How to stop saving and live in the moment?

Hi all.

I am wanting to get out of this save save save mentality and just start spending and living in the moment.

The main drivers are

  1. My parents are in their 80s with a few recent health scares (but all good now) - who knows how much longer they will be around.
  2. Kids are aged 0 and 2.

I will be paying for everything as my parents are broke, and my wife doesn't work anymore since we had children (which we are both very happy with).

As of recently I have started earning around 300k - 400k depending on number of days worked (this was only recent). My income is scalable depending on days of the week worked and location and I could go between $100 and 500k depending on how many days and location I want to work in. I did do 6 days a week for some time and the money was great, but I was missing out on each stage of my child's development quite a bit.

I have one property worth 1.8M with 1.3M left on the loan.
And 220k in the offset.

For example:
- Considering taking the family on a holiday (60k) whilst my parents can still travel.
- Buying a new car with space for everyone (80k) so we can go on road trips together (i.e. 7 seater with enough safety and convenience features that would make it easy enough for my wife to drive a big car).
- Dropping down to 4 days work for a while to spend more time with kids
- Living overseas for a little while (e.g. few months a year) before the kids start school (I can work remotely if needed for a few months of each year, albeit with a bit lower pay) so we can engage the kids in my wife's culture / language.

I would appreciate any advice from people who have been in a similar situation and anything they did or did not do, and if they have any regrets with their decisions.

Job security isn’t an issue - can pick up where I left off etc.

Expenses are pretty low so far, as we had a household income of 45K between my parents and I when I was in uni. Things have been much easier since finishing my qualifications though.

- Buying a new car with space for everyone (new Kia Carnival is 75k) so we can go on road trips together (i.e. 7 seater with enough safety and convenience features that would make it easy enough for my wife to drive a big car).
- Dropping down to 4 days work for a while to spend more time with kids. Won’t get this chance when they are in schoo.
- Living overseas for a little while (e.g. few months a year) before the kids start school (I can work remotely if needed for a few months of each year, albeit with a bit lower pay) so we can engage the kids in my wife's culture / language.

I would appreciate any advice from people who have been in a similar situation and anything they did or did not do, and if they have any regrets with their decisions.

RentVesting: How much notice to give tenants before I move into the house.

Hi all,
Own a house in the city.
Been rent vesting for a bit and living rurally to save cash. Rural income was the own way we were able to even buy the place.

Due to family reasons, time has come to move into the house next year.

How much notice should I give the tenants (not asking about minimum, I am asking how much to make it smooth)? They have been pretty good tenants.

Should I do anything else to make it easier for them?

I was initially thinking of buying a new separate PPOR and letting them stay in this house before I move back into the city, but with the marking going south that is no longer on the cards.

Property managed via a real estate agency.
Lease still has 6 months to go at $1300 a week.

EDIT: Have to post it because about 10 people below told me I can't kick them out early. I am not sure where anyone even got that idea that I want to do it, I never mentioned that and as it's not even legal. My question is how early to tell them I won't be renewing the lease - balancing giving them enough time to find a place and me not missing out on too much rent with an empty house if they leave early. Apologies if not clear enough in the initial post.

Skin: SCC margins - when is re-excision required?

Hi
I am a reg starting to do a bit more skin.

I am a bit unsure when a lesion requires re-excision due to inadequate margins and was hoping someone could provide me with some guidance / education on the subject.

I know for an SCC we aim for a margin of 4mm during excision.

But what happens if the margin (on histology) is less than that?

FWIW I have asked my supervisor about this topic, but am still confused, as she just says if the histology comes back < 4mm margin to re-excise - but this seems to conflict with some things I read. I have also tried looking it up but am struggling to find anything conclusive.

When do we do re-excision to achieve the 4mm margin (is the answer always?) and when is it appropriate to e.g. monitor and see if anything re-occurs?

Here is the histology of a recent excision I did for example, showing the deep margin was too little:

Right lower leg - anterior:
A 34 x 13 x 5 mm skin ellipse with a well defined cream plaque 6 x 5 mm. 1A 4TS.

Moderately differentiated squamous cell carcinoma which invades mid dermis to a depth of 1.7 mm. No perineural or lymphovascular invasion is seen. The deep margin is 2.0 mm and closest radial margin 5.6 mm.

