What is rental property like?

I’d like to hear from Sacramento’ians with rental properties, is it easy to rent? I ask cause I see a lot of rental properties on Zillow/ Redfin. Is the market competitive? Is it worth investing in rental properties?

Garage conversion ADU

I am considering converting my 2 car garage to an ADU or JADU for rental income as the cost of living in Bay Area keeps going up. I am curious to learn about experiences, pros and cons, and any recommendations or tips.

I will be financing portion of the build. I will probably need to hire a GC who can do everything from start to finish including pulling permits. The more I read about permit process the more I realize it maybe worth having a professional do it.

My 2 biggest fears are overpaying and GC incompetency as I can’t find much sample work specific to garage conversions in the area- they are mostly remodeling images.

Adding outdoor door to master bedroom for rent

Hi, appreciate ideas. I planto rent out a room in my house preferably master bedroom cause it has a bathroom. But I want to maintain privacy so I want to build a door enter/exit as the room shares side gate wall. This way we don’t see each other.

This would mean tearing down part of the bedroom wall to build a door. I want to know if is worth it??

Is it worth to add a door for master bedroom for rental?

Hi, appreciate some ideas. I want to rent out a room in my house but maintain privacy. I am thinking about adding an entry door to master bedroom (has its own bathroom) where tenant can enter thru side gate- we won’t see each other.

Any thoughts on consumer staples ETFs like XLP, VDC, KXI?

I am a big fan of Costco and Walmart stocks. But I don’t have any consumer staples in my portfolio mainly cause those 2 stocks have done better than consumer staples’ ETFs. Now they are both down I don’t know if I should buy ETFs or just more of those 2 stocks??

Hi all, I have a GardePro trail camera E6 model (w/wifi). It suddenly stopped capturing photos and videos.

It captures photos in “test” mode, but won’t detect motions in live mode. The light won’t show.

I have tried resetting, changed SD card, and emailed their support but no response.

Any suggestions? Thanks.
