Has anyone used a broker for fast business funding in Australia?

I’ve been stuck deciding whether to use a broker for some fast business funding or just apply directly to the lenders myself. Has anyone here gone through a broker? Was it actually quicker and less painful, or did it just add another layer and extra fees? I like the idea of filling out one form and letting them shop around, but I’m paranoid about hidden costs or ending up with worse rates than if I went direct. If anyone has experience with brokers I’d love to hear how it went.

building inspection missed the foundation issues in my townsville house

bought a house in townsville 3 months ago. got a building inspection done report said all good, just minor maintenance moved in, seemed fine.

then the first big rain hit and water started pooling against one corner of the house. noticed cracks in the slab. got a structural engineer out who said the foundation is settling unevenly and theres drainage issues that have been there for years. said it should have been obvious during inspection quoted me 22k to fix.

i pulled out the report and the inspector wrote foundation appears sound and no signs of water damage. i have photos showing the cracks and the water pooling. sent them to the inspection company and they said "we only report on visible defects" and we're not liable.

anyone in townsville dealt with a dodgy building inspector. is it worth taking them to qcat or should i just pay up

getting tired of the whole just start advice without any practical steps

lurking here for a while and i see so many posts like just start bro and stop overthinking and okay i get it but like nobody talks about the actual boring stuff you need to do first.

been running my little consulting thing for about 6 months now. making decent money but everything is still under my personal name. i know i need to get legit with an llc or something but every time i look into it i get overwhelmed with all the conflicting info.

some people say do it yourself through the state website. others say use a lawyer. the legalzoom ads are everywhere. honestly it feels like everyone just wants to take your money.

anyone else feel like there's this huge gap between have an idea and actually running a legal business?

QLD road trip with kids - any good caravan park recs around Fraser Coast / Whitsundays?

Hey guys, planning a coastal road trip with the family up through QLD in a few months and trying to lock in the stops. We have young kids so we need places with decent facilities where they can burn off energy, otherwise driving is going to be an absolute nightmare.

We’re definitely doing the Fraser Coast area and then heading up towards Airlie Beach. Last year we stayed at a Tasman Holiday Parks location down south and it was actually great, super clean and the kids loved it. Leaning towards booking their spots for this trip too but wanted to see if anyone here has been to their northern parks?

Also, open to any other good coastal caravan parks or hidden gems along that route that are family friendly. Just looking for places with clean amenities and plenty of space so we aren't crammed in next to huge rigs.

pool builder in townsville did a dodgy job and now my back yard is a mess

paid a pool builder $45k to install a pool in my backyard in townsville. they finished about 2 months ago. looked good at first.

then we had a bit of rain and the whole area around the pool started sinking. like the ground is cracking and theres a gap between the pool shell and the concrete. got a structural engineer out who said theres no proper compaction around the pool shell and the drainage is completely wrong. said its going to get worse.

called the builder and they said its just normal settling and give it a few months. i feel like theyre just trying to wait out the warranty period.

i got a second opinion from another pool guy who said the work is substandard and its going to cost me at least $10k to fix the drainage and compaction.

has anyone in townsville had issues with a pool builder like this. is it worth taking them to qcat or should i just pay someone else to fix it. feeling pretty over it.

Looking at my empties made me realize how much I use (and don't use)

been saving my empties for like 6 months just to see what I finish. and its been kind of eye opening.

I finished like 4 moisturizers, 2 cleansers, and a bunch of samples. but I also have a drawer full of stuff I bought and barely touched. serums I used twice. creams I didn't like. masks that are still sitting there. thought I was being good about using things up but the empties don't lie. I use way less than I buy.

it made me think about how much money I've wasted on stuff I don't even finish. and how much of my routine is just habit not need

I read something from some London aesthetic medicine specialists about skin being revealed not created. it made me think about how I've been accumulating products instead of just supporting my skin.

idk. I think I need to stop buying new things until I actually finish what I have.

anyone else had a reality check from looking at their empties?

Moving to Australia soon

Been using ZeroWater for a few years here in the US and honestly love it. But I'm relocating to Australia for a stretch and trying to figure out what the water filtration setup looks like over there.

From what I've read, tap water quality varies a lot depending on the city. Sydney seems fine but people still seem to filter. I started looking into local options and read about pure water systems benchtop water filter. Benchtop systems seem a lot more common there compared to the pitcher style we use more here.

Curious whether anyone has made a similar switch or has experience with Australian tap water. Is the TDS generally lower than US cities, or does it vary a lot by region? And do benchtop filters actually beat pitcher filters on longterm cost and convenience?

finally paying attention to body skincare at 45

Honestly in my 20s and 30s I barely thought about skincare. Splash of water, maybe some basic moisturiser if I remembered. That was it. Now at 45 my skin feels completely different. Drier, rougher, especially on my arms and chest. Took me way too long to realise body skincare is actually something men should care about.

Started paying more attention about a year ago. I switched the bodycare products and started using from Leif. Been using a couple of their body products since then and genuinely noticed a difference. Skin feels less tight after a shower, less flaky in winter. Nothing dramatic, but consistent improvement.

Still feel like I'm figuring this out though. Not sure I have the right routine yet.

Anyone else come to this late? What actually made a difference for you, especially for dry skin on the body rather than just the face?

build or buy when moving to miami end of summer

how long do i have before this pipe fails completely

found a small damp spot on my basement wall touched it and the paint kinda bubbled off. called a plumber and he found a pin hole leak in a copper pipe. tiny, just weeping. quoted me 850 to cut out the section and solder in new pipe.

he said its not urgent yet but will get worse over time. i asked how much time and he said could be months could be years which wasnt very helpful lol

i had a similar issue in a rental i used to live in down in wollongong. owner used Top Flow Plumbing Services and they did a temp repair that held for 2 years until they did a full reno. so i know these things can be managed.

for now ive just got a bucket under it and its collecting maybe half a cup a day. should i just get it fixed now or wait and see. also does 850 sound reasonable for a small copper repair or should i get another quote

we've all been there. actor walks on stage light stays where it was whole audience sees it. silence for what feels like an eternity.happened during tech rehearsal last night. not even the first run. like the 4th or 5th. still happened. operator just said my bad and we moved on. that's the thing about this industry. you mess up, you fix it, you move on. no time to dwell.

i've been working backstage for like 6 years now. seen every type of fail. fly system getting stuck. mic packs dying mid-scene. set pieces not fitting through the door. but the show always goes on somehow.

grabbed my tickets to a local production last week. gonna sit in the audience for once. watch someone else stress for a change.

anyone else ever just watch a show without wanting to tear it apart

spent 2 years building a product nobody could find

yeah this one hurts to type. started a small business about 2 years ago. handmade furniture- spent months perfecting designs. sourcing materials, building inventory. thought if i made quality stuff people would just come.they didnt.

i had a website. etsy shop. instagram. posted regularly. still barely any sales.

then a friend asked if i was on google maps. i said im not a local business why would i be

he laughed and said people search for furniture near me all the time

i felt so dumb.

turns out google maps isnt just for plumbers and pizza places. people use it for everything. i set up my profile. added photos of my work. put my workshop address. started getting a few leads. way more than before.

anyone else forget that customers search for literally everything on maps?
