Hi! Need help in understanding condo bills/dues or any other tax that needed to be paid.

The unit(28.31sqm) was bought by my late father and the turnover wasn’t clearly explained to us, I’m also trying to figure out (pero fully paid naman na yung unit).

Bali po binabayaran lang namin monthly ay yung condo dues and kuryente.

1. But aside from condo dues, what other regular or yearly expenses or tax should I expect?
2. Are there any other monthly or yearly bills I should be aware of?
3. I also learned about “amilyar” (real property tax / RPT). I’m a bit confused about it. How much is it usually, and what happens if it’s not paid?

Any advice or experience from condo owners would really help. Maraming salamat po.

Preferably:

• sariling CR/sink sana
• accessible sa commute
• okay for solo renter
• safe area

Hello, good morning po. Gusto ko lang sana maintindihan paano talaga gumagana yung Maya XP based sa actual experience ng mga gumagamit nito. Currently I have 591XP po. So curious lang ako kasi parang dumadami na yung posts/comments tungkol sa Maya XP at sa mga tiers like Ultra.

Mga noob questions ko po 😅:

1. Worth it ba talaga yung Maya XP?
2. Mas okay ba siya compared sa MariBank in terms of cashback/perks?
3. Saan usually ginagamit si Maya para mabilis maka-earn ng XP?
   • Bills payment?
   • QR payments?
   • Maya card?
   • Transfer?
   • Savings?
4. Totoo ba yung 100% cashback feature?
   • As in buong amount ba talaga nababalik?
5. Sa mga naka-unlock na ng Ultra:
   • Kamusta yung customer service/support?
   • Ramdam niyo ba yung perks?
6. May nabasa rin ako online na para ma-unlock yung Ultra, kailangan lang daw may laman yung Maya Savings, Personal Goal, and Time Deposit. Totoo po ba ito or mas complicated yung requirements?
7. Sa mga may experience na po sa Maya XP:
   • Ano ginagawa niyo para magka-XP?
   • May hidden catches ba?

Hi guys. May tanong lang po ako about sa process at requirements kapag ipaparent yung condo unit. Hindi ko po alam if dito din yung right na community para pagtanungan. Pero need ko po ng help/advice. Maraming salamat.

Own property po namin siya na namana pa sa Tatay namin. 1BR with CR. Fully furnished na rin po siya (may Aircon, Refrigerator, 55” TV, at Washing Machine). Wala lang po siyang parking space, unit lang talaga.

Location: QC / Sta. Mesa area.

Napagdesisyunan po ng family namin na iparent na lang siya kasi kailangan po talaga ng additional income para sa pagpapaaral ng kapatid ko sa province. Medyo tight po kasi financially—minimum wage lang po ako, and kinakabahan din po nanay ko kung saan kukunin yung pangtustos. Kaya ito na po yung napag-usapan namin as a family.

Honestly, wala po kaming idea kung paano yung proper process ng pagpapa-rent, kaya sana po may makapag-share ng experience or guide sa mga nakapagpa-rent na ng unit nila.

Mga tanong ko po:

1. Ano po mga requirements / documents na need ipasa para maipa-rent legally yung condo unit?
2. May mga kailangan po bang permits or registration kapag nagpaparent? If yes, around magkano po kaya usually?
3. Mas okay po ba long-term rent or short-term (Airbnb type) given na maraming students/nurses sa area namin?
4. Ano po kaya yung reasonable monthly rent ngayon sa QC / Sta. Mesa area 1BR fully furnished?
5. If maghahanap po kami ng tenant, okay lang po ba direct owner-to-tenant lang? Parang mas preferred po kasi ng Mother ko na direct na lang. Medyo wary lang po siya kung may “special process” ba or possible “kickback” kapag dumaan pa sa ibang tao/agent. Ano po masa-suggest ninyo?
6. Ano po usually rules ninyo sa tenants (house rules, deposit, contract terms, etc.)? Required po ba talaga yung written contract?
