Accepted an offer, now they're wasting my time

Offer was full asking price. No contingencies, no inspection, 9% down for earnest money deposit

We accepted. Still no signed contract weeks later.

Now they're asking to put down only 2%, and maybe do an inspection.

Should I just move on, or is this typical behavior? Feels like they're not serious

Selling my home and buying a new one have broken me

I just can't take the daily never ending stress anymore. I've been living in this home for 8 years, but we're outgrowing it. The taxes are too high (NY) and it's just getting unreasonable to keep struggling it out here. We decided to sell, and use the proceeds to buy a new home cash down in NC.

We are both autistic and have an 11 year old autistic son, and a 7 month old baby. In just this past month ive packed 70% of the house, fixed up a bunch of things, painted many areas, handled all the research on home buying, and juggled all these damn showings.

I have to clean my house every showing. There's been 18 showings in the 16 days it's been on the market. Some days there was up to 3 in a day. I had at minimum an hours notice sometimes. So i have to basically keep my house show ready at all times while living in it with 2 kids and 2 dogs. This has wreaked HAVOC on the babys nap schedule and he's been so cranky.

I also have a pretty concerning anxiety disorder so i feel this uncontrollable urge to ensure the home is spotless every time. I can't help but go around and stare at every nook and cranny to ensure its perfect. Its exhausting. I have no predictable downtime and feel on edge knowing i can get messages at any time that i have more showings coming up.

I've been so stressed that i wear my noise canceling headphones practically all day. I dont even know why anymore it just sort of helps me feel regulated. If my son cries i get beyond overwhelmed and I've had no patience for anything. I spend all my free time glued to my phone searching zillow, watching things on youtube about the area in moving to, talking to gemini about my dumb questions i want to ask my realtor but know i'm being dramatic, and stare at walls. I can't function normally right now and every day is like blending together.

It's like torture waiting to hear back about an offer i recently accepted. The contracts were sent out today, so the end is in sight hopefully.. but i still need to wait until Wednesday for it to be my time to sign. The unknown and fear of things falling through is killing me. I just want it to be set in stone so i can go down to NC and look already. Then i have the fun of stressing over finding something in just a few days, and getting closing dates lined up right.

Theres so many things that can go wrong. The buyers waived inspections though, for god knows why.. so thats a lot off my shoulders. Ahgh^!^

Curious if I should hire a new realtor

My home is in a very hot sellers market. It's been listed 18 days and had 17 private showings. Back when it was first listed, the pictures my realtor's photographer took were abysmal. A few were okay at best, but none were great and all were heavily altered misrepresenting my property big time. I asked him if he could use some different photos, but they never sent anyone out to take more. I ended up taking some myself and asked him if he could use them.

Outside of that, i was told according to comps ect. that my house should be worth 610k even with whatever issues it may have. They said they priced it "accordingly" and would have gone up if these issues werent present. They even told me to expect people to bid above asking. I was fine with their strategy, so that was that.

The only check ins are to tell me when tours will be. Great, so I thought all was going well since I am having a ton of showings.

About a week ago we did have what was practically a full price offer, but it fell through after accepting for reasons that had nothing to do with my house before they even ordered inspection. After this happened, i was told to lower the price of the house by up to 25k.. Mind you, we haven't even had an open house yet and this person JUST gave us a full price offer. I felt it was extreme, and said no. I want an open house at least and i feel the house is totally right on track with comps. Every other house in my range is in need of cosmetic overhaul in major rooms such as the kitchen or bathrooms, and mine is updated and gorgeous. It just made no sense to me.

So anyway that happened around a week ago, and ive been making a whole bunch of little repairs and facelifts here and there since. Packed a bunch too so the house is much more empty. I really want to just host an open house with the price where it is and go from there. If not, i dont mind dropping it a little, but not 25k..

My realtor from the start to now hasn't done anything except come once when we first met, list it on mls, and make a fb post. I know it hasn't been on the market long but i have a feeling he thought the house would sell itself and it was be easy money with minimal effort, so thats why hes dragging his feet on taking new photos and having the open house. Like I just feel half his job if not all of his job is marketing, but i just dont see it.