What does metro vs rural GP look like?

I understand rural GP will see a lot of everything so it might not be as boring.

How about metro GP?
Are they limited in their practice?
E.g.
- does a male metro GP never see women's health because of lots of female doctors available.
- or does a metro GP never do skin surgery due to skin clinics being easily available?

Anyone bought a car from a dealer and got it shipped before? How did it go?

I live in a rural town, 10 hours from any major city.

Wanting to get hands on a Kia Carnival as family now has 6 members.

Ideally I would buy it from a dealer in Brisbane.
I have a good pre purchase inspection mechanic I have used many times who I can trust for the inspection.

Just after any other advice re blind buying / buying only with photos and not having seen the car before.

Any traps to avoid?
Will do the usual like check PPSR etc.

Police called me for inspecting a house.

I was in this crappy suburb in Logan.
House was for sale. Drove by Sunday morning 10am just to see how the neighbourhood was. Parked on a public road in front of the house for around 3 mins.

I am at Officeworks later that arvo and a coppa calls me on my mobile phone.
Says a lady living next door thought I might be casing the place?

WTH!!!

Then he mentioned she is in a DV relationship previously and wanted to make sure it wasn't her ex-partner or something.

My windows weren't event tinted though.

How much am I up for - for roof re-flashing / re-pointing?

Hi all.
I am RentVesting.

Have 2x leaks in the property I own.
Took like 2 months for the real estate to get the plumber in to inspect it, so I figure it might also be quite a wait for a roofer to do the quote.

Anyone able to give me a range of how much money I should be putting aside for the below.
1k? 10k? More?

Leaks:
One in a bedroom (upstairs) and one in the laundry (downstairs).

Plumber inspection:

Roof leak in bedroom five.
Accessed roof and assessed roofing above leak in bedroom five. Found flashing underneath the valley iron that had been bent back in allowing water to pool and run back over the flashing. Adjusted flashing to prevent water from running back over it however flashing under the whole dutch gable looks compromised and should be replaced.

Staining on ceiling in laundry.
This is on the bottom level as far as I can tell. No plumbing runs along inside the ceiling cavity. Assessed roof above the laundry which is above living room on the top level. Found a flashing running along the gable which has been compromised. In my opinion sheeting on the gable should be removed and flashing replaced. Recommend engaging a roof tiler to re-point and replace the flashings.

Are brokers worried about a downturn in the housing market? What plans are you making for a possible drop in income?

I am interested in property.

On the ground - way less interest, sellers more willing to neg, more auctions passing in, no huge rush to make offers anymore, listings taken down and being relisted with other agency, stock sitting on market for much longer.

As a would be investor - the negative gearing being removed makes it not as easy a choice anymore.

How are you guys going? Much downturn in business? Are you supplementing income in other ways during slow times? Have any left the industry?

Nurses Midwives Health vs Union Health - who is everyone with?

Hi all,

Looking at getting private health to cover a future pregnancy hopefully.
Also looking to get a separate bronze cover for my husband to avoid medicare levy surcharge, but that can be with a different provider.

Union Health Silver+ Family Hospital $206 per month seems to be cheaper Top Hospital GOLD $289 per month.

Just wanting to know which of the above two people recommend?
And if either have any nasty suprises?

Didn't have child on our private health - am I up for the full medicare levy surcharge?

Hi all.
So I did something stupid.
Had private health insurance for wife + me to avoid the medicare levy surcharge.
I forgot to put our 1 year old on the policy.

Only realised after a redditor pointed that out (thanks DryBeach).

Q1.
Does this mean I have to pay the entire MLS this tax time for like x3 people? Or is it calculated per person?

Q2.
Is it calculated based on combined my income and wifes income or just one person's income?
I.e. I work full time and my wife doesn't work at the moment.

All on me for not knowing the rules, but I feel like I just wasted $250 per month on the hospital cover which we only got to avoid the MLS.

You may have to pay the MLS if:

  • any member of the family did not have an appropriate level of private patient hospital cover, and
  • your income is above a certain amount.

How to balance 3x Languages.

Hi all.

