We recently moved into an old house wit very thick walls. The router is at one end of the house, in the living room. Outside the living room, there is basically no WiFi.

I've installed a TP Link Deco Powerline mesh, three units, which make the internal WiFi fine (not excellent).

I've got three external Ring Spotlight Camera, two at one end of the house, one at the other, but the connection is so intermittent. More often than not, live view doesn't work. The cameras have an RSSI of between 45 and 65 at varying times, but I'd say over the last few days they are offline more than they are online.

I've set up the deco for use with Ring turning off all the options that are recommended online, going for 2.4hz only etc, but they're basically currently a waste of time.

Is there anything I could do to improve them or do I need to be looking at a completely different system? Thanks

As per the title, we haven't exchanged yet (it is imminent, should have been yesterday afternoon...), and complete on Friday. It's only a chain of two houses.

Our buyers are coming from Hong Kong and are cash buyers. All through the process they've been pretty awkward, they originally wanted to buy the house fully furnished, with all of our stuff, for the original asking price. Obviously we didn't agree, but did agree to leave some bits (rangemaster cooker, smeg freezer, dishwasher etc), which irked me a bit, but at the time it seemed good to sell to cash buyers due to the situation with the house we wanted to buy.

They've been constantly getting in touch (through the EA), wanting us to leave stuff (for free), dining table, wardrobes, desks, beds, summerhouse etc and we've said no, other than some things that we gave a price for, which they then kept trying to haggle.

Now, on Monday afternoon, our EA gets in touch saying they want to come and look around, but we're not sure why. The house isn't in a state for any visitors, let alone the people who are buying it! Boxes everywhere, stuff piled up, walls repaired where things have been removed - it's all very topsyturvy. We've said no, we're not in a situation for them to come around.

Is this normal for people to want to look around so late? Should we be worried?

We're in the process of boxing up to move out, taking pictures down etc. Some small parts have been damaged when removing hooks, is it reasonable to just fill these holes? Presumably it's not required to paint over the filler?

We've just instructed our solicitor to do the searches - how long does this usually take?

Presumably it is worth waiting for the searches to come ok back before the pay the £800+ vat for the level 3 survey?

I'm just wary of delaying this further, but also don't want to spend nearly £1000 on a survey if there are issues with the searches...

We've had our offer accepted on a cottage and looking for information about surveys. We think we're likely to go for a Level 3 survey, but is it something we need a specialist to carry out due to the property type?

Our mortgage advisor told us yesterday that our lender offer a cut price Level 3 survey (she seemed to think, off the top of their head it's around £850).

We've no idea what this should cost and just looking for some info. Thanks. (we're in England)

Over the last week or so I've had lots of advice on here regarding a house we were buying. It was priced offers over and basically at the top of our budget. We were told there was another party interested and it was going to best and final offers.

I was dubious about other offers, but the estate agent gave us written confirmation of the other bidder (not that this actually means anything). We increased our offer, based on what we can afford and sent a letter to the vendor explaining why we loved her home.

We were told the vendor needed to sleep on the offers, which made us think it's not just about price.

Had a call this morning saying we got it! We're so happy! Went into the estate agent this morning and he said he thinks it was the letter that did it, which again makes me think we weren't the highest bid.

After days of feeling so anxious about it, we finally have a home we never thought we would be able to have. Thank you everyone for your help and advice

Is there some kind of law they have to follow? We looked at a house yesterday, it's on offers over £450k. At the time (6pm yesterday) we were told there were no offers but viewings booked for Wednesday.

We rang this morning to offer and we've been told there is already an offer, but they can't tell us how much for so we need to offer what we think the house is worth. We're gutted because we want it, but its the top of our budget and we can't afford to get into a bidding war.

Do we need to just walk away?

Yesterday we viewed a 2 bed bungalow in a village we want to move to. It's listed for £375k, which seems a bit pricey for the size and the amount of work that needs doing.

Looking on zoopla it last sold in December 2025 for £355k - have prices really gone up that much so quickly?

So, around 8 weeks ago we offered on a house. It was on for £425k and we had an offer accepted at £417k. This was accepted on the proviso ours was sold within 6 weeks. This week we have accepted an offer from a cash buyer for full asking price for ours.

The one we offered on has solar and a heat pump (which was installed in June 2025), but the house is being sold by the (grownup) children of the elderly man who has gone into care, sadly. It's their family home and they've owned it since the 70s. It needs a full renovation.

When we put the offer in, we asked for all the paperwork and heatloss calculations for the heat pump and the info for the solar. I know nothing about this stuff, but a close friend installs renewables, so he knows all about it. I took my friend to see the house last week and there are some major issues with the heating and solar - the pump is too small for the house, the inverter is a 3.6kw for around 8kw of panels etc. He estimated (including adding batteries) approximately £20k to put things right, including a new pump, rads, pipework, inverter, batteries etc. It's been installed by a local company we have had issues with in the past and they are just cowboys. My friend tells me they've basically done all these things to be able to rip the guy off.

The sellers are saying it's all fine and it's within regulations, they have the paperwork etc. They don't seem to grasp what we are saying. We've revised our offer to £400k but we're fully expecting them to say no, so we will pull out.

The issue now is we have to find somewhere and there just isn't anything on the market. We're not hugely fussy but we want to move to a village (we're in Warwickshire). We want somewhere as quiet as possible and happy to do a full renovation. We're now starting to panic that we will lose our buyer but dont want to just rush and buy anything.

Tldr: we've sold, now struggling to find anything. What can we do?!

Hi all, i'm completely clueless when it comes to solar etc, but a house we have had an offer accepted on has solar and a heat pump.

A good friend of mine is a heating engineer who specialises in installing systems and came to view the house with me, he has a few concerns - I wanted to get additional insights.

Its a 3 bedroom detached house, 134sqm. It has 18 panels installed on a south facing roof. There is an inverter in the loft (which has been pointed out that this is very unsafe?) - Sun Synk brand. There are no batteries installed.

There is a Logic Air 10kw +7C/+35C heat pump installed, which my friend says seems very small for the house. Sadly, the person who is selling the house is an elderly man who has had to move into a care home, due to dementia. The system was sold to him by a cold caller and the family are struggling to find any information out about the system.

It worries me that there are no batteries installed - presumably this just makes the whole system pretty useless during the days the sun doesn't appear?

We've had an offer accepted on a house. When we looked around, we asked the EA what the fields behind the house are used for, she just said 'horsey things' - the houses along the the left of the fields in question are huge and have stables etc, so it made sense, but looking at a photo from another listing, the field in question doesn't look like it's well kept compared to the others. Is there any way I can find out what it's used for, or if there is anything planned for it. Presumably the searches will highlight if any building is planned for t
