70-year-old Steven Dana was charged with attempted murder and pleaded not guilty at Framingham District Court on June 4 and was held without bail pending a dangerousness hearing.

Edit: He was released today on $7500 bail after a judge deemed him not dangerous.

Do I need a buyer's agent if I've already found the property I want?

I've identified a seasonal rental/second home investment in a vacation town where I already own property. The seller has it listed with an agent. I've toured it and I'm ready to move forward.

I've bought several properties before, but always used my own agent. This time I'm wondering if I actually need one. I'm not looking to explore the market or see other properties — this is a specific property that appeals to me and I want to make an offer.

Do I need a buyer's agent, or can I go direct? And if I go direct, should I hire a real estate attorney to handle the purchase?

I own one unit in a two-family home in New Jersey, and I am considering selling it to the owner of the other unit in the building. He has expressed interest in purchasing it. What would you recommend for selling it either without an agent or with an agent at a significantly reduced commission or fee? Thank you!

The Sixers shouldn't be taken lightly. Maxey, Embiid, PG, Edgecombe, Oubre, and Grimes are a formidable six-man core. Fortunately, the bench is thin, and two of those guys are old and banged up or with a history of injuries. I predict the Knicks will win in five, but it will be a dogfight. Here's how they win:

  • Play intense, relentless defense. Please play with the defensive intensity that we saw in games 4, 5, and 6 of the last series.
  • KAT and Mitch cannot be in foul trouble. They're too important. No dumb fouls. No Mitch retribution against Embiid. No offensive fouls by KAT.
  • Push the pace. Get into the offensive set fast and keep the Sixers on their heels. This isn't just about being in transition. It's about attacking before Philly can set up their defense. Embiid is decent once he can set up down low. Plus, pushing the pace wears them down.
  • Get the ball out of Brunson's hands on the way up. When Jalen brings up the ball, they tend to put pressure on him, and then he dribbles too much once he gets in the half-court. Let Josh or Mikal bring it up, hit KAT early, and let it flow from there.
  • Never play without both KAT and Brunson.  No lineup should have one without the other.
  • Josh, please take open threes. If the Sixers leave Josh open, he needs to just shoot. PLEASE.
  • Start Mikal on Maxey. Maxey is a step too quick for Josh and OG. Bridges, Deuce, and Shamet can rotate covering him. Keep him uncomfortable.
  • Get Shamet going. He'll see more time in this series than Alvarado, and he's a much better shooter at home. The Knicks need floor spacing, and Shamet provides it. He might also be a useful guarding Maxey.
  • We might see Sochan. Particularly if KAT, Mitch, or both get in foul trouble.