So my family set up is as follows.

We live in an English speaking country. Kids are age 1 month and 1.5 years.

Myself:
- English (native) + Language A (daily conversation only / basic level) + Language B (very basic spoken, but much better at reading and writing).
- I am intensively trying to learn Language B but it is a work in progress.

Wife:
- English (native) + Language B (native)

My parents (who live downstairs so kids see them a lot):
- My dad: English (poor) + Language A (native) + Language B (native)
- My mum: English (poor) + Language A (native)

I do want my child to know Language A and B so he can be connected to both cultures, but language B takes priority for us, for personal reasons.

Currently what we are doing is

My wife speaks to our kids only in language B.
My parents speaks to them only in language A.
I try to speak to them in Language A but struggle at times finding the right words, so do speak to them in English at times when I can't find the sentences.

Is this what we should be doing?

Also should I be speaking to them in more English so they aren't behind at school?

Recommend me a private health insurance policy for pregnancy?

Hey all.

I am 30, so is my wife, and we have 2x young kids.

Currently only have bare minimum private health for tax.

Wanting to change over to a policy that includes pregnancy for my wife.

The only other services we use a lot are 6 monthly dental and optometrist every year. Thankfully, we are both healthy at the moment and don't have any other medical concerns.

Q1. Could anyone recommend me which private health policy you are with?

Q2. Is it worth getting a couples policy or should I make my one a cheaper one and get her Gold coverage i.e. separately?

Q3. Do you get a policy that covers your kids? This is a bit foreign to me, as the first time I took out private health insurance was for tax, and grew up pretty broke so private health was never a thought. Is it necessary?

Also FYI - we both work in healthcare. We do understand what the pros/cons of private insurance for maternity are (and what it can offer and when it is useable). Although not required for everyone, it is something we want.

Back when I had more time on my hands I used to go into depth and spend days comparing policies (or other purchase decisions) - but I question whether all that time was actually worth it. If anyone is kind enough to suggest which policy they are on that would be great.

Could a +++ experience GP ever know more about a specialty than a specialist?

Say a rural GP with 40 years experience. Would it be possible for them to know more about say e.g. Gen Med than a newly fellowed Gen Med consultant?

Or would it be possible for them to know more about diabetes management than an endocrinologist?

Or say an ADHD only GP and end up knowing more about ADHD than a psychiatrist?

How about if they also covered the hospital as part of their GP job?
Or would they just not be exposed to certain things.

How about we broaden it:
- could a General Surgeon be better at a specific area of the body than the relevant sub-spec surgeon?
- a Gen med consultant know more about another med-spec? Assuming this was a senior gen med consultant with decades of experience vs. a new subspec fellow?
- would a cardiologist know more about nephrology than a GP?

How much do you learn from training vs post-fellowship experience?

Found out my consultant is a reddit troll.

I found my consultant's reddit account with 99% certainty.

He is a great cardiologist and seems like a stand-up bloke in real life, completely normal.

Regs, RMOs, nurses all love working with him. Excellent teacher, just someone everyone likes being around. Makes it a point to make med students welcome and check to see how his juniors are coping, getting home on time etc. That type of person. He also seems to have a beautiful young family so I know he isn't bored at home.

But he is a full-on troll on reddit.

He will post on AusPropertyChat how bad tenants are, then post on ShitRentals the same night how bad and greedy landlords are.

He will make clearly ragebait posts on some of the Australian political subreddits, at times supporting / disparaging each Libs, Labour, Greens, One Nation depending on what night of the week it is.

Some days on AusFinance how we need to give first home buyers a fair go, and other days how owning a house is a privilege and not a right, and that renting is a viable option.

On NursingAU how stuck-up doctors are, and other days about nursing scope creep.

You get the drift - just straight trolling.

I can't seem to hold a straight face when I see him anymore.

Should I say hello to him using his Reddit username tomorrow morning?

Properties failing to sell, being pulled down and being relisted with a new agent - how to track?

This property sat on market 2 months, failed to sell, removed and re-advertised new under a different agent. I only know as I inspected it during the old listing.

How come the old "for sale" doesn't show on REA.com history?

Is there any property aggregator that tracks all the historical listings?
