Exterior Paint Recommendations Please

Home is in Pacific Northwest in a neighborhood with mature ponderosa pine. Recommend some colors for trim/fascia, body and garage door/pillars/front door. Likely using Sherwin Williams paints.

Body color: We are leaning towards something on green or blue spectrum (not sure if we want lighter or darker)

Garage door/pillars/front door: possibly lighter orangish/golden stain (idk)

Schlage Encode Plus vs Schlage BE365

Just bought a new home and looking to replace the front door lock. My wife likes the convenience of electronic, but I don’t think I want full WiFi enabled as it may run through batteries too fast and offers worse security.

Which do you recommend?

What to do with color of cabinets and flooring??

Would love to know your recs. Considering cabinet refinishing and/or floor refinishing.

Floors: Stained maple
Cabinets: Honey Oak

Planning to add hardware and soft close hinges the cabinets.

Most expensive option/original plan: Refinish maple floors to natural pale blonde color and refinish cabinets to white + add hardware

Other considerations: leave floors and cabinets as is and just add hardware? Leave floors and refinish cabinets to white? I think refinishing floors to natural maple and leaving the oak cabinets would potentially be too light/blonde throughout?

Maple Hardwood vs LVP

Recently purchased a new home with half carpet (upstairs) and half maple hardwood (downstairs)

We have a 45 pound dog and a kiddo under 1 year old right now. Would you pull it all and go LVP or keep the maple and replace the carpet? I have a hard time pulling quality hardwood for vinyl.

What flooring to go with!?!

Hello all!!

About us: first time home buyers, we have an 8 month old kiddo and a 50 pound dog (11 years old).

Current flooring: ~700 square feet pale/blonde carpet throughout downstairs office, stairs and all of upstairs (except bathrooms), ~700 square feet 5/8” maple (mostly in good shape and can be refinished) downstairs, ~300 square feet beige tile in bathrooms

Original plan: replace all flooring except bathrooms with LVP. My wife wants the carpet pulled as she does not like how it shows dog hair and feels dirty to her.

Conundrum: it feels somewhat heartbreaking to pull a nice hardwood floor in lieu of vinyl, though the vinyl may ultimately be lower maintenance and better for having a young kiddo and dog

Question: what do you recommend we do with flooring given our scenario?? We have considered adding maple flooring in downstairs office, stairs and upstairs hallway while keeping carpet in bedrooms and tile in bathrooms. But would we just destroy the wood floors and ruin their value? I would love to know what you all recommend!

2:1 Buy Down vs Price Reduction with seller credit

Hey all! I would love some insight/recommendations. Which option is smarter/more valuable.

First time home buyer. After closing costs are covered I will have roughly $12,800 seller credit. Home cost is $685,000. Interest rate: 6.5%. 30% down.

Which would you recommend and why:

  1. 2:1 Temporary buy down. Would save $601/mo in year one and $308/mo in year two. There would be a remaining $1400 that we could use towards 2 year home warranty as home is 20 years old, may need new HVAC. Though I don’t think I would buy home warranty if it wasn’t covered by seller credit. This Could be beneficial to allow my wife to pay down her loans more in year one and give us a bit more of a buffer to save in first 2 years (though we can afford it without rate reduction).

  2. Ask for Price reduction of $12,800. Or possibly try a 1 year home warranty for $800 (just to see how it works) and use remaining $12,000 for price reduction. This would save us roughly $80/mo on mortgage and obviously give us more home equity if I keep down payment the same.

Showdown: WiFi/Remote Heater vs Built in Controls for electric heater. Which do you prefer and why?

Would love to know what you all prefer between WiFi/remote controlled heaters vs Built in controls. I understand the convenience factor of WiFi enabled, but there seems to be higher electrician/installation costs and more to break/dysfunction.

Worth it? Would be buying with seller credit. In Oregon

Hello!

First time home buyer. The house has some impending repairs. 20 year old home. 30 year roof which may need replacement in the next 5 years. However, hot water heater, furnace, AC are all in working order and have been looked at by an HVAC specialist- but are 20 years old and will likely need replacement in the next several years.

Would you buy home warranty with seller credit? Otherwise, we could use all of credit for better rate buy down/temporary buy down options.

Sauna kit: Backyard discovery Bennett vs Sweat Kingdom Summit

I am curious if anyone has experience or recommendations between these two sauna kits/companies. Backyard discovery is sold at Costco and is a lot cheaper, but uses an off brand heater which I’ve read may have some issues. I live in PNW, so I am looking for some durability.

Lowest Percent Loss Yet Enjoyable??

Hey everyone! Just finished a solid roasting session on my Fresh Roast SR800. I had taken a 3 month unintentional hiatus due to some life tasks. However, yesterday I overshot my targets just a bit, so I was more aggressive to hit lighter roasts today but the pendulum swung too far lol…

Anywho, I’ll just call this mistake an ultra light Nordic roast. Ethiopia West Arsi Washed, came out at 9.3% weight loss. Super fast and hot roast, 25 seconds of development. I suspect it will probably be undrinkable and underdeveloped. May have to rest it for months lol…

What’s the lowest percent weight loss that you all have enjoyed??