So am i being a total pain or am i on to something here? I know i can just end my contract with them and move on but i cant help but worry im being dramatic and they're doing nothing wrong. I've never sold a house before so i dont know what they're really supposed to do.

Dealer i traded in with 4 months ago asked me to sign something for driveway.com

The toyota dealership i traded in my jeep with is selling the car to driveway.com, and they called asking if i could come get a paper, take it to the bank, and sign it in front of a notary. I have no idea why i'm needed for their transaction. I told them i'm not doing all that, but why would they even do this? The guy was really vague and just told me essentially "i dont know my manager just said we need you to do this."

Neighbor harassing me while trying to sell my home

So to preface this, i'm a 30 something year old woman with an 11 year old, and a 7 month old baby. My house is for sale and i'm having showings almost every day this week, so i pack up my kids and 2 doggos and drive around the corner like 100 feet from my house so i can juuust see my house. We can't be present at showings, which includes being in the driveway or directly outside the house, but i need to be able to see when they leave so i can go back home.

So there i sit, broad daylight, ever so menacingly with my windows open, music on and car idling. Tops maybe 20 minutes each time, usually more like 10. I'm nowhere near anyones driveway, and in front of a big open patch of empty yard. I've lived here 20 years, and know all the neighbors whos houses i'm closest to. They all know its me and never bother me, obviously.

So today i'm there again, and after sitting for not even a minute this car with two old people pulls up in front of me, essentially blocking the road, and pulls out the karen favorite iphone to take a picture of me. I ask her if she needs something, but she keeps taking pictures. I pull closer to her car, and ask again, what her problem is. They call ME a karen immediately for getting mad they were taking photos of me and my children, and go on a rant about how DARE i sit in the road in front of their house every day for the past 6 days. So now i'm just straight up confused because like I said, i know the neighbors and the person who's house i was even remotely closest to. It wasn't them. After telling them the totally reasonable reason why i'm sitting there, they keep going off on me.

When they finally give up and realize i'm not doing anything wrong, they drive away to their house i was apparently in front of.. 3 houses down lol. A good half acre yard each, so i'm nowhere near their house. Just nosey ass karen neighbors looking to complain about something.

Why are people like this? What ever happened to noticing something and, i dont know... inquiring like a normal person? Like just walk past my car like all the people who walk the roads of the neighborhood do and.. ask? I can understand maybe if i was acting suspiciously or was a seemingly creepy individual, not like that makes it any better, but thats sort of how boomers think. But no, just a young mom with a family suv hanging out and not bothering anybody.

Just for clarification- its a suburb, no HOA, not a private community, and I sit there with my windows wide open so if they wanted to ask they definitely could have. Just such an aggressive approach and now i'm annoyed and stressed on top of the stress of all these last minute home showings.

My real estate agent keeps using stupid heavily altered ai photos for my house. What should I do?

My agents pissing me off. I get wanting the house to look good, but this is straight up misrepresentation. We're still in the process of packing, so our basement still has some decor in it. It's not even like her ai picture got rid of the clutter? It added more just made it look may too unreal.. The outside pictures change my fence, which has some wear to the paint to look completely perfect. It changes my deck color.. I dont want people thinking they're getting whats in these stupid pictures but they show up and see my regular house. I completely understand ai staging, and i wouldn't care if it was altered SLIGHTLY to be more aesthetic, but this is just.. yikes. Anyway i do like her otherwise. The rest of the pictures are nice. She just keeps doing shit like this and when i send her pics i take she never replaces them. My house has only been listed like 2 days and weve had 3 showings already. I'm so anxious were driving away motivated buyers by her crap. Do you think i should negotiate to lower her comission for potentially setting me up for a misrepresentation lawsuit or prolonging my move? Or just drop her? I feel like dropping her may be dramatic

I had a baby a few months ago and am trying to get out of my sweats or oversized shirts for the spring. Are these dresses a proper style to hide what's essentially a squareish, curveless body? I'm heavy in the stomach so i'm trying to cover that area without looking like I'm wearing something too big. I'm also curious if this is too much chest to be showing while walking around with two kids at a park or something 😅 Thanks in advance!
