Cheapest Neighborhood, Apt, Subdivision to Live in, with no regard to crime rate/safety issues?

I'm desperate. My budget is no more than $1000 for a 1bd or a studio. I work in Downtown Miami, but I don't mind the drive. I don't care if it's in the hood and there's ski mask bandits. I just need affordable options.

Question for My Readers: how do we feel about first person vs. third person in spice-heavy novels with black FMCs?

I just want to check the temperature of reading interests. I'm writing a novel about a black fmc who is going through a sexual awakening with her would be future love interest...but I'm not sure if I'm doing it right.

It's dual POV, but I'm struggling. I know what I want out of my FMC and MMC in the story, but I feel like she's better fleshed out in first person, while the MMC is better in third person b/c I'm not sure how to narrate the MMC without sounding corny.

What do YOU like out of your romance novels that have a premise like this? What do you NOT like? What would you like to see that isn't present very often?

My target audience is black women but I know we're not a monolith. I don't know where else to ask but the women in my life, here, and unfortunately LSA, which is honestly its own Black Mirror episode and I'd rather avoid it :/ I am also weary of Facebook and it stays on deactivated so IDK, here I am on Reddit lol.

Have you ever written your novel in first person, then rewrote it in third person? Or maybe just several chapters to compare and contrast?

What were some positives you noticed? Some negatives?

I'm writing a romance novel that's very explicit (sexual awakening for the fmc is a major theme, and the reintroduction of sexuality for the mmc).

I am biased toward third person because I do like that the voice can be neutral, and I can express other character's facial expressions, the look of the environment, etc. But in the recent years, I've only ever enjoyed it for novels with a large, recurring cast and varying story lines (example: The Battaglia Mafia Series). Oh, and Maureen Smith's contemporary romantic suspense novels.

I think the only first person POV novels I loved from back in the day was Interview with the Vampire and the Coldest Winter Ever.

So far, I have written it in first person and I am enjoying it from the fmc's side, more than through third person. Not sure why because my fmc is someone I'd roll my eyes at in real life lol.

I'm finding more difficulty writing the mmc's pov in first person. I feel that he sounds corny and inauthentic. I do try to use differentiating language between the two, but I don't have it well defined yet. This is where I'm struggling. I also have severe anxiety and ADHD and I've tried to use outline guides but I HATE them. I actually loathe them and I don't understand why. They get me frustrated.

I'm just looking to pick brains. So many of you are so knowledgeable and confident in what you write. I truly wish I'd started this a decade ago lol. Self doubt be damned.
