the ETA suddenly changes to around an hour. That way, it doesn’t get tagged as a late delivery, even though I paid extra for faster service. This feels misleading and unfair to customers. Then no way to reach their customer support.

Hi everyone. Curious to hear from property owners, brokers, and agents.
For residential properties priced above ₱20M, particularly in provinces like Pampanga or Cavite, what commission do you typically offer or receive? Is 3% still the standard, or do owners usually offer 4% to 5% to encourage agents to prioritize the listing?
Also, would it make a difference if the agent was the one who approached the owner saying they already have a buyer interested in the property? In that case, is the commission still the standard 3% to 5%, or is it common to negotiate a different rate?
Would love to hear what’s considered fair and standard practice today.

Besides the obvious, I already know the suspension has improved a lot but is still on the firmer side. Curious about real world ownership experience, especially daily driving, comfort, fuel consumption, reliability, tech issues, and overall driving feel after living with it for a while.
Would you still buy it again?
